Josh is an excellent realtor and a truly outstanding person. He is one of the kindest, most patient people I have ever had the pleasure of working with. Because of Covid, our estate for my brother did not go in a timely manner - we had to wait almost 10 months to get the legal paperwork for be able to proceed on the sale of his condo. Josh took the time to meet with my sister and myself several times (he made sure to meet up with us when we came to our brother's home since neither one of us live in the area) and gave us terrific advice. He was the only realtor that offered a concierge service - when we asked other realtors if they had anything like it, they all said no - this one a major deciding factor in our choosing of Josh. He was extremely helpful answering our questions and concerns and if he did not know the answer, he found someone who did. During this entire experience, he always reached out to us to check on how we were doing and this included the time before we put our brother's home on the market. During the actual listing and subsequent sale (well over what we thought we would get - thanks to Josh), he was on it for everything and always looked out for our best interest, as we do not live in the the area. He took the time to explain everything that was going on and it was in terms that we could understand. I cannot say enough about Josh and how much my sister and I appreciate what he helped us do. We now consider Josh a member of our family! I would recommend to anyone who is selling a home or needs help with a probate sale to utilize Josh's services - you will not be disappointed!

Hiring Josh to be the selling agent on a probate property was one of the best decisions I made when selling our property. Our family was navigating the probate process for the first time and Josh’s expertise was invaluable, and ultimately saved our family a lot of money. Josh was able to expertly guide us through the probate process, but his services did not stop there. Josh was also invaluable with referrals in the construction trades, meeting on site with contractors in order to get bids and ensure work was done on time and properly, as well as design and repair ideas that increased the value of the property before sale. Josh was always prompt in his communications and was always willing to go way above and beyond what you would expect a realtor to assist with. From the first phone call to the sale and closing of my uncle’s home, Josh was AMAZING! I live in Michigan and was appointed by probate the administrator of my uncle’s estate. Being extremely anxious about how I was going to handle this cross country, my probate attorney recommended Josh. I couldn’t have been more pleased. He was knowledgeable, professional but down to Earth. He explained the whole process easy enough for me to understand, answered all my questions, and kept in contact with me throughout the process. He even obtained an estate sale person to clean out the home and prepare it for listing. He assisted me with phone calls I had to make to the mortgage lender of the home via conference call. The stress I felt at the beginning of this process was quickly subsided when I had his help. Once the home was on the market, he managed to get it sold quickly as well as get more than asking price. I was very impressed how much Joshua helped me with the sale of my brothers condo. I do not live in the state and needed a lot of help getting the condo for sale. He was very professional as I navigated my way from cleaning out the house, getting repairs done to getting the condo sold. I appreciate all of his assistance.

From the first contact (day after I filed probate) to the rapidly concluded sale of the probate property, Joshua impressed me with his consummate professionalism. I found him patient, courteous, exceptionally knowledgeable, and forthright. He was a rock at a time that was extremely difficult for me. He quickly formed a relationship with my probate attorney and kept both of us informed throughout the process. I was in a distant state when the listing appeared, but had no doubts about everything being handled effectively and efficiently. If you are lucky enough to have him represent you, be assured you have the best.

I came to know Josh from researching the subject of probate because I was a new Executor of an estate. Because I resided out of state from the property I wanted someone who knew the area. My previous experience was 20 years in the real estate industry as a sales agent, broker, appraiser, appraisal administrator(home savings of america) and as a retiree, a notary signing agent for loan financing. I related to Josh on all levels and found him to be knowledgeable and easy to work with. My only regret is there are only 5 stars to rate him!

Joshua was such a wonderful person to work with. My Mom had passed away recently and I was flooded with calls from realtors wanting to sell my Mom's house, but they all seemed to only care about what money they would get and had no real consideration for what I was going through with just losing my Mom, and then Joshua called. We spoke for a while and I got a sense that he actually cared about what I thought and what I had to say, he listened! I decided to go with him after that call, and very shortly after he had listed it and was showing it almost every day, sometimes a few showings a day. I was worried about how long it might take to sell this house, but he assured me it wouldn't sit on the market long and he was right; in about two months it was sold. I'm very impressed with Joshua's manner of professionalism, always presenting himself in the best way possible, dressing in suits in California summer heat, and always returning my calls or texts. I was most pleased with the communication, he always explained everything in detail whenever I had questions, and I had a lot of questions since I've never had to sell a property. I would highly recommend him to anyone and will most definitely use his services in the future!

Working with Joshua to sell my home was a great experience. When we met for the first time his vibe, positive attitude and professionalism was a spot on.
