Yuck
Yuck. Having worked in construction for just over a decade I can not remember encountering worse service or follow up on problems after the purchase. Once they have your money, forget about them backing their product. When a home has one of the most obvious foundation issues, 101 level obvious, splitting the entire home, and they won't fix ?? (Not even out of sheer embarrassment 🤦🏼♀️) Well, that's pure class. In this day and age service is king. And craftsmanship. They are batting zero. Go find a different builder.
Take care of your customers
Take care of your customers , you cant hide by running away from Social media truths . Do the right thing and then take advantage of the positive results, or dont and as the kids say FAFO !
The absolute worst builders out there
The absolute worst builders out there, walk splitting in half and they say it’s cosmetic, someone do something about this company and get the ceo or owner accountable
It’s time to sue them!
Their buildings quality are so poor
Their buildings quality are so poor, that they got cracked after 2 years, and they even refused warranty saying it’s jist cosmetic! 😬
Friends home literally splitting in…
Friends home literally splitting in half inside and outside, and they said it’s not their fault. It’s a brand new house!!!!!! Buyer beware DO NOT USE
I want a fresh air house just like TexPat BBQ
I want a fresh air house just like TexPAT BBQ. Those unfinished looks, the randomness of the craft, the non-attention to detail. Could the wall fall….who knows but it would be a joy to make bets on Kasha.
The way the bricks magically open for you to enjoy the inner workings of your home, to make it pleasant to share your heat and a/c with the outdoor wilderness. Creatures of all shapes and sizes are welcome.
I am sure the 10 year warranty of “it’s a feature” will be joys to enact and have a dedicated builder tell you all the wonderful spontaneous openings in your house was a feature from the beginning.
The idea that if you let the house grow some, it will spawn a second for free is fantastic!
They will avoid fixing anything wrong…
They will avoid fixing anything wrong with the crappy homes they built by saying it is just cosmetic. Um.. a huge crack in the foundation splitting my house in half is JUST COSMETIC?????
Perfect home builder if you like garbage
Perfect home builder if you like living in a poorly constructed home that splits in half after a year. Their ability to dodge accountability is hands down some of the finest I've ever seen. Lennar makes gaslighting look entirely too easy.
I love my open to nature Lennar home
I love my open to nature Lennar home: cracks in the ceiling, cracks in the walls, cracks in the foundation, cracks in the tiles, cracks in the tub/shower - it's ALL open to nature! And Lennar didn't even charge more for all the fresh-air access! Of course, their warranty rep says these are upgrades that they should have charged for. And my dog loves the sloped floors - he never knows which way dropped toys are going to roll.
Fix TexPat BBQ's house
Fix TexPat BBQ's house you absolutely mindless fools. The brick veneer is literally splitting in half so far that you can fit a brick in the gap now. But they claim it's "cosmetic". They should not be in business or allowed to gain permits to build.
Worst Home Builders In The Country
House was full of cracks that made their way down to the foundation and they tried saying it was purely cosmetic, DONT EVER BUY A HOME FROM LENNAR HOMES!, and they will not do their part for anything “covered” by warrenty
They makes houses that will split…
They makes houses that will split itself in two and assure you (as if you stupid) that the cracks running across your floors and ceilings and splitting the outside brick walls is completely normal. Do better.
If you want a house that will literally…
If you want a house that will literally split in two within a year, these are your people!
⚠️ BUYERS
⚠️ BUYERS, PLEASE READ THIS BEFORE BUYING FROM LENNAR ⚠️
I want to share my experience with Lennar so other families can be extremely careful before giving them a deposit.
In my experience, I felt misled throughout this process. I was initially told that I qualified and was asked to provide a deposit. I was also told that if I did not qualify, my deposit would be returned. Based on those representations, I moved forward and paid a $10,000 deposit.
Another MAJOR RED FLAG: if they tell you that your own real estate agent cannot help you or is “not qualified,” and then tell you, “Don’t worry, we will help you,” PLEASE think twice before agreeing. Do not turn your back on your own agent just because the builder’s team tells you they can take care of everything.
In my experience, removing independent representation was a huge mistake. Always have someone working for YOU, not just people connected to the builder, lender, sales office, warranty department, or transaction.
My advice: NEVER give a large deposit simply because someone tells you that you qualify or promises that your money will be returned if financing does not work out. Get EVERYTHING in writing and have the contract independently reviewed before signing or paying.
For me, this entire experience has been a huge red flag. I personally would NOT recommend buying from Lennar based on what happened to my family. Follow up on everything yourself. Ask questions. Keep emails and text messages. Do not rely only on verbal promises.
Also, do your OWN independent home inspection even though you are buying a brand-new house. Do not assume that “new home” or “warranty” means you will have no problems. In my experience, I had concerns about safety and construction issues, and I was not satisfied with how the warranty process and staff handled things.
