One bunch of cowboys

Unfortunately, there is no minus zero option. Words escape me. Tenant for over 31 years, same story every time. They will do their utmost to do the opposite of a good job by completely ignoring you in the first instance. Largely staff without housing qualifications, who do not know what they are doing. They also sign off emails stating they are this and that, such as surveyor with no surveyor qualifications or sufficient knowledge to assess complex repairs issues. Housing officers do not know regulations and will make it a point to not enforce their own policies!! I have letter from ASB officer neighbour was in contravention and from housing officer, neighbour was not in contravention. Its a very dangerous type of organisation to be managing housing. The officers are rude bullies, condescending, aggressive etc, and they refuse point blank to even apologise for anything, even when they messed up your plumbing, flooded your place and left you with severe damp and mould causing respiratory issues and skin infections. Nothing ever gets moving without a stage 1 complaint. Imagine, you need to do a stage 1 complaint to even get an appointment! Their shiny corporate days are over. They are all going to be restructured and booted out by Riverside. All those lovely huge pay packets from our rents. Overpaid and totally useless. Currently being forced to learn about damp and mould so I can advise their 'surveyor' what needs to be done.

One Housing as you cant even be bothered to reply to my commits shows how bad you are.I feel so sorry for RIVERSIDE HOUSING who have just gone into partnership with you ? But then again after reading comments from some their tenants .Looks like your same .Just bad landlords who are getting away with treating tenants very badly. Shameful I look forward go seeing you in court

They are awful!

Honestly the worst housing association I've ever had the displeasure of having to deal with. They never answer phones, never respond to emails and never get any work done.

For years they managed a property I owned and I had several issues with leaks in the ceiling in my flat coming from the roof. I would say I encountered 20-25 visits which One Housing had organised to fix the problem and none were successful. They always sent a bunch of cowboys to try and fix the issue. This was if you could ever get hold of them to fix the problem in the first place! They are a very inaccessible organisation.

Upon the sale of my flat they also refused to engage with solicitors and banks who were requesting statements from them meaning I had to pay penalty charges due to their general lack of incompetence.

dealing with them is a nightmare

dealing with them is a nightmare, they are incompetent, rude and most importantly inefficient in spite of the regular payments they charge for 'maintenance'. i have been reporting an urgent issue with black mould that has been completely ignored for almost a month now, not to mention a broken door to the outsside not working since 2020. stay away from them, it's unnerving.

low standard and the care and communication worst. It’s exhausting dealing with then!!!!!

After 4 emails to report repairs on my property with Onehousing and not received a reply, i phoned costumer services, they said it would be another month to get an appointment. The guy (Martin) was so rude and then hung up on me. This is the standard Onehousing seems to think is ok to treat their tenants.. why? The maintenance is always of low standard and the care and communication worst. It’s exhausting dealing with then!!!!!

Rouge Landlord / Rubbish Service.

I have been with OHG since 2014, and it has been the worst decision I have made in my life.
I have complained about the following below but not a single thing has been done about it.

Fly tipping/ Bulk Rubbish dumping.
Repairs.
Health & Safety.
Fire Safety.
Parking.
Cleaning.

I am positive that we can all relate to these matters raised.
The best way to get them where it hurts is not to speak to them directly.

Please use the route of co-corporate complaints by contacting the mayor for assistance.
Even if OHG does not resolve the matter these co-corporate complaints will stick out like a sore thumb when it comes to statistics. Basically, make them look bad. Obtain as much details of the inexperienced advisor you speak to and hold them to account.

Horrid!!

Horrid!!! I feel for you if your property is with this housing association! I had to deal with them for around 10 years! Customer service is awful. Managers change all the time. They take ages to repair communal areas which are not kept clean!. Administration and legal are also awful! My first attempt to sell my flat fell through because of their inability to produce documents in a timely manner. Waste of money and time. I am very happy not to have them anymore!

(N)one Housing!

This is insane! Our building of 82 apartments has 2 lifts, of which one has been completely out of service for several months. The other one gets broken literally every single day (even twice a day!!), and when they come to fix it after several hours of waiting, they treat the residents and tenants with disrespect, like it is our fault!!!
The lift gets fixed for some hours and becomes broken again the next morning! This is beyond a joke!! They take no responsibility for the building they are managing!

