Positive experience.

Leakbusters Limited
The Old Bakery, 3 Pymmes Mews
London N13 4RU

Internet: “Leakbusters.net”.

Estimate and 2 days work completed within a 3.5 week period, arranged with Natalie, and met expectations.

The 2 engineers (Jo and David) were polite, tidy and cleaned up after themselves. They brought all fixtures and fittings, removed and took all rubbish. Checked and ensured there were no leaks. Provided details of issues and solutions.

There is a 12 month warranty too.

Thank you.

Worse than useless...

Leakbusters (LB) were called in by the freeholder of our building to find the source and hopefully fix a leak (a constant drip) in the ceiling of the ground floor barbershop, which had been going on for nearly 3 years. There are 3 flats directly above the barbers and the freeholder's office. Mine is in the middle on the 2nd floor. At the time my bathroom was in a poor state of repair after a burst pipe in the flat above had caused tiles to fall off the wall by the bath and the wall behind the tiles had become rotten. A plumber from LB inspected and tested in all the flats. His conclusion was that the leak was originating from my flat. His report, which took 5 weeks to arrive, recommended that I refurbished my bathroom, which I did. It made no difference to the leak, which actually got worse. Against my wishes, he was called back for another visit. When presented with my brand new watertight bathroom, his chosen course of action was to lie to me. He claimed that shower water was going through the brand new tiles straight into the wall and the floor. He said he was detecting water under the bath and behind the toilet in the wall. He claimed the tiles hadn't been fitted properly. He also claimed I needed an access panel in my bath, not noticing that there was one there already. His report that came 4 weeks later, claimed that the leak was caused by regular usage of my bathroom shower (which didn't explain why the leak continued even when the shower was not used for over a month while the new bathroom was being fitted). This turned out to be rubbish. I had an access panel fitted behind my toilet which revealed the area behind it and the soil pipe, to be bone dry. Under the bath it was also bone dry. The floor was proved to be watertight, as were the tiles on the wall. Eventually new local plumbers discovered the leak source when they cut through the ceiling of the flat below mine. There was an ancient plastic t-joint encased in concrete which had fractured. A classic case of wear and tear. This meant that all waste water from above was dripping down the outside of the soil pipe into the flat below and the barbershop. The plumbers assured me that there was nothing I could have done to either cause this leak, or fix it. LB were paid for 2 separate visits because both their reports claimed to have identified the source of the leak, even though they had in fact failed. For less than the price of one of their visits, I was able to have an access panel installed, the source of the leak found and indeed repaired, all within one week. LB took over 2 Months to achieve nothing. The fact that they were prepared to lie and claim that altogether excellent work hadn't been done properly is appalling professional malpractice, as well as being just plain nasty. Their lies and their bogus reports meant that I was subjected to a lot of unnecessary insults and abuse from the barbershop occupants and the freeholder. The way this company can improve is to lower their extortionate prices, admit when they are wrong or just don't know (and refund accordingly) but above all, just tell the truth. Whatever they choose to do, I won't ever use them again.

NEVER FOUND MY LEAK AFTER 2 ATTEMPTS CAUSED MORE DAMAGE NO SIGN OF ANY REFUND FOR SERVICE NOT CARRIED OUT
It appeared there was a leak in my property, as the leak was non visible, my plumber recommended using Leak Busters ( he will not be recommending anymore to other clients ) to find detect the area
I contacted Leak Busters Ltd. paid & arranged for them to view my property in order to detect the leak so my plumber would know the area under the concrete to target; find & fix the leak.

During this period the water had been turned off in order to minimise the damage being caused.

Leak Busters came to my property & after spending 1 ½ hours conducting investigations DID NOT find or detect a leak. I spoke to the engineer carrying out the inspection & he assured me that there was no leak & that it would be safe to turn the water back on.
I asked for a detailed report which I was told I’d received in 24 hours as there was no leak detected & it would be quick to fill out. Report not sent.

I trusted Leak Busters & turned the water back on & further damage was caused

I contacted Leak Busters again & highlighted that the information they provided was incorrect, as when the water had been turned back on the leak had continued

Leak Busters offered for another engineer to attend my property They advised to keep the water on, which again was caused further damage however in the interested to find the leak I left on

Engineer was then a no show at the time he was due to arrive .
After contacting the Leak Busters office, another engineer went to investigate at the property
This time the engineer detected a leak & highlighted the area where the leak was coming from
I was told I would be sent the report in 48 hours – report has not been sent.

My plumber used the information provided by Leak Busters & spent 1 day uncovering the piping, again causing more damage & incurring further costs no leaking / damaged pipes found !

I tried contacting Leak Busters to highlight I’ve paid for a service that I haven’t received, as they had not detected the leak, which they verbally agreed, however have not refunded my money.

They made an offer to send over another engineer, which would have been attempt number 3…I’m not sure they understood that this was a leak & is meant to be found & fixed quickly which they had already failed at twice & incurred additional costs

I paid Leak Busters to find the leak, so I could fix the source of the problem.
I have emailed a number of times for Leak Busters to issue a refund, they have not responded to any of my emails regarding a refund.
The only suggestion is to send another engineer out ?!

Awful service
Paid a lot of money to Leakbusters
Failed to find the leak
No refund or compensation for the damage caused due to their advice
No call or offer to support / help

DO NOT USE !!
My plumber will not be recommending Leak Busters to any other clients

Fantastic, highly recommended!

