My investment has been stuck with them for over 5 years and they keep extending the deal. Very poor communication
Great when you first start but after a while you find that you can’t get your money out because of delays in building etc

I have money with them since 2017 and it's been a complete disaster; the deal are continually extend and you never see much of your returns. From the 11k I invested in 2017, I have 7.1k back (March 2024), with 4.2k in bonds that I can't access.

Looks good so far. I have been with Property Crowd for about a year and have had 2 bonds mature and repay in full and on time. Although there are fewer offerings than elsewhere, and generally slightly lower rates, I am so far persuaded that the offerings are of higher quality and there is a more robust approach in place than with some competitors. I hope to stick with Property Crowd and look forward to a careful and diligent expansion of their deals.
what I like about this company is the IFISA that means that although your money is at risk, they are approved by the FCA and you need to self certify that you are a Sophisticated Investor.
