Property Management Support Services: Complete Failure
I engaged "Strivers" (AKA HostGenius) for their PM support and growth services from June-August 2025. I need to warn other property managers, as their Trustpilot "rebrand" appears designed to escape accountability for systematic failures.
What They Promised vs. What They Delivered:
Lead Generation: Zero prospect lists despite repeated promises. Assigned staff member was fired mid-project.
Platform Training: Multiple promised tutorials never materialized despite missed deadlines.
Listing Management: 3+ weeks to launch a basic property (my assistant completed it in 1 hour).
Coaching: Sessions repeatedly canceled without follow-through.
Result: $7,398 charged. Zero services delivered.
Deceptive Billing Practices:
Billed for 15 properties when I only managed 13 STR + 3 MTR
Justified arbitrary billing cycles as "cash flow management" — you're paying their vendor costs
No transparency on property count or billing structure upfront
Refund Coercion:
After termination for breach:
They offered a refund only if I signed a non-disparagement agreement first
I declined to sign until after payment
They've now ghosted entirely — no refund, no communication
High Staff Turnover:
Multiple team members unavailable or fired during engagement = no service continuity.
Red Flag:
The rebrand from HostGenius to Strivers on TrustPilot while keeping the same website suggests they're trying to escape negative reviews rather than fix underlying operational problems.
Bottom Line:
If you're considering their PM support services: Don't. Their guest experience may differ, but their business support is non-existent. Multiple state AG investigations are pending. Look elsewhere.