Research the LOCATION before buying too. If you are considering Plumas Lake, look carefully at zoning, roads, traffic, emergency access, evacuation routes, schools, future development, and everything around the community. Do not just fall in love with the model home.
Also remember that your mortgage payment is NOT necessarily your only major monthly housing expense. Look carefully at property taxes, Mello-Roos/special assessments, HOA if applicable, insurance, utilities, and other costs. Those additional charges can add hundreds of dollars to what you expected to pay. In our situation, we were looking at approximately $400 plus another roughly $700–$800 in taxes/Mello-Roos-related housing costs, so buyers should verify the exact numbers for their own property before signing anything.
And please understand: WHAT YOU SEE IN THE MODEL HOME MAY NOT BE WHAT YOU GET.
The model home can look beautiful because it may contain many upgrades. Before signing, ask for a WRITTEN LIST showing exactly what is included in your home, what is an upgrade, what costs extra, and what will actually be delivered.
My family worked very hard for our money, and having our $10,000 deposit tied up in this situation has been extremely upsetting. I am pursuing my available options regarding the return of my deposit, including legal options if necessary.
Based on my experience, I would tell future buyers: DON'T RUSH. DON'T REMOVE YOUR OWN REPRESENTATION JUST BECAUSE SOMEONE TELLS YOU THEY WILL “HELP YOU.” DON'T RELY ON VERBAL PROMISES. DON'T SKIP YOUR OWN INSPECTION. AND DON'T HAND OVER THOUSANDS OF DOLLARS WITHOUT FULLY UNDERSTANDING THE CONTRACT.
I wish someone had warned me this strongly before I went through this.
Please do your research before buying. One day, you may thank yourself for taking the extra time before signing.
If anyone else has had a similar experience involving Lennar, financing, a deposit that was not returned, or promises made during the buying process, feel free to contact me and share your experience.
TOXIC BLACK MOLD!!!!!!!
They have left partially constructed homes standing for many months, during heavy flooding rains, without any AC installed. They had the walls completed, so the sheetrock no doubt is going to be COATED IN BLACK MOLD INSIDE ALL THE WALLS OF ALL LENNAR HOMES IN SAN ANTONIO AND ALL SURROUNDING AREAS. Safe bet that it's happening at every single subdivision they have attempted to erect their garbage shacks in across the entire country, from all their toxic mold news reports!!!
Serious Concerns Regarding Janet Isela Garcia and Property Information
My experience with Janet Isela Garcia concerns inaccurate property information associated with the purchase and listing of my home. Janet previously worked as the seller’s agent associated with the builder when I purchased the property and now works with Lennar.
I later discovered that my home, which has 2.5 bathrooms, was being represented with an incorrect bathroom count across major real estate platforms. The property description itself references the additional half bathroom, and comparable homes with the same configuration have been represented as having 3 bathrooms on some platforms.
As a former licensed real estate professional, I understand that property information entered into the MLS can be distributed to numerous third-party real estate websites. Accuracy at the source is therefore important because incorrect information can continue following a property long after the original transaction.
I have since spent considerable time contacting the companies displaying the information and seeking correction of the underlying property data. My concern is that accurate information should have been entered and verified from the beginning, and when a discrepancy is identified, there should be a clear process for correcting it.
Based on my experience, I would not recommend working with Janet Isela Garcia. Buyers and homeowners should be able to expect accurate property information, attention to detail, transparency, and accountability from the real estate professionals involved in a transaction.
Do not buy a Lennar home
Buying a Lennar home was a major mistake. After only 2 years of purchasing a new construction townhome, I have already had to pay out of pocket for 2 ceiling/roof leak repairs due to poor construction quality (which were also very expensive to repair due to the attic being poorly designed with almost no access to most of the house including piping/electrical wiring) and just had to repair an HVAC refrigerant leak that cost $2800 after diagnostic fees, etc. even with the HVAC system still on warranty. I bought this house for affordability as a first-time homebuyer, but have spent so much money repairing this house in the first 2 years of owning it (again, brand new) that it would have been more cost effective to just buy a $50k+ more expensive house with decent construction quality or even keep renting an apartment. The sub-floor upstairs is not fastened down properly, which has gradually led to the entire upstairs floor now creaking loudly with every step. The front door deadbolt lock has recently worn down beyond function and we have to just keep it locked and use the back door or garage door instead. There are also many cosmetic defects such as walls not being square, non-level surfaces, unpainted sections of ceiling, and the staircase railing not being fully attached to the wall. The entire townhome complex being built within 4 months should have been the first red flag.
I am a Florida Realtor
I am a Florida Realtor, My customer flew in from Colorado to close in person to sign all their docs and flew back. That was a week ago and I am still waiting on my commission check. They said there was a document requested from buyer before closing and are still waiting on. Why didn't they have them sign it at closing. Lennar Title/ Lakewood Ranch really is disappointing! I hope I don't have to deal with them again.
