I spoke to Anna Pellatt at approximately 13.45 today asking her to send a document to my solicitors. Anna was so helpful asking if I wanted to be copied in to email she was sending to my solicitor. At 14.03 I had an email from Anna. She had copied me into the email to my solicitor. I wasn’t expecting this to happen so quickly. Thank you Anna.

Sophie Drury answered my call efficiently and courteously, excellent customer service. However the bureaucracy is poor. I received a notice of arrears threatening an additional late payment fee despite never having received an original invoice.

Would give no stars if I could
I wasn't going to write this until the work I am waiting to happen was completed, however as that may be months away, I thought I better send now.
Just over 4 months ago I noticed that the flooring in my hall way was damp. As we were experiencing large amounts of rain I had to assume coming in from the doorway.
I got a local builder to come out (Feb 13th ) and check the issue (within 24 hours) and he said it was actually an issue with a leak in the porch roof and there was a leak in the ceiling that was making the carpet damp. He said this was an urgent issue as the leak was between a light fitting and the fuse box, meaning it was dangerous with the rainy weather and the electrics.
I rang LSH straightaway and followed up with an email with the report from the builder.
However despite me checking on a weekly basis the issue is still not resolved and I'm being told when there is a reply, that they don't organise the contractors schedules.
This is a concern as this roof has potentially been leaking since before I bought the property just over 18 months ago, therefore I can only assume any more rain ( a weekends worth a few weeks back ) would have maybe knocked out the electrics if the leak has worsened. I haven't been able to use the light in my hall way for over 3 months for fear of it fusing in some way.
Yet no one really seems to care about getting it sorted. I've even been told that the contractor will only come out on a dry day.
So far no one has even been out to look, let alone repair.
I have also prior to this asked about 2 smaller jobs and been told the fees I pay don't cover those.
So what I really want to know is what does my £1200 a year cover as so far nothing and it's a lot of money to pay.
Yes as soon as I have mentioned not paying the 2nd payment of £600 due next week, I am threatened with charges to my account.
Surely jobs should be completed in a timely manner and updates given, rather than me having to keep asking for updates. Then I will pay the next payment.
This is now causing stress and frustration. I have been told that once the work is complete I can claim for any internal works such as redecoration, what worries me is how long it would take to be paid back.
Very fed up now after over 3 months of being given extremely shoddy services.
UPDATE
4 months after first reporting the issue. I was told last week scaffolding would be put up that week, not sure why scaffold was required.
At the end of last week still no scaffold.
Today 2 guys turned up to complete the repair, I wasn't told they would be with me today. They'd only been booked in yesterday.
They had to cut a hole in my ceiling, so good job I was home to allow this to happen.
Very much hope I don't have anymore issues with the house, as I don't think I could do this again.

My experience with LSH is focused on liaising with credit control department to arrange a regular payment service. It was great to have contact with a real person who made it very easy. On the two occasions I’ve needed to set up a regular service management charge over the last 18 months, Kirsty has replied promptly and given me the information I needed in a friendly way. Years and years of disappointment with this company.
A revolving door of staff with no interest or ability to actually manage a property for good.
Years of neglect hidden behind poor excuses has left our place in a shocking state and requiring major works and redecoration.
When digging deeper to the SC accounts they have wasted thousands of pounds on overpaying for services which have been completely unnecessary or not even required.
If you want a big company with no interest in your property but with a whizzy website they are for you.
If you want your property managed to even a basic standard then go elsewhere.

Bella from LSH was really helpful today. I rang and asked for the current service charge budget. She took the trouble to find the correct one for the block and emailed it to me within the hour. I did also speak to her colleague who was also really helpful, my apologies I did not catch her colleagues name.

I have asked numerous times over a period of two years for help in improving my enjoyment of my leasehold property. Problems with neighbours, unsatisfactory repairs and of late a copy requested by the Dept. Of Work and Pensions showing the breakdown of service charges and ground rent. My polite emails have been totally disregarded. It is not cheap to live in this development and we have now been asked for a further £1,200 to cover repairs in a different building from the one that I live in. It hasn’t been made clear whether this is a one-off or whether it’s going to be a bi-annual payment. The company is uncourteous and unhelpful. Out of sheer frustration I am posting this on Trust Pilot so that if anyone is checking Lambert Smith Hampton Residential out they can read that will experience difficulties if they buy into one of their properties.