The time of facts pointing out has come.
This review is about the residents' experience with One Housing who employees Haus Block Management to manage One Stratford Block Complex.

My experience refers to John Wetherby Court East E15 2PP. I am being very specific so the facts can be verified.

One Housing has been unable and unwilling to resolve any of the longstanding issues. The company Haus was employed to deal with them.

The first one is the often breaking down lift in the building of seven floors.

The second is the overheating corridors which have been inspected by the LFB and condemned as a health and safety concern.

These two issues are related since the excessive heat on the top floor is causing the lift mechanism to overheat. It results in frequent breakdowns, people entrapments for an hour, and more as well as the heat entering apartments creating high unsafe temperatures.

In short, using the situation at hand: on the 17th of September, the lift stopped at the 4th floor early in the morning. It took the lift engineer around 8h to arrive and instead of fixing the issue, the lift was reset (this seems to be the standard routine).
Two days later on the 20th, the lift did the deja vu breakdown again (early morning, stack on the 4th floor).

I am writing this review four days later and there has been no engineer to attend the list yet. The manager wrote to me: "it is low priority repair because no one is entrapped in the lift..."

Be aware that it is still a pandemic and many people work from home. We get lots of daily deliveries. I live on the top floor and am quite fit. However, walking the 14 floors ten times a day carrying bags, boxes, shopping, heavy deliveries is hard if you do it every day. If you planned to have your apartment refurbished you need to cancel it in the middle of the work.
My neighbour is a woman with disabilities. She was as much as many others entrapped in the lift several times and the LFB had to be called to free her because of her medical emergency. I personally have been trapped so many times that I have become claustrophobic. I had never had issues with small spaces.
After that Haus Block Management put up a note in the lift stating what was untrue: ...lifts entrapments are uncommon but if you are entrapped remain patient in the lift because it is unsafe to try to leave... it is also unsafe to be trapped in the tiny metal box in the temperatures above 35C every few days (sometimes few times in a day).

Now, the lift will be reset again at some point and a few days later we shall go through the same cycle of mismanagement. A few years ago the lift was left unrepaired for three months. Then it was under the management of Rendall and Rittner who were fired. The service charge we pay monthly is enormous, £200 so it is not an issue of the company not having the money to fix the problem. The question is where does the money go? We know the answer.

Let me also mention that One Housing has been informed about these issues for the last ten years. There were several official complaints. None of them has been ever followed through and resolved.

The responses are robotic, nonsensical, and showing no intention to resolve the above-mentioned issues and many more not mentioned in this review. They only manage the online damage. Over 70% of their reviews online are damning. The apartments were advertised as "luxury living". They are very expensive but the materials used are cheap.

WORST COMPANY EVER!!

This is possibly the worst company I have had the displeasure to deal with. They are absolutely a joke.
Their customer service isn't only rude but they also don't have a clue on what they are saying. I called them many times to complain about one of their tenants smoking weed every day from their window and their smoke would come into my flat above theirs. On my first call with them they told me tenants were allowed to smoke weed. Which isn't true and also ILLEGAL. I asked them to confirm what they just said and they stated: "People are free to smoke weed in their flat". That was only the beginning of my still ongoing nightmare. Since then 4 months have passed and after correcting themselves regarding what was allowed to smoke within their properties, I am still here having to deal with one of their tenant. Telling me to contact the police, which I have done twice already, and avoiding every responsibility. Don't waste your time with them and if you see them run away. That seems like the only available.

They deserve no star. Awful

They deserve no star.. what an unfriendly group.. THEY SIMPLY DONT CARE for there residents let alone there vulnerable residents. I was called today asking about my reviews. I said, But I don’t want it to go against me. So nervous to leave a review.. what he said next shocked me… OK, he said. I UNDERSTAND AND THANK YOU FOR YOUR TIME!!!!!! So what does that say about this company. I wish I could tell them straight what I think.

Looting general public - not returning my deposit

I left my apartment on the end of july. It was professionally cleaned. Onehousing has come up with issues like 2 small crumbs (not visible with the naked eye) in the oven etc and is not returning the deposit at all. I chased them multiple times on the same; have not got any response. Worst agency ever.

The most incompetent housing association I’ve ever had to deal with!

