Our building has been insecure for over…

Our building has been insecure for over 2 months. Issue raised by email on 5th July 2025. Door and buzzer repair went out to tender and residents agreed on one of three quotes. Despite numerous emails to our property manager we have had no reply. On contacting the preferred bidder they told us that they tendered on 6th August 2025 but have heard nothing, despite RPB having had money upfront from residents over two weeks ago. So we still have an insecure building and RPB have been paid, the contractor not having bid accepted, not in the least professional and raises questions about where our money is.

Terrible company hide behind process…

Terrible company hide behind process and policy. 10 years since they review Float and give 28 days to pay. £90 on top of fees etc. 10 years to do a review then wack £90 . Letter sent said would increase but not by what. Poor policy customer service and HIDE behind policy. Avoid

Excellent Service

Property Manager Jack is always friendly and helpful and quickly addresses any issues.

So a big thank you to Jack for keeping the estate in very good order.

Dreadful factors-avoid or switch

Dreadful factors, excessive charges, many unexplained bills, like maintenance for CCTV that is not even connected, Waste Bin movement charges when the council should be responsible. Electricity charges through the roof (paying more for my contribution than I do for my flats electricity), but RPB had no idea about how lights were timed controlled. Would avoid or move-you only need >50% of owners to agree-set up a whatsapp group and vote to leave and give notice. Plenty better factors out there-we have halved our charges !! Poor communication, so many unanswered emails, incomprehensible bills, the list goes on and on.

Incompetent property management

Disappointing service delivery and lack of care from staff despite large fee increases over last couple of years. Very high staff turnover and lack of any interim cover process. Low quality of repairs and maintenance means that work is often repeated at owners' cost. For new builds, duplicate charges have been uncovered, where both developers and owners were charged for the same landscaping works. Warranties have also been breached when the wrong subcontractor was appointed. Increasing attendance at HPC tribunals.
