Shocking as always

Shocking as always! Continual water penetration from tenant above who has mental health issues and does not respond to letters through the door or phonecalls and HOUSING OFFICERS DONT WANT TO GO OUT AND VISIT HER or do anything more permanent like make sure she us properly supported ormove her to a ground floor property where she cant keep spoiling my peaceful enjoyment of my home!!!!!! Another Ombudsman case......

When are you going to remove…

When are you going to remove scaffoldings, from February 2026. We can't use balcony, can’t open windows for the whole spring, summer and now is already autumn. Why Peabody never call back regarding our complains, instead replay the same message to everyone: “Please get in touch on 0300 123 3456 where you can also start a Live Chat, so we can help”. We know your number, this the reason we decided to leave out complains here, as you just useless on the phone, putting phone down all the time. I have many CAS numbers already and you never call back.

The communal door lock had been broken…

The communal door lock had been broken for over a month which has gone over the time frame kept getting numerous apologise but nothing has been done.
Going through the first tier of my complaint but i don't have any faith in either of these 3 tiers as far as am concerned it felt like they are sweeping the problem under the carpart rather than go further.
I could have solved this issue as clearly there is a issue with the company so have a plan B to secure your tennants..

If I could give 0 stars I would!

Very frustrating and if I could give 0 stars I would! Writing as a homeowner who has damage to a wall and fence due to neglect of tenant from Peabody. Have been trying to get this issue sorted for almost 10 months now, only to keep getting told ‘we are looking into it’, ‘leave it with us’
I also think their complaints procedure is shocking. Stage 1 complaint outcome was no change, escalated to stage 2 and it took almost 5 weeks to even assign a case handler, let alone investigate it. Who told me in the report the fence was repaired in June when it certainly hasn’t been!
And the case handler is now out of office for the next two weeks, leaving me no further in resolving my issue.
I think Peabody needs to do better at supporting their tenants and looking after their properties, instead of other people being left with damage caused by neglect

Two stars and dropping.

Just finished looking at the latest Peabody email pamphlet. They're absolutely dreadful, and they stonewall communication habitually and as a matter of policy. I have a question, though, which the customer service team (not a bot, or an automated AI response, I'm sure!) may want to answer. When you asked us to rate you, and showed the Trustpilot logo with the full 5 stars, was this meant to deceive people? You have barely made it to two stars - a casual observer might think you were claiming to have 5.

Peabody are the worst

If I could rate Peabody with less than 1 star, I would. They are a terrible Housing Association who seem to make up information as and when it suits them. They consistently breach data protection, giving our contact details to their Contractors. They fail to notify tenants when they decide Contractors should visit tenants and insist Contractors leave a card stuck in your door, when Contractors cannot gain access, thereby advertising to everyone if the tenant is not home. It doesn’t occur to the staff that tenants have letterboxes. The Management are awful. When they cannot answer basic questions about why important, dangerous repairs have not been carried out, tenants are blamed for vandalism. An example of this is on a newly built estate, 3 lifts in different blocks of flats had gaps between the back and side panel of the lifts. Instead of dealing with the issue, Peabody “repaired” the lifts by filling the gaps with sticky tape! When I raised this, the Managing Director had the temerity to cite vandalism by the tenants! Tenants paid for playground equipment and maintenance for years under service charge, yet there was no playground! Peabody refused to reimburse the tenants but applied the money to the tenants rent. I’m still waiting for Peabody to confirm the date range of the charges. I could go on for days about how bad Peabody are. All I can say is the contemptible behaviour starts from the top and filters down to the bottom!

A very poor housing association

A very poor housing association. No-one cares about your repairs and damp. It's all spin. I have had raw sewage pouring into my flat for the past 2 years and they still won't repair the pipe. There complaint procedure is laughable. There's no respect for the tenants.

This is an organisation of which i do…

This is an organisation of which i do not trust. Its expected for mistakes to be made but to learn from theres mistakes is the difference between a trust worthy organisation and then theres Peabody.
There should be do as we say not as we do.