Ian and his colleague drove 2 hours as an emergency out of hours call out to get to us. Our managing agent had let us go 4 days with no water, no shower, no flushing toilet etc. Leakbusters attended, went out for a part and had it fixed super quick. I wasn’t expecting them to be able to fix it, as others had been and gone with no luck, so I’m delighted with the service. Professional, friendly and got the job done, what more could you ask for?! Thank you!

Failed to find leak at great cost to us

Company attended our home twice telling us the leak was in a different place each time.
Paid builders to dig up the concrete in the area leakbusters diagnosed the leak, but there was no leak, not even a damp patch!
The whole point of employing leakbusters was so multiple areas of kitchen did not need to get dug up.
Our builders located the leak in a completely different area of the kitchen, with no specialist equipment. There were 2 leaks in the area our builders found. Our builders were horrified that a specialist company like leakbusters would not have found such obvious leak(s).
Therefore Kitchen floor dug up twice unnecessarily due to leakbusters wrong diagnosis.
Our main issue was that leakbusters would accept no responsibility for this.
They refused to offer us any refund of the excruciatingly expensive cost of their visits, over £900. Not a penny! They got it SO wrong but took no responsibility.

Leakbuster Ltd: Poor service, poor customer service

I have owned several properties over the past 25 years, and have never felt the need to negatively review a tradesman. My experience with obtaining a leak report from Leakbusters Ltd, however, has compelled me to say something. It started with the engineer not turning up at the designated time (between 1 and 5pm). It was only when I called (note they didn't call me) at 4.55pm that I discovered that he was running behind. No apology, despite me taking the afternoon off work and waiting needlessly for 4 hours. Then the "report" itself. The "report" (which I am more than willing to share with anyone who is considering this service) cost me £578 (incl VAT). It consists mostly of slightly out of focus photographs, including - very helpfully - one of my front door. It does not state: where the damp manifested in my flat and what the possible sources of 2 possible leaks could be - the very reason I commissioned a "specialist". Even my plumber cannot make head or tails of the report. Before the 'engineer' came, a deposit had to be paid. No problem there, but the issue is how and when the took the outstanding amount without prior notice or providing an invoice or stating how much the outstanding was. Part of the quote included an additional cost in case tracer agent were to be used. Only upon signing off the job sheet, which stated 'Tracer used' did I discover tracer was used. No discussing in advance to obtain my permission to incur the additional cost. Upon questioning, the 'engineer' said he used a minimal amount - about £50-worth. Three days later, I checked my CC account for other reasons, only to find that an additional £140 + VAT had been taken. Now, please note that at this stage I had not received any invoice or any indication of what the outstanding amount was. Again, I had to call and ask for an invoice and an explanation of the costs. I received an email with wholly inadequate answers - and a fair few untruths - to my questions on the report and they way the money was taken from my account without my knowledge. This happened 2 months ago. I have sent numerous emails and left messages for the boss, Ian Paddick, to discuss and explain but I have not heard anything from him. I cannot comment on any other services rendered by Leakbusters Ltd, but if you are considering using the leak detection service: please don't.

Dear Consumer
Thank you taking the time to read this reply, we take any complaint seriously as we are the chosen Expert Advisers to many TV & Radio programmes on BBC ITV & C4. We have a standard operating procedure that ensures that the customer is in control of the process i.e. understanding what we are proposing and how much this will cost.

Our process -
1.We provide a written quote to carry out a leak detection survey which is sent to our customer via email.
2.Customer calls/emails us and accepts our quote and wishes to book an appointment.
3. We email the customer a breakdown of the cost and a copy of our terms and conditions
4.The customer MUST accept our quote and T&C's in order for us to proceed with an appointment or we will NOT attend.

In this instance the customer accepted our written quote, our written breakdown of the quote and our T & C's and provided payment. Only after the job had been carried out the customer claimed that he/she did not know about the cost, which is nonsense.

We protect our reputation by trying to do the right thing, when we get it wrong which happens from time to time we always take responsibilty.

Regards

Ian

Since first booking an appointment on …

Since first booking an appointment on 25th October, they finally came to complete the job on the 8th December. The first time they arrived they had ordered the wrong parts (even although they had done similar work before so should have had the paperwork on the type of boiler I had). When they finally managed to get the right parts, they didn't appear on the date specified as the engineer had injured himself that morning. That can't be helped but they promised to phone me back later that day to arrange another appointment but didn't. I chased them and again they promised to give me another appointment. Eventually I got one two weeks later which they didn't show. Arranged for first thing the next morning - eventually arrived at 11:30 am (first thing!!). They then tried to drain my tank using plastic bags - they didn't have a hose pipe for draining. What sort of plumbing company does not have a hose pipe. I eventually got charged for the time they arrived to install the wrong parts as well as the time to go and buy a hose pipe. The job eventually got done satisfactorily but not without a lot of hassle and friction. I WOULD NOT USE THEM AGAIN.

Dear Consumer
Thank you for taking the time to read my reply to this review. Mr Davies is right to complain in this instance, there were some problems with our supplier sending us the incorrect parts, this was then compounded by one of our contractors who did not uphold our standards of workmanship.

The contractor was dismissed by us and an apology send to Mr Davies.

Yours faithfully
