Dishonest and Unethical Real Estate Agents

Our experience with Mäklartjänst has been deeply disappointing, and I'm sharing the details to warn others. We signed a contract in early November 2024 for a property and paid a significant down payment.
Unfortunately, due to unforeseen circumstances involving the bank, we had to request adjustments to the tillträdesdagen (move-in date) on two occasions. To show our commitment to the purchase, we even provided additional compensation to the seller to extend the timeline.

Despite these efforts, the agency’s lack of professionalism and empathy made an already stressful situation unbearable. By constantly warning us that we could lose our full down payment, which was not stated in the signed contract.

When it became clear that we could not move forward within the adjusted timeline due to the banking issues, and threats from the agents, we made the difficult decision to withdraw from the contract. Acting in good faith, we reached out to the previous bidder and facilitated their re-entry into the purchase process, minimizing the financial impact on both the seller and the agency.

Despite this, the agency has decided to retain the entire down payment as compensation without providing any clear proof of actual losses incurred. Conversations with the seller revealed that only a fraction of the withheld amount was passed to them as damages, with the majority retained by the agent. Based on the circumstances, the only verifiable financial loss appears to be minimal, including a slight difference between our bid and the next buyer’s and a short delay in the sale process.

What’s worse, the agent signed a new contract with another buyer before officially terminating ours. This unethical practice raises serious concerns about their integrity and priorities. Rather than handling the situation with transparency and fairness, the agent appeared to exploit our predicament for their gain, ignoring our willingness to compensate for proven damages.

The whole situation resulted from unavoidable circumstances involving the banks. Adjusting the move-in date was not part of our original plan, but we took every possible step to honor our agreement. Despite demonstrating our seriousness about the purchase, the agency’s greed and lack of accountability made it impossible for us to proceed.

This experience has been devastating for me and my sambo. We approached this purchase in good faith and were ready to resolve matters fairly, but the agency’s refusal to provide evidence of actual losses, combined with their dishonesty and unethical conduct, has left us feeling exploited and betrayed.

I strongly urge anyone considering this agency to thoroughly research their track record with Fastighetsmäklarinspektionen before engaging with them. Unethical agents like these should not be allowed to operate, let alone hold a license. Save yourself the stress, financial loss, and frustration—look elsewhere for professional and ethical service.
