Well I have been very patient with Lodgify maybe 2 months now, basically
1. Some of my automatic messages are not being sent resulting in misunderstanding with guest's and less reviews!
2. Message request from guest's to alter there booking are not arriving in Lodgify and i'm missing them! I only spot them when logging back in to Airbnb, (a guest actually texted my phone because I did not respond at all!!!) which defeats the object of management software, I have expressed my frustration on many calls and the technical team have still not fixed the problem.
I regret joining this company and am pursuing a full yearly subscription refund. I have invested so much into this project and can not afford to be let down by this technical glitch, my advice! use a different firm, if they fail to help i'll be contacting the ombudsman, as this product is currently not fit for purpose!
Oh also I forgot to mention, it does not translate all messages, I have messages in German Spanish and Chinese!!! How the hell am I supposed to deal with that?

So this Morning I received an email at 07.08 am from Booking.com a guest's message "I want to request check-in at 17:00 - 18:00. Is this okay? "
So I check to see if it's in Lodgify messages, nope! the time is now 13.24pm still no message from Booking.com in Lodgify.
Late response and poor reviews coming my way after nearly 500 fantastic reviews and perfect response time and 4.9* on Airbnb.
Another Two points:
1) Several weeks ago bought a £500 coffee Maker and added photos of my Ice making fridge to Lodgify and to my Horror the other day I noticed it's not in my Airbnb or Booking.com listing!
2) In my Lodgify listing I set an extra fee for extra guest's I am suspicious this has not been adding to my Accommodation cost? Just saying!
I HAVE CALLED THEM MANY TIMES OVER THE LAST FEW WEEKS TELLING THEM I HAVE A PROBLEM WITH MY MESSAGES.
I WAS TOLD THE TECHNICAL TEAM ARE AWARE OF YOUR ISSUE AND ARE WORKING ON IT!!!
This was the response I got each time.
Still not resolved now it appears from a phone call today I am slightly to blame as I have not responded to there emails (I am to busy running my property I just wanted the problem addressed and fixed.)

I had a fantastic onboarding experience with Lodgify. The consultant I worked with was professional, friendly, and extremely knowledgeable, answering all my questions clearly and efficiently. It’s refreshing to feel confident that the platform can address so many of the hurdles I’ve been trying to overcome with a property management system.
The recorded session was particularly helpful, as we covered a lot of ground and it’s great to be able to revisit everything at my own pace.
My tip: Spend time familiarising yourself with Lodgify before your onboarding call so you can come prepared with specific questions. The 30-minute session goes quickly, and you’ll get much more value out of it if you’re ready.

Everything works as it should, the staff are knowledgeable and solutions are found when we, the customer, stuff something up, the only time I have had something not working is when I have stuffed it up, not Lodgify.
Without Lodgify, or something similar, we would not be able to grow our business as fast or as easy as we have done.

I researched several different property management platforms and went with Lodgify due to the ease of use with the website. I have been very happy with it so far, it is seamless to communicate with guests from all channels and the website was simple to create.

1 Star – Ongoing Issues and No Resolution After 3+ Weeks
I rarely leave negative reviews, but my experience with Lodgify has been very disappointing and is still unresolved.
My account was canceled without clear warning, which resulted in the loss of my website setup, booking configurations, and channel integrations that had been working properly. After resubscribing, nothing was restored, and I had to begin rebuilding everything from scratch.
Since then, I have encountered ongoing technical issues, especially with Airbnb synchronization and VRBO errors, which forced me to delist from channels to avoid the risk of double bookings.
Support has been inconsistent and has not addressed the root issues. I have had to repeat the same information multiple times, and despite several interactions, my system is still not fully operational.
I was also told that the sales team would reach out, but that never happened. It has now been over three weeks with no resolution and no meaningful follow-up.
At this point, I am simply looking for proper escalation and resolution. If someone from Lodgify is able to take ownership of this case and resolve the underlying issues, I would be open to updating this review.

Edit: Now one of my listings are closed for availability the same day I am having those problems. Looks like connection error between lodgify and booking.com. This must be a joke or they are scammers. Just STAY AWAY from them
When I subscribed to this platform, I made a big mistake by ignoring the negative reviews and focusing only on the positive ones. I should have taken those warnings more seriously.
TL;DR: The synchronization with Booking.com is extremely problematic. The onboarding process was confusing, key settings were reset, and I ended up receiving bookings with very low rates and no cleaning fees. As a result, I now have around 15 days of bookings during peak season where I am literally losing money.
What went wrong:
Synchronization with Booking.com failed.
Important settings were reset or not properly applied.
Bookings came in with incorrect (very low) rates and missing fees.
The onboarding specialist did not clearly explain critical setup details.
After subscribing, an onboarding meeting was scheduled. At first, I was surprised — I assumed syncing two platforms should be straightforward. However, the process turned out to be unnecessarily complicated.
During the onboarding session, we connected two properties from Booking.com. Even basic steps, like setting rates, had to be done manually row by row. In 2026, this should not be necessary. Despite the complexity, the onboarding specialist completed the setup but did not inform me that certain fees and settings were configured manually.
This information was crucial because I later needed to connect three additional properties on my own. When I synced those listings, I manually entered the rates and received confirmation that the synchronization was successful. I assumed everything was correctly set up.
Later that same day, I started receiving bookings — but without cleaning fees and at extremely low rates. I immediately contacted support. After a one-hour phone call, it became clear that the fees had not been properly synced.
This is a fundamental failure. A property management system’s core function is to correctly synchronize calendars, rates, and fees. Because this did not work as expected, I have already lost hundreds of euros.
This situation is unacceptable.
