nhg has a culture of not listening to residents and leasholders.repair job done so poorly and always two to three attempt to get it right. quality of work does exist and worse is no one to check if work finished to good standard. service charge money is wasted and no one seem to kept accountable.

I grew up in Notting Hill Housing properties, and although I know you can't go back to the past Notting Hill was a really good housing association. They've saw their tenants as people and not as numbers. Just before emerging with Genesis services dwindled and now that they've joined up with Genesis is absolutely appalling. Housing officers are nothing better than a a bottomless pit of constant disappointment, repairs take ages to get sorted, if they do the cowboys that they send you half done jobs which then means that another contractor has to come. In the meantime this is inconveniencing the tenant out of time and sometimes money. My housing officer is absolutely repugnant, borderline racist harasses me over benign things that I speak to him over and over again, yet still can't take his finger out of his a hole and keep me protected from harassment from a neighbour next door. Absolutely waste of space. Notting Hill needs to separate from Genesis restructure Notting Hill and start seeing people as people are not tenancy numbers. actually having put up the rent 7% in the middle of covid , you have more than enough money to actually put your finger out and get a decent contractor rather than pay under the odds for half jacked up jobs by imbeciles. Although I'm grateful for my social housing property and my home, I find my housing association despicable

I have been renting a 2 bedroom flat with notting hill genesis for the past 13 years. I have noticed the level of service has declined drastically over the years. Unfortunately I have an unfinished bathroom renovation, that has been left for 7 months. Notting Hill arranged for 2 separate contractors to work on my bathroom. The contractors were both highly unprofessional. The first contractor made rude, personal jokes and made cancellations and kept making excuses about when bathroom panels would arrive. They would say "the panels arrived and then because you made 1 cancellation, we sent the panels back oversea." I explained to the guy I didn't want him to complete the job,miraculously the bathroom panels were suddenly in the country and could be fitted immediately. The second contractor arrived on the first day and completed 4 hours of work. He complained about my choice of music and said he hated it. Then he complained that our bathroom was too hot to work in because of the heated towel rail. I agreed to switch off the towel rail so he could complete the job.Then he explained a plumber would need to come over to sort out the plumbing, so that bath could be taken out. They cancelled the next appointment, which was highly frustrating because my whole family sat in the whole day waiting for them to arrive.I also cancelled the next appointment because I had my daughters birthday. The receptionist then arranged several appointment times and then failed to attend. The receptionist would take 2 days to respond and continued to cancel and ignore messages.The contractor reported back to Nottinghill housing that we refused them access into our property to complete the job. I found this very unusual because he definitely came inside the flat, because he left all his materials inside our bathroom in the corner. The guy come back to finish work on our bathroom, which they neglected for 2 months. Then 20 minutes after he arrived. The guy explained that he got a phone call from the plumber who was supposed to be coming over to move the bath. That he has been rushed to hospital with a terrible illness. I totally respect the fact that people can become very unwell for various different reasons,but why wasn't that explained in the morning that the plumber has fallen unwell and will be unable to attend for medical reasons. My husband contacted the receptionist, who failed to respond once again. I told my husband to contact the receptionist one last time and he managed to get through. She was completely unaware about the plumber being rushed into hospital.
I feel highly frustrated and feel like we're being ignored. I have sent to complaints to Nottingham Hill genesis and they sent over a 3rd bathroom contractor and they said they would be more than happy to work on the bathroom. I am still waiting for nothing hill to accept the quote from the contractor. The receptionist explained over the phone that Notting Hill are delaying work on your bathroom renovation due to the quote being to high. They are refusing to pay. The receptionist has escalated my request, but unfortunately can't give me an exact estimate of when they will respond.This really isn't helping the situation and coming home every day to a bathroom that looks like a complete building site is totally unacceptable. I was contacted by the complaints department about possible compensation, but I have heard nothing back since. I think if this situation continues I will be forced to take this to a solicitor. I would kindly appreciate for my bathroom to be put back to its original state. Underneath my bath is covered in mold and completely damaged. There is nowhere to attach a shower because they ripped it off the wall and the guy cracked my new bathroom panel I paid for. He then threw it in the bin and said "I'll give you a nice bit of board and paint it white." He said it looks better. They removed the bath away from the wall, so there is a small gap without any bathroom sealant. The water just pours straight onto the floor, which has now caused leaking downstairs in the communal area. The residents have also had enough because they have to walk passed it everyday and have water dripping on their heads. The residents all pay service charge, for things that are not being repaired. This can be dangerous because the water can enter the electric cables,that run through the ceiling. This will also ruin the foundation of the building. The carpet has become damp and mouldy and the ceiling needs to be plastered again. The longer notting hill hesitate to carry out the repair, the more money will need to be spent on all the damage that is occurring everyday. This in my opinion is not good business management at all. I really hope there will be a solution soon.

