I wanted to take a moment to recognize…

I wanted to take a moment to recognize the excellent service we received from our maintenance worker Jaimie DeJesus who recently came out to our rental property. From start to finish, the experience was smooth, professional, and genuinely appreciated.

He arrived on time, and took the time to thoroughly assess and fix everything that needed attention. Not only was the work completed efficiently, but it was also done with great care and attention to detail.

What stood out most was his respectful and friendly attitude. He made sure we understood what was being done and checked that everything was working properly before leaving.

Overall, we’re very grateful for the quality of service provided. It’s reassuring to know that maintenance concerns are handled so reliably. Thank you for the outstanding work!

Invitation homes is terrible

Invitation homes is terrible. I just ended our lease after having our basement flood 4-5 times from rain, the house was falling apart, and you can’t ever get anyone to respond. Not to mention they will lie to you, mislead you, then hit you with fees for doing exactly what they said to. The biggest problem is there is no way to do anything about it because they will ignore you and not respond to anything. Trust me and STAY AWAY

Update: You can see below that they responded like they were going to do something. I still never received a call nor have they responded to any emails I’ve sent. Don’t fall for the online appearance of them being concerned, it’s a show.

Worst company to rent houses

Worst company to rent houses. They charge you for everything and most of the times charge you with maintenance fees that are their responsibility. They always make you pay to fix problems that the houses had for years. And always saying is the tenant responsibility. Thus company has a lot of lawsuits and we just received a check from them about a lawsuit of illegal fees and payments charged by this company. So to resume is the worst decision ever made to rent a house with them.

Extremely Satisfied leasee

From completing the application to maintainence requests on my home, Invitation homes makes the process seamlessly easy. I cannot praise Kathy in the leasing office enough, a true professional who put me in my dream home. Would give 10 stars to the entire team if I could.

I am a 22-year retired disabled…


I am a 22-year retired disabled veteran, and renting with Invitation Homes has been one of the most frustrating experiences I’ve had with this issue.

There is an ongoing drainage issue in the backyard that has been reported multiple times and remains unresolved. The yard stays constantly wet, soft, and muddy—even when there is no standing water—making it essentially unusable on a daily basis.

My family and I cannot enjoy the backyard at all, and my dogs cannot even play without coming back inside with muddy, soaked feet every single time. This isn’t an occasional inconvenience—it’s a daily problem that affects our ability to live comfortably in the home.

What’s most concerning is the response. After multiple complaints, I was told that because water does not remain standing for 48 hours, nothing can be done. That kind of policy completely ignores the reality of the situation. A yard does not need visible standing water to be unusable.

As tenants, we pay on time, take care of the property, and uphold our responsibilities. In return, we expect a home that is reasonably livable and properly maintained. Right now, that standard is not being met.

If you’re considering renting with Invitation Homes, be aware that issues like this may not be resolved, even when they clearly impact your daily quality of life.

Very disappointing experience.

I'll never forget my rental experience…

I'll never forget my rental experience with Invitation homes. ​In 2016, I rented a beautiful home in a great neighborhood through Invitation Homes, but the experience quickly turned into a disaster. While they weren't responsible for the racist neighbors, they were fully responsible for the appalling maintenance and predatory rent hikes.
​The issues began when mushrooms started growing in the master bathroom. Maintenance simply plucked them and dismissed the issue, ignoring my warnings about black mold. Unsurprisingly, it was mold, which they refused to treat. This escalated when a leak in that same bathroom turned into a "waterfall" into the kitchen. After months of calls, they finally sent workers who proceeded to steal my jewelry, designer bags, and electronics.
​When management refused to take responsibility, I stopped paying rent and moved out to try to avoid the eviction process. Between the $125 rent increase and the constant threat of extra fees, it was a toxic situation. A couple of years later, I was relieved to eventually receive a check from a class action lawsuit against them; it was validation that my experience wasn't an isolated incident. That was a small bit of Karma for the two years of stress. I would never rent from them again.

Review Title: Hostile Communication and Zero Loyalty to Long-Term Residents

I am appalled by the aggressive and threatening nature of Invitation Homes’ communication. After being a consistent resident for over 10 years, I received an email this morning with the subject line "Pay Rent or Surrender Possession of Property."

While I am currently late on my rent, the decision to lead with "pay or move out" language as the very first point of contact—without a single prior phone call, courtesy email, is an egregious failure in customer service. For a company to treat a decade-long resident with such cold, automated hostility is unacceptable.

