WARNING, DO NOT RENT FTOM THIS COMPANY

WARNING ! DO NOT RENT FROM INVITATION HOME.
We rent the home 6 months ago and we moved from North Carolina to California. When we arrived the home it was in bad shape and we felt like stuck. Everything is 20 years of old, look like this house never been updated. Nothing we can do now, because we signed the lease and we have to stay here for one year. A lot of things my husband fixed because we don't want them to keep coming to our place with dirty shoes and stuff.
Tub was leaking, bathroom cabinets are broken, towel bars are loose and 100 years old toilet seats. So when we move one the toilet cover was already crooked and had a crack on it.we didn't saw for couple weeks and thought whatever. Last week we ask them to change the toilet cover because it's too old and cracked more.
So they send someone to put the new cover for the seat and send us bill for $75. How this even right to send us bill, if they never updated anything in this home. So why we have to pay for there old stuff is breaking down. We don't have any kids and why we will broke there toilet cover . It was already broken to begin with. This company is scamming people. I will never recommend any of my friends and family rent from them and either we will do it again. If you need to save money and headache dealing with all the crap they put you through, please rent from someone else.

Just wanted to say I loveholmes.com and…

Just wanted to say I loveholmes.com and other websites as far as Zillow Trulia and realtor but to be honest with you, the homes are too pricey then why I said home and you got damages cracked the floorboards back porch cracked the front porch cracked up and you selling it for a high price. I think they should come down on the prices big time just in my opinion because they don’t make no sense.

I am a previous resident

I am a previous resident. We ultimately left because of an inability to catch up on rent after being told for months, and on several instances outside of that timeframe, that we were not allowed to pay our rent during the current month unless we also had next months rent because that months rent was already tacked onto our ledger. Not only that, but charge me a late fee when I’m late, fine. But locking me out of my payment portal 10 or less days into the month and forcing me to order a cashiers check from an out of state bank (USAA) and then requiring it be mailed again to the local office or hand delivered is pathetic. I’ve never tried so hard to give someone money. Ultimately after months of trying to pay them up to the current month, a snowball effect in the end, we chose to just leave and take rent forgiveness. I always had my rent during the month we were in. My checks were often delayed due to no fault of my own, or missed checks completely. I should be able to pay the late fee and as long as I’m in the current month, there’s no reason to be told they won’t accept it. NOW I’m trying to buy a house and a rental verification is impossible to attain. They sent me a ledger but that shows all the times I tried to pay but was unable to because of poor business practices but does NOT share the actual story. The VA requires rental verification. We are now on the 5th day of requesting it from invitation Homes and not one call back. Only leave another message. Local office says call corporate but the corporate office tells me to hit the option for rental verification, the same option that reaches an office that refuses to answer the phone and then doesn’t call back. We close tomorrow and will be delayed or contract cancelled.

I haven't had any issues with repairs…

I haven't had any issues with repairs until HVAC issues occurred. The vendor has been out 3 times, and on the third visit he left without saying anything, and he didn't respond to any texts after. I also found out that he hasn't been following protocols. His first visit he did not notify us that he was OTW, so I reported it to IH. I also found out that he has not been checking in at all, and didn't notify IH if he wasn't able to. So he's been showing up unbeknownst to IH the WHOLE TIME!!! He replaced the thermostat on the second visit, then said we need a sensor on the third visit, but now the issue has gotten worse. Then we got a text that we were rescheduled same day without notice that we refused. We requested a new vendor and was told that they can't switch vendors bcs they have already paid. Now it's been escalated to see if someone from IH maintenance will accompany this creepo. All i know is he is NOT allowed back in unless he is accompanied by IH maintenance. He showed up in a white van unmarked, no uniforms and he brings along an even creepier guy who just stands around or sits in the van. This is a safety issue and we have expressed our concerns with IH. This is so unfortunate bcs everything was going just fine ugh!

Profit over People

Invitation homes is Profit over People every time. They are greedy and if you give them early notice that you're vacating, BEFORE the time frame you are required to, they will charge you for another month's rent and threaten to send you to collections. DO NOT RENT FROM THIS COMPANY. STAY FAR AWAY
They never came to spray for pests, all maintenence requests were either ignored or closed out without anyone actually doing anything. And they charged me for a baby tree dying. In Texas. Worst renting experience i have ever had and I will never rent from them again.

Because I didn't wait 2 days to give notice they charged me for 25 days of rent. If I would have given notice on 03/02 then I wouldn't have been charged anything. Makes absolutely no sense.

Invitation Homes Fixed the Fees — But Where’s My Money?

First, I want to thank Ms. Thomas for stepping in and assisting with the complaints regarding my case with Invitation Homes. She has been responsive and has helped resolve about half of the issues, which I do appreciate.

However, I am now dealing with Invitation Homes’ Accounting Department, and getting my actual $1,500 refund has turned into another story entirely.

The transfer fee was finally reversed in their system, and the NSF fee was removed, which allowed me to pay my May rent without the additional incorrect charges. But after weeks of confusion, I am now being told the following:

* The $1,500 payment was marked as “disputed”
* Invitation Homes did not — and will NOT — be mailing the refund check I was originally told had been sent
* I now have to wait for the dispute process to finish “on both banking sides,” which they admit could take several business days or longer
* Meanwhile, I’m being told to contact my bank to figure out when my money will be returned

At this point, I’m confused about what exactly is still being investigated. If the transfer charges have already been reversed in your system, then what is left to determine? It should simply be a matter of processing and returning the funds.

