This plot plan will include EXISTING primary building roofline, lot lines, and a north arrow. While generally insufficient for building permits this plan is great for planning. Need a permit-ready plan?This plan is not accepted for most building permits. If you need a plan for a permit application, the Medium Site Plan is our most popular permit-ready option. It includes additional detail required by most jurisdictions — starting at a higher price point that reflects the added scope. Once we send you the draft site plan for review you will have the opportunity to verify any dimensions and mark up the plan with any needed changes and we will make any adjustments free of charge. Hi Jesus -- Thanks for your feedback. We're so sorry your experience with our service wasn't 5-star. As we make clear on our website, we create non-certified site plans (these are site plans that are not signed, stamped or sealed). As a drafting company, working remotely, we are estimating measurements utilizing GIS property line data (unless the client provides a survey) and publicly available satellite imagery. We rely on client input for greater accuracy, which is why ask clients to verify accuracy and why we make any changes free of charge for 90 days. As indicated on our website, when 100% accuracy is required by a permitting office for a specific permit type, the permitting office will require a stamped, signed or sealed site plan. This type of site plan can ONLY be created by a land surveyor, engineer or architect who is licensed in the state where the site address is located. The same is true if the permit-seeker requires 100% accuracy, for planning purposes for example, then a land surveyor, engineer or architect who is licensed in the state must be hired. Hi Tom -- Thanks for your feedback. We don't generally recommend the Basic plan for permitting because it's very basic in terms of existing property conditions. The Basic plan will only show GIS property lines (or survey data if the client provides a survey) and one existing primary structure (the home). That said, there are some permitting offices that will accept a basic plan for certain permitting types and some clients use it for general planning, which is why we offer it. As we make it clear on our website, while generally insufficient for building permits, the Basic plan can be a cost-efficient option for general planning. Thanks again, Tom.