This approach lacks any sense of professional compliance or standard notification hierarchy. To jump straight to legal threats and "surrender of possession" verbiage borders on harassment and shows a complete lack of regard for the "good faith" relationship that should exist after 10 years of residency. Management needs to immediately re-evaluate their notification protocols, as leading with legal ultimatums rather than standard outreach is a predatory way to treat loyal tenants.
As of 6:46 pm, today, Thursday, April 9, 2026, no one from Invitation Homes has reached out to me.

Got charge for a AC repair that wasn't…

Got charge for a AC repair that wasn't my fault. My dogs were inside when the incident happened. They dont messed with the AC. We've been at this rental since october of last year and never did they messed with the wiring. We live in an area that critters are present. My AC was on at night and the next morning I notice that the air was still blowing and was not cold. I let my dogs out and check the AC unit since its near my window and didn't hear the AC kick on. Thats when I notice the wiring was damaged. I called for maintenance and was fixed in a couple days. Whats unfair is that this isnt our fault because like I said my dogs were in at night. Now im stuck with a bill that will be on top of rent and utilities. Also I wish they would separate the utilities to be included into the rent each month so its not hard the 1st of month. Usually utilities are due separately on a different day of the month. But we as renters are forced to pay on the 1st and have to delay other payments and sometimes daily expenses such as food. Not having a great experience with this company so far unfortunately. They denied my request to waive the fee. I recommend you rent somewhere else, where they are flexible with payments and fees.

UPDATE: Nothing improved. They still charging me for something I had nothing to do with. You would think that they would work with me somehow but no. As far as payments they dont have a plan. They want you to pay the full amount on their portal. For example say i want to pay half my rent mid month to ease the stress. You have no options. Times are hard but what can u expect from a business who just wants to make money and not be understanding. I can gripe but eventually there will no resolution.

Invitation Homes WOW 🇺🇸🐶🙏

Invitation Homes got us into our dream home with a private swimming pool in a pet friendly fenced yard with a two car garage and a four car port in a plush California neighborhood. The best of it is that they treat you like a homeowner without the fear of fixing anything major. Just submitting our repairs in IH App get our maintenance needs resolved swiftly. We hope to live here forever.

I would definitely recommend Invitation Homes

I’ve been renting with Invitation Homes for over five years now, and my experience has been consistently positive. The homes are well-maintained, and any time I’ve needed assistance, their team has been responsive and professional.

Recently, I had an issue with my toilet, and John from the maintenance team came out right away and fixed it quickly and efficiently. It’s reassuring to know that when something goes wrong, it’s handled promptly without hassle.

Overall, I have no complaints and truly appreciate the reliable service and support I’ve received throughout my time as a resident. I would definitely recommend Invitation Homes to others looking for a dependable rental experience.

Gas Leak Almost Killed Us!!

Invitation homes came in and bought our property from a different management company while my husband and I resided in the house. They are extremely unorganized and unavailable to handle important issues. With additional fees added to our lease, and issues with my name not even being on the lease, there's always an issue. It seems like they outsource their call centers. We just had a gas leak that they sent someone out to look into. The technician ended up marking it complete but didn't check for a leak. After our gas bill was 10x the normal amount, we called and got an emergency work order put in for a technician to come back and check the gas levels. They said it would take 5 days to have someone come by. We called back and demanded they send a different company because we had smelled gas recently. We didn't hear back from them with any kind of resolution. My husband and I ended up calling Atmos Energy, who came within 30 minutes. They found a leak underground that could have blown at any time. The only person from Invitation Homes to call about this issue was Kristy Ware, a Customer Care Operations Manager. She provided sympathy, but we didn't receive any action from the maintenance team or our local property manager. This was an extremely dangerous situation that Invitation Homes is at fault for because of their oversight. By marking the previous work order complete and also not immediately sending out a technician, the outcome could have looked drastically different. Glad my husband and I took matters into our own hands. Now we're fighting with them on getting a credit for the outrageous gas bills. I DO NOT recommend renting with Invitation Homes. Save yourself the time and energy.

I just moved into this property and…

I just moved into this property and things that should've been completed before I even moved wasn't done. Everything's been covered up and left for the next tenant. I am not happy or satisfied with any of this. Then your threatened with being held responsible. I am disgusted to say the lease.