Have NHG sanctioned a NO direct contact system with housing officers and repairs contractors.
Because i cannot contact my housing officer directly. And when she dose call its from an unknown number source.
The the telephone number for her on her hub profile is not registered as a real number and will not connect?
Also repair contractors are now also phoning me from an unknown telephone numbers...
Is it just me! or have they changed their policy???

I am one of braunton court Hounslow resident They are given a lot of hope before you buy after there is a lot of expenses specially service charge are nightmare utilities very expensive and you can’t choose any utilities suppliers accept e.on.
All what you are hear and you see nothing once you start live in flats,

This is the worst housing company. I was going through a mutual exchange with someone. unfortunately she pull out last minute so our MUX didn’t go through on 30/09/2024.
We had to move on with another exchange partner and putting our new application in on 02/10. This enable me to found out that on Monday 30/09/2024. Notting Hill Genesis changed my tenancy name to the previous exchange partner ( who pulled out )to my tenancy agreement name without my consent and her consent, neither of us was signed for the Deed of Assignment.
My housing officer Israel - who instead of admitting that your company made a terrible mistake on 02/10/2024, he didn't apologise about it and proceeded to threaten limiting communication with me, shouting at me over the phone, and passing on accusations of anti-social behaviour with the previous MUX without any valid proof.
How could you do this to someone lively hood? It took me 10 days ring everyday to get through this manager calls Alvin, he promised to get back to me on Thursday about timescale when can my name be reinstate but still haven’t heard back from him. Give me my tenancy name back.
How could you deliver customer service like this? You don’t deserve to be a social housing company.

Broken piece of guttering is hanging on for dear life and we are anticipating water damage to the roof as well as the windows.
This was reported in mid September.. after chasing up with NHG for over a week I’ve finally got confirmation of when wates will be out to change the gutter.
The repair date is the 6th of November. Yes a whole month while we’ve just entered rainy season here in London.
Honestly I’d tell everyone this, if you can fix it yourself. Do that, otherwise you’re at the whim of an unorganised organisation that goes through more housing officer employees than temporary recruitment agencies.
All they do is collect rent and you only hear from them if your late a payment.
Their repair service is horrendous, why? NHG are notorious for shopping for the cheapest contractors around.
Instead of telling residents that you don’t have a budget for certain repairs to their properties they should pay for the best to get the best results. Instead you have to wait weeks for repairs that could be fixed sooner, which common sense would tell you, ultimately this current turn around time will cost their organisation more money later down the line.

The only way I can describe Notting Hill genesis is slumlords. I have had water dripping down a bedroom celling light from a leak in the roof for nearly a week. So they sent me a plumber who took some photos and left with heavy storms forecast and the contractor failing to show up and my housing officer not answering my emails . my son borrowed a ladder and hopefully stopped it for now 🙏🏻. This company is a disgrace

have been without hot water or heating for 2 weeks now. hot water is is considered an emergency and must be fixed within 24h. But not according to these lot, I will be contacting my local Councillor, Environmental Health about this solicitors. My mum suffers from rheumatoid arthritis which affects more in the cold. This is disgusting and needs to be resolved ASAP. How is this acceptable? Honestly you are not fit for purpose!

NHG treats its social housing tenants with the utmost contempt and ignores all it's responsibilities as a landlord by making us live like pigs in an poorly kept block of flats. We've had years of excuses and never any positive action.

