An incredibly difficult sale

An incredibly difficult sale conducted with patience and professionalism by all in the Moseley branch. Without their support and positivity I might have taken the flat off the market and despaired! All a success in the end!

Oulsnam providing excellent Estate Agency services

Oulsnam were very friendly and professional in supporting the sale of our house and Emily Perks at the Northfield office was especially helpful, particularly as we were not locally based and Emily managed all the viewings and issues seamlessly

Great Service for purchasing home

Anna was especially helpful throughout the process, always happy to answer our questions and provide support whenever we needed it. Great Service

We had a great experience buying our new home through Oulsnam in Kings Heath. They made the entire process incredibly straightforward by facilitating and supervising all the property viewings completely to our convenience. When it came to the critical stage, their team expertly assisted in negotiations with the vendor to ensure we successfully achieved the purchase.

Lovely staff

The staff throughout the process here were great, Michelle, Georgie and Alison all helped us with what became a difficult sale with our upward chain causing delays. They helped with getting communication with solicitors and were always on the end of the phone if needed for reassurance or guidance. Very pleased with the experience with them and everything they did for us. Would recommend.

After 12 months and 4 x house sale we finally got there

I was completely over whelmed by the…

I was completely over whelmed by the process but oulsnam kingh heath georrgie and all staff made it an obsolete breeze they were incredible patient taking the time to answered every single one of my question with out making me feel rushed i am glad to recommend them

Excellent service

I had an excellent experience with the Oulsnams Bournville team during the sale of my apartment at The Franklin. Rachel Andrews provided professional and straightforward advice from valuation through to marketing, keeping me informed at every stage. Karen Crayton was proactive with updates and offered honest, practical guidance throughout the sales process. Emma Dempsey ensured matters progressed smoothly once a buyer was found, helping coordinate the next steps efficiently. The Bournville team were responsive, knowledgeable and easy to work with, and I would gladly recommend them to anyone selling a property.

I recently viewed a property with Sadie…

I recently viewed a property with Sadie and I couldn’t have asked for a better experience. It was my first house viewing and I was there on my own, so I was a little nervous going in, but Sadie immediately put me at ease. She was so warm and welcoming, took her time answering all of my questions, and never made me feel rushed or out of my depth. She made what could have been quite an overwhelming experience feel really comfortable and positive. Genuinely lovely person to deal with. Thank you, Sadie!

Excellent experience selling my house

I can't praise Oulsnam's Bournville office, and especially Lissie, highly enough! Throughout my house sale Lissie was helpful, friendly, efficient and communicative. She explained things clearly, kept in touch and always followed through promptly on things she said she'd do. Thanks also to Rachel (especially for pricing my house perfectly) and the rest of the team - I absolutely recommend them.

A process made easy by an exceptional team.

We have recently sold a property through Oulsnam and thought it worthy to note the exceptional service we received from Shelbi, Sara and Karen at the Barnt Green office.

From start to finish, nothing was too much trouble. The advertisement for the property was excellent and we were able to sell within weeks.

All our questions were answered and dealt with promptly, everything was explained to us and we were kept well informed along the way.

Extremely disappointing

My experience with this letting agency was very disappointing.

At the end of my tenancy, they attempted to deduct £280 for cleaning, despite the independent check-out inventory repeatedly stating the property was in "otherwise clean condition" and recording "N/A" where it asked whether the carpets required cleaning. The justification given was that the incoming tenant has asthma and requested an additional clean. While I sympathise with the new tenant's circumstances, I do not believe this is a reasonable basis for charging the outgoing tenant when the independent inventory did not identify excessive dirt or pet hair.

They also sought to charge £380 for staircase works. The check-out report only noted minor paint chipping and "marks and scuffs age related", yet the invoice was for making good and repainting the entire staircase. I offered two reasonable settlements, including £200 towards the repair, both of which were rejected.

The undisputed portion of my deposit was returned, but the agency was unwilling to reach a fair compromise on the disputed charges, leaving me with no option but to refer the matter to the Tenancy Deposit Scheme for independent adjudication.

I appreciate that landlords are entitled to recover the cost of genuine damage, but I expected deductions to be supported by the independent inventory and to be reasonable and proportionate.

Luckily the result of the TDS dispute was fair and found mostly in my favour.

Finally, I would like to add how unhelpful Jackie has been throughout this process. Her sarcastic comments were really not needed.

Based on my experience, I would advise future tenants to carefully document the condition of the property throughout their tenancy and be prepared to challenge any deductions they believe are unjustified.

As a managing agent, we have a duty to present to both landlord and tenant any proposed deposit deductions supported by the check-in and check-out reports, invoices and other relevant evidence. We do not make the final decision where an agreement cannot be reached between the parties.

In this instance, agreement could not be achieved despite discussions regarding the proposed deductions, and the matter was therefore referred to the Tenancy Deposit Scheme (TDS) for independent adjudication. This is precisely the purpose of the deposit protection process, providing an impartial assessment where there is a genuine dispute. We fully respected the adjudicator's decision and ensured the deposit was distributed accordingly.

Whilst we appreciate that you disagree with aspects of the landlord's claim, it is important to recognise that differences in interpretation of inventory reports are not uncommon, which is why the independent adjudication process exists.

We are sorry that you felt our communication fell below your expectations. We always aim to deal with disputes professionally and courteously, and we take feedback regarding customer service seriously.

All agents should be like Oulsnam

We had a viewing with Sadie, from the Bromsgrove team, on the hottest day of the year and felt moved to write a review, as all 5 of us thought she did an incredible job. We arrived early but, instead of waiting outside, Sadie arranged for us to view the gardens first, whilst another couple finished viewing the house. As we moved inside, she had both appointments running alongside each other, somehow managing to answer all of our questions, keep the vendors happy and entertaining our 3 children, who were making it difficult for us to see everything! It was incredibly hot, but she worked so hard to make it a good experience for us, remaining enthusiastic, professional and knowledgeable throughout. All of the children left saying how lovely she was, and it takes a lot to win them over!

I would also like to mention Karen who, despite our last viewing with her being some time ago, remembered all of our requirements, our family details and always takes her time with us. We've never felt rushed.

We've been looking for a house since the beginning of the year, so have met with many agents. But Oulsnam stands out and we do so hope to be able to buy with you.

Oulsnam Barnt Green company and staff were polite and always on time to deliver information during my stay with them. The rent process and its completion was peaceful.
