Proper Apartments is an apartment management company in Tbilisi, Georgia, specialising in short-term rentals and Airbnb property management. We work with Georgian and international property owners who want a local team to handle the everyday responsibilities of renting out their apartments. Our services include dynamic pricing, reservation management, 24/7 guest communication, cleaning coordination, apartment preparation and financial reporting. We support guests with booking questions, arrival details and assistance throughout their stay, while keeping owners informed about their property’s performance. We use Guesty to organise reservations and day-to-day operations, and PriceLabs to support pricing decisions based on demand and seasonality. Through the Guesty owner portal, property owners can view their booking calendar, apartment availability and performance reports. These reports provide information on occupancy, average nightly rates and rental revenue, helping owners understand their results even when they live abroad. Our team operates exclusively in Tbilisi, focusing on Old Tbilisi, Vake and Saburtalo. We work with well-renovated apartments and can help owners prepare their properties for short-term rentals. Getting started begins with sharing the apartment’s location, size, condition and photographs, followed by a discussion of its suitability and the services required. Our management commission is 25%. We agree on the scope of services and the terms of our collaboration in advance. LLC Proper Apartments is based at Besiki Business Centre, 4 Besiki Street, Tbilisi, Georgia.