I live abroad and today I came to visit my mother and was both shocked, angry and disgusted at the way a disabled elderly woman is having to live! The shower hasn’t been working since July!! Various messages and complaints have been made yet the contractors that are sent out by NHG are incompetent or unprofessional and can not seem to fix the issue. My mother is having to put an extension cable into the bathroom, fill a bucket with warm water from the sink using a watering can, then wash her self and finally using a water pump she has to empty out the waste water from the shower into the sink again.
This is completely unacceptable. I can’t believe the treatment that has been given to my feeble mother, the stress and discomfort has made her very unwell.
Over a year ago there was a severe case of mold in the living room and bedrooms, the contractor that was sent by NHG was useless, he painted over the mold in the living room and refused to touch the bedroom because the wardrobes needed to be moved. I flew in from Portugal to move the wardrobes, treat the mould and repaint the bedroom!!
I’m sick of the way you treat your tenants. I think the best solution is for me to go to the media and let them know how NHG behave with their tenants health and well being.

The HA does not take damp and mould serious and are not willing to cough up the money to get to the root cause of damp and mould in a property, they wud much prefer to mould wash till the cows come than fix the cause of the problem.....I have seen it with my own eyes.

I have just received a letter through my door saying that my service charges are £70,219.43. Are you serious?! How can any social housing association charge such an extortionate amount? How am I supposed to pay this? This is inhumane and if I'm totally frank, a crazy expectation of social housing residents. There have been delayed works on our building for years and they have now forwarded the charges to each property. I will not go down without a fight NHG. This letter has filled me with an insane amount of anxiety, as I do not know for the life of me how I am going to pay this?! I don't know how anyone (only if you're a billionaire or super rich) could pay this off in a year! NHG are a disgrace. Thanks for sending this awful letter so I would receive it on a Saturday when I can do nothing about it. NHG have no care, consideration or empathy for their residents. Shame, shame, shame on you!!!!

I have a shared ownership flat with NHG and my advice to anyone thinking about entering into a similar relationship with them is don't! If you can imagine your most unreliable, flakey friend/acquaintance and then imagine buying a flat with them... this is what my experience has been like with them.
I have had ongoing challenges with the invoicing process between the Managing Agent of the block of flats and NHG. As I am selling my flat I have made the decision to pay the legal fees and interest payments that are on my account due to NHG either not paying invoices or paying them very late. However, at least this is in my control... the final thing that needs to happen before I can agree an exchange date with my buyer is for the final service change payment to be made to the managing agent. A payment that I was told HAD to be paid to NHG rather than directly to the managing agent, and now I cannot get any further information on when this will actually be paid across. The PO was raised on 21st AUGUST, and despite an internal contact emailing the Finance management team to chase and me raising complaints to escalate this issue, I am still none the wiser as to when this will be paid.
I chase this every single day, but no one can give me an answer as their 'hands are tied'. By what?! Terrible internal processes and poor communication?!
It is almost the end of the month so I am due to pay another month's worth of rent, bills and mortgage for a flat that has been empty ALL YEAR. The offer on the flat was made at the beginning of April so I will have to pay to get an extension for my valuation report very soon too. All I can hope is that the buyer doesn't pull out as the only reason for this will be due to NHG.
If someone is reading this internally who can get an invoice paid to help someone who has well and truly lost the will, then I would really appreciate some help.

Robbing us as a family with rent when our mother passed 15 months ago.
I gave one star because i can't give none! I bought a shared ownership property with NHG and although I love where I live, I could not regret being linked with NHG more. Service Charge astronomical and the building is looking shoddy. Lift breaks for weeks on end, bin store lock has been broken for months. Parking is a free for all but if residents park elsewhere we are fined. My property despite being new is riddled with issues, lights sealed into ceiling, broken window, door lock broke within weeks of moving in, infested with carpet moths and NHG as the other owner did not address any of these things before I moved in so huge costs to me for their negligence. NHG not interested, when you complain half the time they ignore you. No PMO as they all leave. absolute nightmare, avoid at all costs!
