The Management
The site manager is sensible and easy to get along with. She will always try hard to sort things out for you
The owner Robert Welch is far from a complex character who is out to prove himself the Boss rather than the service provider he should be which makes him a difficult person to get along with. He runs Maples as a business bordering on extortion. A person who is always on the lookout for ways to extract more cash out of the sites residents or get them to move on.
Buying a holiday home at Maples.
The owner is very goood at selling the dream. Holiday home prices are competitive but also take into account any additional costs that have not been disclosed at the time. Find out before purchasing then make sure you get receipts and don't pay cash or bank transfer. You need some kind of purchase protection as you would on a credit card.
Be aware that the contract that you receive at purchase is not a rolling one, it is just for the current year and this can and will change as the site owner desires.
The Maples Experience.
It is in a great location and quiet a scenic site with a few owners almost living there as it is a 12 month season. The site is fairly small with around 100 plots. Holiday home owners on site are generally friendly.
The site is next to a mid sized industrial unit manufacturing steel fabrications so it can be quite noisy mid week.
There is an ornamental pond on the top site and a fishing pond on the other. It is about a mile away from Hornsea and about mile away from the sea over the road via Hornsea Leisure park and boat club.
Current Site fees
£3900 for lodges and £3600 for vans. This is up for review ready for 2026 season.
In Summary
The site has great potential which is somewhat spoilt by the owner's controlling behaviour. What should be a pleasurable experience isn't. His business plan is to control and aggitate which encourages owners to give up and sell cheap therefore giving a constant supply of good value second hand stock or vacant plots which can be filled with an ex stock, cheaply sourced older unused models.
It is a real shame as the site could be so much better if only residents were treated with a little respect rather than a cash cow.
A fair number of residents have tired of his behaviour and have moved on. Those who remain are brasing themselves for a hike in site fees with a charge for water.
If you're considering purchasing be careful and know what youre letting yourself in for before parting with any cash, even a deposit. You need to consider that whatever you pay is dead money with huge depreciation from day one with ongoing, hidden and unexpected costs along the way.
