Try for an hour to make an account on the Web app and it did not work. Not user-friendly at all.
After weeks of phone calls and emails, my request to remove my escrow has been denied by this mortgage company. The are basing my equity on the purchase price 4 years ago and not the current value.
This forces me to have to choose between the two escrow options that are both based on inaccurate information of my property tax and house insurance rate. The call it a projection. Both options lower my escrow payment but require me to make a lump sum payment by May 1, 2026 that I do not currently have. This mortgage company has enough funds in my heart equity to pay my 2nd annual property taxes and house insurance bill for this year despite requiring Adrian funds. The state it is be ur they require two months worth of pants to be in escrow at all times. Last year, thy had $1,100 extra in funds that just sat.
Based on my experience, I will not do business with this company in regards to escrow. I will be refinancing to remove my account as soon as the rates begin to drop below my interest percentage rate.
The rep was able to help me get exactly what I needed without further mail or contact.
The transition from PHH to Onity has been very smooth, informative and easy. The website has great user interface.

Was PHH Mortgage. I applied for mortgage assistance around November 2025 for being behind just 2 months. It is now April 2026 and I have gave them everything they need and more and they have the worst communication with each other, constant rescheduling for calls, and I feel like I’m going around in circles with them. I’m slowly able to just catch up while they still drag it out. If you need assistance good luck because they are useless.

Onity Mortgage is the worst company I have ever had the pleasure of dealing with. They bought out the lending company who I originally financed with. I bought in February and never received any information about who to contact except one letter through the mail stating I could contact them on April 1st to get everything set up. When I call on the 1st, they tell me my payment is due that day or it is late. I paid it that day. I then call customer service back two weeks later to see how to make partial payments, I get paid bi-weekly. They explain to me that is not an option. Its either in full or nothing. I strongly advise staying away from doing business with this company if at all possible.
