Leah managed our house sale, we completed in 8.5 weeks from having our offer accepted. Great service and very quick!

This is now a last resort, I'm hoping by writing this review I will get a response from someone at Holden Smith!!

Not only was I told by my solicitor that he's dealing with 140 cases, but I'm now left with having no clue of when I'm going to exchange and complete because they, as a business have been unresponsive for the past week. There's no sense of urgency at all!! Now the sellers solicitor is wondering whether this is a legitimate company at all, and so am I! The seller has now threatened to pull out of the sale, all because my solicitor doesn't care.

From my experience - Do not expect any 'advice' about the property you're buying, my solicitor just pushed paper with no context - do expect a 60 page document about the property that you are expected to dissect and understand; and do expect 3 weeks for this to arrive, and not the 5 days post the search results that SAM Conveyancing report on their website!

If you want a fast house buying experience, my opinion is too avoid! Despite being a cash buyer and the sellers solicitor moving quickly, this sales process has taken 5 long months with most delays caused by Holden Smith; I'd imagine this is due to the amount of cases being dealt with by each 'fee earner' as they called themselves. Just terrible!

Excellent company with sound advice and structure. If you need any help with Business legal advise sale or transfer of assets i highly recomment you talk to them. A smooth and clear transition experience has been our exprience of using HSL and i would not hesistate to use them again,

Further to my review of May 13th 2026 - do not use this company. Holden Smith have eventually admitted that they have either lost or destroyed our paperwork, left with them to assist in our sale. Quite apart from their unbelievable inability to respond in a professional manner either to emails or telephone calls, they have taken it upon themselves, with no reference to us whatsoever, to lose or destroy our personal property - our deeds, our financial information and all notes and letters pertaining to the ownership of our property. Of course the impact on any future sale may well be enormous, and Holden Smith quantify this with random "should nots and will nots", which gives us no confidence at all that they have any clue what problems they have caused us. My recommendation is not to use this company.

Donna Horbury dealt with the sale of my property from start to finish. She was so professional and kept me informed at every stage of the sale, I can’t praise her enough of how efficient and meticulous she works. Would definitely recommend Donna, can’t fault her.

Great service from zack and chloe, good personal communication and adherence to timescales.
If I had any criticism it would be that the app doesn't move until completion, so not really useful, but as I say zack and chloe mitigated that issue by prompt communication, and thankfully a sense of humour

Communication with initial staff members weren’t the best but as soon as the case was put with Lauren Braithwaite and Michala Meakin it was plain sailing and they were a good persistent team in a convoluted chain!

As a first-time buyer, I had a lot of questions and raised a number of enquiries throughout the transaction. I have just completed on my property after some chain issues, but Alex Jones has been truly wonderful!! He kept me informed every step of the way.
The first property I bought back in 2021, my estate agent recommended this company to me and I had Alex as my solicitor. He was a trainee at the time but he was so efficient and effective with his response to me. This time around I would not have used anyone else.

Fantastic service provided by the conveyancing team. Special thanks to Lucy, Lauren and Tilly. I was let down by my mortgage advisors and had no clue as to what the next steps were, in order to repay my HTB loan to the government and remortgage, I was lost. Lauren immediately took ownership and went above and beyond her normal role to sort every detail of the application. Without her, I wouldn’t have been able to complete this procedure. I was so worried and stressed about this remortgage until I instructed Holden Smith to help me. I highly recommend this company if you want a smooth, worry free process.

At first everything seemed to be going well. I used the app they provided and added all the documents on as they asked. I was contacted as they couldn't find any documents on the app and had to email everything through to them again.
They are very difficult to contact by phone and don't respond to email in a timely fashion.
They could obviously see we had a mortgage on our property but left this until a week before completion to tell us we needed to request a transfer from the lender (which is like re applying for a new mortgage which would have taken weeks to months to have completed). We had never moved with a mortgage so we didn't know this.
I was contacted them every week asking if we needed to do anything further, I was told there was nothing, and that we were waiting for the vender’s solicitors.
by re applying for a mortgage, we would have lost out buyer, as they had been waiting a long time for completion.

we had completed all paperwork on our side and were told that it was the vender’s solicitor who were holding the whole prosses up. This was a common theme that they used (we are waiting for the vender’s solicitor)

once we were told that everything was completed and we had moved in we applied for a mortgage and found that the property was in trust and they had not completed everything. after constant emails and trying to chase them by phone. We managed to complete everything 11 months after moving in.
Blaming the vender’s solicitors became a common theme from them, the estate agent was sending me all contact from the vender’s solicitors and it was Holden Smith who were holding things up and not completing things in time.

We used Holden Smith for our remortgage and transfer of equity - although they completed the process for us, it was not without it's issues. On 2 occasions, our personal details were sent to the incorrect email address (despite us flagging this after the first time), and another occasion where we were sent somebody else's personal details on a form (again, we flagged this but it took a few days for the email to be recalled). Sadly throughout the process we largely felt unsupported, in the dark as to what the process entailed and spent a lot of time chasing. We did receive an apology for the above governance issues, but it did completely break our trust. Because of this, we probably won't return to Holden Smith again.

Written on behalf of may parents that have recently moved home. Zack and the team made the process feel easy and simple, especially as we had a few issues with our purchase. Zack and Julie responded quickly to any queries we had and got issues resolved quickly. We will definitely recommend Holden Smith to family and friends in the future and we can't thank them enough for helping us through the process