A1 For years my 80 plus year old mother has gone whith out the use of her sanctuary her balcony were she would potter around and tened to her plants and hang out her washing.
After sola panels were fitted to the roof of the block it enable a nesting ground for pidgins and being pidgins they do what pidgins do. In a short amount of time the planets which helped my mother so much in her fight which dementia were soon covered in pidgin faeces. The balcony floor also and for get about hanging clothes out to dry they too would covered in pidgin faeces before the day hand ended. Yes photos with wording pointing out the issues to Peabody much of which were ignored by Peabody. But in true Peabody fashion as only Peabody can do in two to three different occasions they sent one individual without the correct PPE to claim accross the upper baloney to remove the debris from the guttering which at this point lookes more like the Amazon rain forist. As what should have been done and scaffolding setup to do a one hit fix somthing that Peabody over looks all the growth came back in less then two months.

A2 To leave a large heavy communal firedoor fire door hanging from one door hinge for well over a month a door that could have easliy full gave way and landed on a child or a person of age. It took Peabody four return trips to fully repair the fire door and not because it was a difficult repair its just down to sloppy workman ship. You see in my experience this is not a proactive organisation you will report a problem in the infancy stange of a problem and Peabody wont do a thing to address that problem to the point when that vwry same minner problem now could be harmful to residents. A problem that would be two hours and two or three hundred pounds to fix will now take months and thousands.

A3 LOAL breach resident suck in the lift at 22:30 at night woth no working alarm sounder or a working voice link by law this unit should not be in service luckly the lady called me. I just so happen to be a electrician and a lift engineer.

A4 think about leaving for work in the morning and having to walk by drug addicts a sleep on the communal staircase then navigate puddles of urine and human faeces day after day month after month year after year a drug dealers safe growned and a comfatble place for drug addicts to by and take there product. Peabodys part salutations to fix the locks on all communal doors. No the building manager for the block sent out a letter stating that residents should challenge persons they dont recognise trying to enter the block.

It can and dose take Peabody years to address a fault but you miss a rent payment and the passive aggressive letters will be comming your way fast. Now why is that i could be at risk for ingury for years letters of complaint ignored for years or just not acted on. But when it coems to rent you still must pay services that could be putting your health in danger. I now have mental heath issues from dealing with Peabody that iam paying for with so much more the just money. This is Peabody

Left a dangerous structure.

Autoglass van crashed into our carport on 24th August. Peabody visited 25th August to stick up poles and completely block access to the carpark for 3 houses (one of which I am freeholder owner for) and think that their internal "60 day" policy overrules this? Incorrect. All housing law is on my side but do Peabody care or even know this? No they just repeatedly ignore requests for updates. No structural engineer. Houses exposed to internal walls. Dangerous Structure blocked by tape and unsafe parking options for residents.
I suggest you actually respond to our complaints and resolve this ASAP. It has been escalated to building control & local MPs. Paying for what? Absolutely nothing. You cannot hide behind an internal policy and it does not override UK Law