Me and my boyfriend moved into our Shared ownership flat in Newbury Berkshire 4 years ago and we’ve had nothing but problems with them!
The way they manage the business is shocking. They raise our service charge every year but do nothing to improve cleanliness within the block and communal areas (I contracted Gastroenteritis because they never instruct the management company to clean the stair railing as there is so much pigeon pop) twice taking money without asking as they forgot to change the Direct Debit (we threatened them with going to a solicitor after they refused to pay us back, eventually they did), still have not had a full break down of our service charges and why they need more money when they do nothing, they take forever to come back on a simple request, when we first moved in my boyfriend named me one of the people to speak on the account but have never noted it and now today found out that they never took their name off the Thames Water account (they used our flat as the show flat) so we’ve been charged £60 for our water bill! Thames Water had said they sent comms to them but surprise surprise One Housing never notified us or even looked on their accounts.
Just don’t understand how a company who are supposed to be looking after people who don’t have much and struggle everyday can mess up so much! Just utter incompetence! All the management should be given the sack and new people with a brain and common sense should be brought in to save this awful association! I used to work for Sovereign Housing so I know how associations should work, no association is perfect but they need to step up otherwise we will be heading to our solicitors and going to the housing ombudsman and hoping they do a full investigation into how the place is run and hopefully get a massive telling off or loses their license to be a housing association.
I hope they read all of these comments and someone actually does something about the mess they are! Just unbelievable at how mismanagement they are. Worst company I’ve ever had to deal with and I can see on here I’m not the only one who thinks that!
One Housing, sort it out and please start actually caring about what your residents think and the issues they have with you!

I would like to give them minus stars.

I would like to give them minus stars.
Disgusting in the handling of a mutual exchange.
Currently on day 60 since application was put in.
All we are waiting for is them to email a reference to the housing group I am swapping to.20 years and never had an issue.
Emails ignored phone calls I keep getting fobbed off.
Even the complaints team are useless.
My job is now at risk because it doesn't look like I will move in time.

Do not put ur loved ones in a 9ne housing facility....one housing is a rip off to our elders .
My parents have had to pay for food which they do not eat for last three years ....they live in independent living and independently cook their own food but still getting charged and threatened with eviction notice if they don't pay for food they don't eat .
Disgusted with one housing if u care about it loved ones do not put them anywhere near one housing

Worst company I have ever dealt with

- Won't respond to any calls or emails
- Do not stick to any of their own turnaround times
- Make continuous mistakes with payments, always taking more than they should
- Need constant chasing on any and all queries
- Staff are unaware of any internal procedures and consistently give the wrong answers

To give more specific examples, they have taken months to respond to queries that they say should take 10 working days, they took 5 months to fix a leak which in that time wrecked a significant portion of my flat, and they have made erroneous additions into service charges to the tune of many thousands per year. Just recently they sent me an invoice for the wrong person and address, and insisted it was for me when I responded that I'm not that person.

Dreadful for the past 10 years

Two out three lifts are broken in our building, having been reported weeks ago.
Engineers keep coming to fix it, reporting back to OHG that it's fine and their not. The local fire brigade had to visit twice last week to free people.
Another engineer arrived YESTERDAY morning, reporting back to OHG the lift was fixed, it's not fixed.
It is ALSO impacting on the fire works being carried out by Kier, who's staff have to use the stairwells, with all their equipment. It has dragged on far too long and because we do not have an OHG rep for our building (OHG don't offer that) no one is flagging this ongoing issue except the Tenants & Residents Association.
OHG don't even have the capacity to let you know if the lift is fixed or not. They don't communicate unless you call them.

Buying a shared ownership with One Housing has been the worst choice I have ever made.
Can never get hold of anyone I need to speak to. Communication is absolutely shocking - messages are never passed on and all they ever want is money from you.
No matter what you need there is always a charge at the end of it. They're motto might as well be "don't care, pay me!"
Took over a year to repair my damaged ceiling and the roof still hasn't been fully repaired 2 years on. On top of that, when the damage began originally, instead of steading out roofers, they sent a carpenter. When water was leaking through the light fittings and explaining it is a fire hazard, they took hours to send someone.
The lift in the block breaks down constantly and have even been stuck in the lift 15 minutes after it was "fixed"
Avoid like the plague!!!!!
