Trying to contact Peabody to get anything done is a mission. I pay a service charge for management of the building but this doesn't seem to matter. No idea why simple requests take months and months... See more

Shout out to the A2B Groundworks operative!
I wanted to leave a review to praise the contractor sent out by Peabody from
A2B Groundworks. The gentleman who came did an absolutely outstanding job. He was professional, hardworking, and the quality of his groundwork was top-notch. It is great to see Peabody using such reliable and excellent workers!

Easy to book in appointments. Quick and efficient turnaround.
Awful.
Tried to make a complaint and ask for support with an ongoing anti-social issue, was told my “neighbourhood manager is off sick until mid-September” with no alternative.
Awful and lazy customer communication and very uninterested staff
There is nothing to review no one has made contact with me since my request over week ago very poor service
There is no experience to review

No response to a serious welfare concern. No reaching out or response to self-harming client who doesn't even know status of their transfer application.

I was contacted by someone from this service....I have the name. Sadly my uncle passed away in the accommodation. This person contacted me to discuss arrears. My uncle has always paid on time and until we can access his property and funds Peabody will still continue to be paid so there will be no arrears at all. In fact he will continue to pay despite his passing away until we are able to access things to change this which may take a while. A very insensitive phone call I feel...lacked compassion and emotional intelligence.

Sadly I wasn't helped at all.
After contacting Peabody for an update I was placed on hold for 10min and after that the call was disconnected.
No update, no solution I still have the same problem as 2 weeks ago.

Very frustrating being told it is 4 weeks timescale for Peabody to acknowledge receipt of a Deed .. this is holding up a house sale and despite emailing ever day they do not respond .. completely unacceptable
Unbelievably bad service from Peabody. Continued drug use and ongoing antisocial behaviour by tenants of Peabody. The area manager really couldn’t care less.
Good afternoon,
I am writing to confirm that I have visited the tenant at ******** and spoken to them about the issues you raised.
Please can I ask that if you have any issues in the future relating to criminal matters, you report them to the Police first, before reporting them to Peabody.
Thankyou
Lindsey
Good afternoon, Lindsay.
No, I’m sorry but as the landlord, you have more power in dealing with these issues than the Police. Surly you can agree the Police have more pressing matters to be dealing with than having to step in to address issues with tenants that have a housing office attached to the property. Breach of tenancy is not a Police matter, it’s a landlord responsibility to address these issues, whether you wish to or not.
I will keep your email and its evidence to your reluctance in dealing tenants who continue to smoke drugs and make their neighbours lives and that of their young children’s, stressful. which unfortunately seems to be the norm from Peabody.
Rest assured you will be hearing from me again, should the problem continue.
Regards
Emailed again this evening to report more cannabis smoke, loud music and other antisocial behaviour.
Ms ***
Please can I refer you to the previous email that I sent you .
Thankyou
Lindsey
This is the support you can expect from Peabody. They have to be one of the worse Housing Associations out there.

I’d give a 0/5, they never support their tenants, they send horrible letters and threats, promise to do works, and they never lift a finger, single handedly THE WORST SLUMLORDS YOU CAN EVER IMAGINE, disrepair, mouldy, scruffy properties that are falling apart - BUT BE SURE TO PAY YOUR RENT, absolute SLUMORDS!!!

Awful housing. I have struggled to get them to fix a dangerous leak which seeped into all the electrics. Leaks of this importance should legally be fixed within 7 days.... Peabody housing have left it for 8 months!!
I am living with damp and mould due to leak and the ceiling could collapse at any time.
Ajoining rooms to the leak have lost their electric supply, light switches and plugs not working anymore which is probably a good thing as the water has travelled into them.
I have a young child who has to be constantly supervised in her own home due to worries of ceiling falling down or electric shocks!!
Peabody have ignored all emails complaints e.t.c.
I have now opened a court case on them.
This housing needs to be investigated thoroughly as I wonder how many other tenants are living in these or worse conditions.
Unfortunately the staff just don't care but quick enough to collect the rent and service charge every month!
