I did not like how Sureserve gas services would not take responsibility for their engineers actions when flooding the customers kitchen and wrecking a cooker while replacing a boiler, they would not compensate for a new cooker or any damage caused by their actions.

Orbit housing group allow drug dealing within their buildings. They allow drug use in their buildings. They allow unsafe environments for children and young single parents in their buildings. They allow illegal tenancy with up to 4 people living in a one bedroom flat. They allow the storage of multiple unused vehicles that use legal residents car parking spaces (needed for medical conditions and emergencies). They allow buildings without legal fire marshal checks and security. The housing officers do not answer emails, calls, messages. They openly lie to your face and then ignore you. They allow residents to be physically threatened by non residents whilst staying illegally in their building. Over a year of procedures, following all of their requirements to pursue some form of action and nothing.
This is orbit housing group and their housing officers treat semi disabled people with mental health issues like dirt. This "company" so not care about you at all and will openly lie to you.
Im not sure that i can personally, mentally, emotionally handle living like this anymore before something bad happens to my support dog, any child that lives here, valuable property and myself...I can't deal with this "company" destroying my life. My mental health.
Its too much. And this will end badly.
DO NOT TRUST THE HOUSING OFFICERS AT ALL. THEY WILL LIE.

Orbit homes don't get back to you.
Their affordability assessor doesn't get back to you in a timely manner, how are you supposed to get through their hoops when trying to move house and be accepted for their affordability assessment.
I think they are very hard to deal with and don't help you out so you can find the best solution also taking into account meeting their requirements.

Staff you deal with over the phone only do what they have been told to do by the powers that be above them so can't complain about them. However orbit themselves have been absolutely shocking..20th of November 2025 we had strong winds in our area and it snapped a hinge on our bedroom window.. the guy come out to fix it only to drop the whole window out onto the floor below so had to board up the window till it gets replaced.. its now the 8th of April 2026 still a boarded up window and when you look into the hub to get updates they keep changing the 1st reported dates.. now ive found out why they are doing this and thats so it looks like they are acting in the 60 day window to get repairs done and upon research found out thats against the law to change reporting dates.. we have gone soon to be 6 months with a boarded up window having to use more heating to keep the house warm during the colder nights, the wood in the window is starting to get mould patches,now the warmer weather is coming can't open a window to let fresh air in and cool the room down.. its like we are living in a squat.. compleat abuse of power from them its an absolute joke how they are happy to let this go on

even the most vulnerable people who have got illness and disability issues
Don’t do repairs correctly infact they imploy billy bodger scarpit and run 🏃♂️ contractors who are put on impossible 🙅 time 🕰️ limits per job so nothing ever gets done properly and they don’t make appointments for access and close the jobs down if you are not available
Also they don’t care 🤷 about people who are in pain and can’t get to sleep 😴 until the early hours in the morning and just come banging on your door
and also after 15 years of being a tenant and even having a second hand 🤚 kitchen toilet and bathroom from the start of my original tenancy
even the main roof is leaking for a second time now into the property and they have known about this since November
and guess what we are still waiting on it to be fixed and it’s now April
Also they have the nerve to ask for a month in advance and that should have been the case on starting the tenancy in the first place 15 years ago
Now that’s illegal and we will sort this out in court so you can deal with my solicitor
I took orbit to court and won the first time 🕰️ around in court and I will definitely win 🥇 the next one ☝️ as well
And to make things that little bit worse they are not even bothered 😕 that we are in a cost of living crisis at all

Had reason to complain about the behaviour of one of their operatives several weeks ago & I have been fobbed off with constant delay tactics, promises of action followed by…..you guessed it, NO ACTION & it’s now been one month. I had to call to report an emergency repair today. I'm profoundly deaf. The call was answered within a minute, no long waiting time to get through. I asked Cherene to be patient with me due to my hearing difficulties and she was wonderful, speaking slowly and clearly for me. She raised the repair and made it clear what the response time would be and other details. Thank you Cherene, you made a highly anxious call for me (I never use the phone generally), really easy.

My gas safety check was due between 8-12, the man arrived at 10:30 which was perfect for me. He was polite, respectful and got straight on with what he had to do. All went welll and he left. I wish all tradesmen were like him, I felt he was totally trustworthy

Bought a shared ownership property from Orbit around 3 years ago now and they are absolutely pathetically bad. Do not pay back the service charge surplus as stated they will (taking the matter further currently) cannot get hold of the right people to talk to whilst offering absolutely near on 0 service to even actually warrant charging anything. Price increases every year just absolutely horrendous customer service. My advice is steer well clear

I’ve lived in my Orbit home for nearly three years, and unfortunately the “snagging period” seems to have lasted the entire time.
The shower has wobbled since the day I moved in. At one point a hole was cut into my ceiling to fix it… the shower still wobbles. The hole was new though.
I’ve also had lifting bathroom flooring, a living room ceiling with a rough finish, and plaster under my bedroom window that has been repaired three times and is now making another comeback.
When my downstairs flooring was replaced, my washing machine was dropped and I was offered £50. Spray paint was also left on my floor.
On a positive note, NHBC have agreed to cover most of the remedial works. However, dealing with customer care has been challenging, and I have now escalated the matter to the Housing Ombudsman.
I had hoped to be reviewing my home, not the repair process, but here we are.

As a temporary contractor who has worked on everything from wind farms in Cornwall to ASOS WHARE HOUSE in Germany powerstations and house building I can honestly say I'd rather live in a pop up festival tent ..These properties are thrown up .using the very cheapest materials available ..how do I know ...I unload the lorrys . I've been doing this job 26 years I know cheap bricks plasterboard when I see it .. the site management struggle to run a bath never mind a site ....and don't worry there's lassoo and spur marks on everything ..yeeehaa ... .