The constant changes in information and lack of consistency from department to department have been exhausting.

While I appreciate that part of the issue was corrected, tenants should not have to spend this much time chasing answers, correcting billing mistakes, and trying to recover money that was already paid. Communication and accountability within this company continue to be a major problem.

I will continue providing updates until this matter is fully resolved and the $1,500 is actually back in my account.

Overpriced, Disorganized, and Frustrating

Invitation Homes has been one of the most frustrating companies I have ever dealt with in general. You will see people mention corporate greed and negligence in other reviews, and while those are valid criticisms, the most consistent issue I experienced was a complete lack of communication and internal coordination.

I leased with them for two years at $3,200 per month for a 3 bed, 2.5 bath home. On paper, that was a reasonable deal for the area given we had four people and three animals, but the move-in cost was over $9,100, they charged us Base Rent, Deposit, Pet Rent, pet Fee(ALMOST $1000), Initial Rent (which was $1000 more than Base Rent), account set up fee($500) and other fees, which already set the tone. We felt backed into a corner and had little choice but to proceed, as our lease was ending at another location.

The real issues began during move-out. Over the last few months, our rent amount began changing without clear notice or explanation. In our final month, despite our lease ending partway through the month, we are being charged for a full month plus additional fees. When I called to resolve this, I was routed through a call center that had no authority or ability to fix anything. They placed the account “under review” and told me a specialist would follow up within a few days. That follow-up never came. Instead, we received a late fee notice.

At the same time, we were contacted about renewing our lease, despite having already declined months prior over the phone. I had been assured by their representative at that time that this was documented, yet later we were told we had not provided proper notice and could be penalized. This was eventually resolved thanks to Kimberly O’Hare, who was responsive and helpful in locating the prior communication, but it should never have required that level of effort on Kim's part. The burden of their internal failures consistently fell on us as tenants.

Overall, the experience felt like a system designed to overcharge and rely on tenants not pushing back, to just roll over and take it. There is little accountability between departments, and resolving even simple issues requires repeated follow-ups and unnecessary stress.

If you are considering leasing through Invitation Homes, don't. The property itself may look appealing, but the experience behind it is not worth it.

Negative Five Stars

Don't lease here, you will come to regret it. Corporate greed doesn't value loyalty or timely payments, but only that they have warm bodies in the ghost towns they're creating by snapping up any and all affordable single family homes across the country. I disliked them immediately and after eight years due to being stuck in a terrible housing market thanks to these kinds of companies. I feel stuck.

Don't rent here. It seems ok at first but as soon as you sign, they have you by the neck and they will
take all they can from you in mandatory monthly junk fees for air filters, mandatory cable, and renters insurance issues even when a third party policy covers you. One day I'll move. I won't ever find any peace here.

Do not trust this company

Do not trust this company.

They are slumlords. I have unfortunately been forced to stay in my space which we paid rent during Covid.
Every time I have a maintenance call. It either takes too long or they’re trying to charge us all the time for a broken knob on an old dryer. The best is when something is broken they bring in the cheapest item they can find to replace it.

I have running water for 5 days now, thankfully out of my bathtub.
First, did the invitation homes emergency maintenance portal on Monday, they couldn’t get to us until Wednesday. Then supposedly somebody came knocked but nobody answered. Left without texting or trying to call us to see if we were here and then closed our ticket.
We had to open a new ticket which then again we’re not getting seen until the next day between noon and four pm, which again no one showed up because the vendors said they knew they needed to buy a part but need approval for this Repair repair.

Today is Friday, May 1, and we still have running water and no answer to the problem. Invitations homes has not approved our work order yet and so we are going to have a water running all weekend and who knows when next week they will get here.

We have to make sure someone has to be here every time they said someone is coming. Ou water bill will be out of this roof and I’m not quite sure what to do anymore at this point. I’m under their thumb. I pay rent on time. I am going to have to pay a water bill that is going to put a dent in our budget this month. This should be ILLEGAL!!!

I’m renting from the worst of the worst! Run run run run the other way from this company they are dirty deceiving lying. They don’t take care of anything. They say they’re going to take care of it in a timely manner and when it’s their time to do it they’re gonna charge you for it.

DO NOT EVER RENT FROM THESE PEOPLE IF YOU CAN HELP IT!

An absolute nightmare to deal with!!!!

And waisted 45 minutes of my time getting me this answer with NO RESOLUTION

Massive email about charge by complaint and no one has yet to get in contact with me

I am writing to formally express my concern regarding the ongoing utility gas chargebacks being applied to my account. These repeated chargebacks have become both confusing and financially burdensome, and I am requesting prompt clarification and resolution.

To date, the following chargebacks have posted to my account:

March 4, 2026 – Utility Gas Chargeback (utlgascb): $223.76
April 3, 2026 – Utility Gas Chargeback (utlgascb): $290.14
May 1, 2026 – Utility Gas Chargeback (utlgascb): $283.83
Despite ongoing monitoring of my account, I have not received sufficient explanation as to why these charges continue to occur or what steps are being taken to prevent them moving forward.

I respectfully request that this issue be reviewed and resolved before the next payment is due, as I want to ensure my account is accurate and up to date without further unexpected deductions. Please provide a detailed explanation of the charges, confirmation of any errors, and guidance on how this matter will be corrected.