Peabody: an organisation which brakes their own standards of rental arrangements.
1: assigned housing officers that repeatedly ignore complaint emails.
2:due to the problematic nature of Peabody I had to step in and assist my then eighty year old mother who has dementia and with the problems which Peabody made. It took over two months to get Peabody to agree to be a person that could represent my mother. End the end they only agreed when I started legal action. That was 2020. Now 2026 there now stating there is no record of such an agreement so according to them I can know longer list any new cases with them such as:
A: the on going problem close to seven year problem of anti social behaviour which is still on going all linked to the appointment beneath ares issue such as: week long wedding celebration / karaoke party which going on till one or two am on weekdays / or music played so loud the furniture vibrates/ or the D.I.Y that’s been on going for over two years. At the must Peabody would send a letter or visit the home and tell them to stop no more no less. This year I was asked if I would be happy to have a sound monitor fitted in my mother apartment for one month no more no less it took Peabody close to seven years to make that offer. Just one month what if they go on holiday within that month.
2: I was called by my mothers care worker stating the lock on the front door won’t lock as I was on my way home I logged a call with Peabody this is late 2025 a locksmith from Peabody attended that same day removed the side cover from the locking edge of the door opened and locked the door with my key then stated you need a complete new locking system barrel for the key and all the lock that are controlled by the barrel lock in the side edge of the door. The Peabody locksmith told that he will be with the parts. One month later and no word from Peabody and the lock fault returns I’am called again by my mother’s care worker stating the door won’t lock. So I call Peabody the locksmith attends he states this is an open case you have already had a locksmith attend why did he not order the parts and return and complete the job. Ok he states he will order the parts and return to fit them he never returned just over two weeks later the lock completely jammed.
I then had to leave work on an emergency as the care worker couldn’t leave as the door wouldn’t lock at all. I got home checked the door then called an emergency locksmith at a cost to my self of £350 payable then and there the locksmith stated he will change the barrel lock but your full system needs to be replaced. No apologies from Peabody but they did send a locksmith two weeks later that stated the lock was fine without removing one cover. But he did spray same WD40 in the lock so that must of fix it. Really.
Peabody repair team seldom do what I call a second visit fix and what I mean by this is the first visit is an assessment of what the problem is and what’s needed to fix that problem as Peabody repair staff often don’t have the correct part or any parts for that matter even though the majority of the apartments have exactly the same fixtures and fittings the second visit would be to remove the damage part and fit the new parts job done one and all are happy. However in my experience what Peabody tend to do is attempt a half fix so the Problem is slightly better but the problem or fault still clearly remains. So the fault is called in again and the process is repeated on average it normally takes up to four visits from Peabody repair staff.
This is a organisation that will diminish your health. They will try to or just brake your will
I have lost well over a week of work . I Have high stress. Anxiety. Thoughts of harming my self as well as multiple trips to my G.P and even as I compose the now 17:42 on bank holiday Sunday there paying there music once and yes objects in this apartment are vibrating.
This is Peabody please don’t think this is the only problem there’s so so much more.

Peabody Part 2
Some years ago Peabody decided to upgrading all communal entry door systems and fit a new intercom system in each apartment howevery this went disastrously wrong:
The cables that run the system power and communications and such would normally be placed in some type of protective casing know as trunking or conduit this items protect vulnerable cables from rain water and moisture in other words it’s an extremely bad idea to leave such vulnerable cable exposed to the elements. So Peabody had the cables hanging from the conduit for months exposing the cables to every bad element possible. The work men broke multiple heath and safety at work regulations in this installation. having a prooly contracted cable pulley on the inside communal doors with no warning notices out side that door or main entrance door. This would be know as a fall hazard. This is a location where you have elderly

Past behaviour shows me you will do absolutely nothing about the homeless issue. Over the years, you actually made the situation worse with the bin gates
When I queried a separate matter, about replacing a broken bin, I was told you knew nothing about it. I asked if you would speak to the council to follow uo, I was told I would have to do it. So I have, the council will be in touch again about replacing our large grey bin

Non existent communication

I made a complaint in May and still not resolved. Cannot speak to the so-called person who is meant to be coordinating work. Have to waste days waiting for workmen only for them to be the wrong one for the job. Total lack of communication and customer service
We get charged service charges but they seem over inflated and jobs such as building maintenance I.e. cleaning is fabricated but we still get charges a weekly rate.

Managed apartment block

Peabody manage our apartment block. Their ground staff are fantastic, the head office people whom we have to email to raise concerns are quite slow to action however.

No update for our requests

CAS-1560363-Y8G0Q6 it has been more than a year and we raised multiple tickets with them, but still haven't get a meaningful response. Are you waiting for someone to get seriously injured before you take an action? We have been asking peabody to install gates to our private parking space,as random people abusing the parking bays, meaning we as residents can't find a space for ourselves and we ask them to live the private area we are being threatened. They throw rubbish everywhere as well when they get in. Peabody visit once every year but asks monthly payments from residents.

UPDATE: Peabody responded, stating someone has already responded to us, and they have not responded to either our neighbours or me. Even if i provide ref no on 1 star review they still lack of communication, support and provide absolute no solution.

So RM assured me works would be carried…

So RM assured me works would be carried out, they never were, we’ve been at it for months now and now RM tells me theres no money to get it done, so i flipped, I live in an adapted disabled bungalow and she told me I’d have to cut 40ft bushes and a tree down myself, so in retaliation I said “im only paying £22 a month off my arrears based on her attitude, first thing she did was go for repossession but what she didn’t know is that amount was agreed with the finance department, avoid these slumlords, they’re useless and vicious!!!
