Fraudulent and criminal
I’ve had money invested with this company since 2020 and haven’t been able to sell any of my positions or withdraw any of it. The properties I investing in through Landa have not sold any meaningful amount of shares since I invested. That’s over three years of money being locked up with no end in sight. They lock up your funds and use them to purchase other properties and pay their salaries while you’re stuck holding the bag. There is not enough user interaction to fully sell their offerings, which in turn you’re not allowed to sell, and they refuse to buy back shares so the entire scam is fully dependent on customers selling and buying, which just doesn’t happen. They do this purely to screw over customers and ensure their greedy slumlord hands get paid first. Many of the properties are also very poor quality and not worth investing in. The only offering that I was holding at 100% took over 6 months to sell because no one is buying. The price of the shares are arbitrary, your profit will be eaten by fees, and the profit will take decades to be realized. And by then you may still not be able to withdraw your money, if it even exists. It’s a scam and criminal. These guys deserve to be thrown in prison. You’re much better off just investing in real estate ETFs that are actually legitimate. Beyond their criminal activity, and purely from an investment perspective, their offerings are horrendous compared to nearly any real estate security you can buy through the stock market. Avoid Landa at all cost. And if you’ve invested with them, time to start looking for a lawyer to file a class action lawsuit. This company needs to be shutdown immediately
High Risk...No Reward
Not only is this project very risky, but the trading and management fees are ridiculous, especially for a newer platform. Management fees take a huge chunk out of dividends, which is honestly bearable...until you realize what the fee is for trading your assets. It is currently 2% on all trades! No matter what level you bought them at, Landa gets a massive commission for selling your assets (note most commission fees that I have seen are a fraction of a percent). Do not invest here. If you have some fun money lying around and are skeptical about the long-term growth of this 'project', STILL don't invest here. Plenty of other venture capital and/or riskier assets that will have much higher payouts than this scam.
We were a contractor for Landa until…
We were a contractor for Landa until they stopped paying their bills. They always payed slower, but when communication disappeared and the promise to pay dates were missed. We are now filing several liens on their properties.
Huge Scam
I have not and will not sight up for this website. After doing a little digging into the history of the company, it is a foreign company running the LLC virtually from overseas, first major red flag, secondly I looked up their payout rates as required by the USA when registering such a company. The smallest investment you can do is 5 dollars per share, and you earn a passive income based on how many shares you have. What they dont tell you is that even their HIGHEST payout rental property which costs WELL over 5 dollars, only pays you out 4.4 PENNIES PER MONTH. That means on even just a 5 dollar investment you are looking at 10, YES TEN YEARS to recover your investment, by the time that happens the company will have rug pulled. DO NOT FALL FOR THIS SCAM.
