Last year I got in touch with John from newton property regarding over grown bushes in a communal area. John quickly got quotes and arranged for the work to be carried out. The work has only just been done due to birds nesting which I completely understand. Overall very happy with the service.

Absolutely appalling service from Newton Property Factor — easily the worst experience I’ve ever had with any property management company. They took over from APL without consulting owners, and both companies have been a complete disaster.
I’ve had a roof leak since December 2023. APL told me to wait for better weather, then completely failed to act. Summer 2024 came and went, and I later discovered the person handling it had left without passing on any information. Despite me emailing countless times, nobody had a clue this was an issue.
Newton took over in October 2024, and things somehow got worse. They charged owners nearly £10,000 for roof repairs, then claimed they needed better weather again. Later, I found out they were applying for a grant to fund the repair — without informing any owners until I lodged a formal complaint.
Their Associate Director, Justine, assured me in Q4 2024 that Newton would resolve this and be better than APL. That was a lie. The matter is still unresolved and has escalated into an emergency situation. The First-tier Tribunal has accepted my case, and legal action is now underway.
Newton sends out emails during storms claiming they’re ‘on hand to help in an emergency.’ Laughable. When I called their so-called emergency line during a storm, the out-of-hours call centre couldn’t reach anyone at Newton. I was told someone would contact me on the next working day — 48 hours later, I’m still waiting for that call. So much for an emergency service.
To be fair, not all staff are bad, but some are dismissive, rude, and completely lack compassion. This situation has dragged on for over two years, and my property is now severely damaged because of their incompetence and negligence. If you value your sanity, your property, and your money, avoid Newton Property Factor at all costs.

On the 19th of November 2024 I have an email saying they had instructed the works now in their reply to my recently say the works haven't even been instructed.
*Further reply, letter dated 29th of April 2025 said the full works had been instructed Newton now claiming that only the temporary repair has been instructed.

Since Newton Property Management took over the maintenance and up keeping of Strawberry Bank Parade Aberdeen it’s literally been like night and day compared with the last Factor , and especially throughout December / January where they totally maintained the clearing of snow from the walk ways on a daily basis and keeping the are clean

I have received excellent service recently from our Property Manager, Yvonne Mathers, in sorting out a number of issues.
Most recently, Yvonne was very effective in sorting out an alarm that was going off during the night and disturbing sleep.
When I reported the problem, Yvonne acted promptly, liaisng with the commercial unit concerned, and the alarm fell silent at night.
When the problem recurred and I reported this to Yvonne on New Year's Eve, she acted immediately. This enabled the commercial until to call out an engineer before the Bank Holidays. What a relief!

I have corresponded with Elizabeth Connon on multiple occasions with various issues and queries.
I have been more than happy with the help received each time, Elizabeth has always responded swiftly via either email or phone call to assist me.
I recently reported an issue within my block and Elizabeth had arranged a resolution and communicated a letter to residents within half a working day.

I am going to use Challenge - Action - Result (CAR) to explain this.
Challenge - A salt/grit bin has old and hard packed salt inside that is flooded with dirty water. Fortunately, it is free from any general rubbish and the bin lid is perfectly operational. The bin had been refilled at some point, but, it was refilled with the water and the old hard packed salt underneath. To compact this, there are no drainage holes in the base of the salt bin, and the bin is securely bolted to a concrete slab.
Action - I’m a private home owner, I’ve gone out of my way and emptied the bin of all its contents and used what I can to fight the snow and the ice.
I’ve reported everything to Newton Property Management (NPM). Their action is clearly driven by a deliberate main effort as witnessed below.
Result - NPM have assigned a contractor to drill drainage holes in the salt bin. With the bin free from water, the salt bin will be refilled. Over and above the single salt bin, now every salt bin on the estate will be examined, reconciled where needed and refilled if required.
In summary, I had a pleasant, and constructive conversation with NPM, I was listened to, and I felt respected considering what I had personally done to property that belongs to NPM. The communication back from NPM was exceptional in every aspect. The ability to communicate to all who are involved and all who are affected at the same time, with deliberate actions and forward timelines is professional conduct. Additionally, to apply the same action to every other salt bin on the estate is exceptionally wise prior planning and preparation that proves meticulous foresight.

Our development is managed by Hannah H from Newton. She does an excellent job managing the myriad of requests from our old and occasionally complex development. I believe she is the most organised property managers we have had recently from Newton, even proactively organising site visits. I hope Newton do everything they can to keep her on board as we have had a lot of different property managers over the past 5 years.

Their monthly charges feel like extortion and are never clearly explained. Fees appear without transparency, and when you ask for a breakdown or clarification, the answers are vague and superficial.
There is absolutely no flexibility or empathy if you are struggling financially. Instead of trying to help or find a solution, they quickly escalate the situation by passing your details to debt collectors.
Overall, poor communication, lack of transparency, and zero support for tenants. I would not recommend them to anyone looking for a fair or professional property management company.
