Who do these people think they are? How on Earth do they have an A- BBB rating?
I received an alarming letter from these clowns. The outside of the envelope was plastered with FINAL NOTICE and IMMEDIATE RESPONSE REQUIRED. I open it up and all over is repeated the same as above, as well as "Failure to call us by ... will result in lapse of coverage", "Registration is required", "Based on your mortgage lender ....required to maintain warranty...to be in compliance" and "It will be our final attempt to contact you before we close the file on this property." There was not a single mention of a company name on the document except 1-877-231-3109.
I own my home, carry insurance, and have American Home Shield paid up thru the autumn. I recommend AHS by the way, I have nothing but good to say about making claims with them.
I knew this was predatory advertising, but what about people that are naive or bullied into giving up personal information or worse, buying from them? I decided to call the number to find out who exactly was sending me this threatening letter. After a half-hearted greeting, I asked what company he represented. He said Home Assure Admin. Then the smug little representative immediately continues the threats about being in compliance, demanding I give my owner id number. I gave it because it was some random number they assigned me, and he has the audacity to tell me I must carry a warranty for my mortgage. I told him "No I don't" which angered him. He then demanding why I was not required to carry a home warranty. I told him "I don't have a mortgage, I am the owner". He says "what about your other properties then!". I replied "I just have one"...click. He hung up.
For all of those new homeowners, confused, or timid out there. Know your rights. While lenders mandate homeowners insurance to protect their investment against disasters, a home warranty is an optional service contract covering appliance/system failures due to wear and tear. It is never a legally required condition for a mortgage. Do your homework because there are some terrible companies out there like the bullies at Home Assure Admin that will gladly take your money. Now, onto BBB to leave a review there.
