This company is horrible

This company is horrible. I live in Wake Forest, North Carolina. I am wanting to sue them and get them in court. They try to charge you for everything. If you refuse to pay something they add on they say you haven't paid your rent and try to tack on 5.5 percent of your rent which was paid on time. I ask them to show me in my lease where I am responsible but they can't and still send me anything but another bill.

I am so disgusted with this company…

I am so disgusted with this company that its not even funny. I've been renting from them for years with not one late rental payment not even a day. And any time I need maintenance it's like pulling teeth. You make a maintenance requests and days later you check on it because they are radio silent and you find out they canceled it and no one there knows why. This has happened to me several times. Smh it's beyond incompetence, with these people. There's a tree in my yard that's scraping the house to the point that when the wind blows strongly it's knocking shingle tiles off the roof, there's been shingles lying all over the yard. I have told them this numerous times. Sent them numerous photos, it's just frustrating. If you value your sanity do not rent with these people.

Progress is a money sucking company

Progress is a money sucking company. The only thing they wanna do is try to figure out how to get more money out of you in the three years that I’ve been here I’ve had to re-look at my contract and what they were charging me every month every month they come up with new fees, but they’re slow to fix anything and their customer service is the worst. They don’t wanna talk to you on the phone because all they do is send emails because they want to tell you how you better pay the extra fees they think of the charge you they always wanna take your electric bill your water, your gas and they wanna pay it for you and then charge you 899 to pay your own bills. They’re a big fat gimmick that’s why they accept everybody because they cheat everybody out their money oh and please don’t rent a house for them because they think that you’re responsible for the whole house in house and out they want you to pressure wash houses paint houses and if you don’t they charge you $45 not to take care of somebody else’s property oh and we won’t even talk about the mole in the bathroom

Would not recommend

Since the start of dealing with Progress Residential, we can only describe this experience as a nightmare. What was supposed to be a happy occasion of a new start and new beginning has turned into what I can only describe as a money grab and poor handling of customer needs and care. The first house we signed a lease of 353 Sherwood way in Conyers Ga, we hade a date signed to move in and an agreement to disregard the deposit and pay a fee of 49.00 extra on the lease every month. I specifically remember clicking that button as well as my spouse also requesting that be done also. My spouse also was told to send in his verification of active duty employment which he did and which he was told there would be a discount on the rent applied. that house was taken because of flooring issue and off the market it went leaving us with a " oh well, sometimes these thing happen". Instead of helping us find proper housing because mind you we had already signed the lease and entered an agreement with you and you failed to deliver. Instance two we found another home, and two days before move-in you snatch that home because of vandalism which was not our fault again, and again it was no life preserve thrown or no customer compassion on you guys part to help in any way. There was a mention from one of your team members to do emergency move-in and that still didn't happen because we still had to spend more time and money in the same living situation. Since the start of our journey with progress residential there has been numerous miscommunication mishaps, No proper notes are taken on the account when we call in and now we are being told, (which was NOT explained by anyone of your account managers or customer service reps) that not every house is qualified for the VA discount. Its like we are being handled by different hands and NO ONE is taking proper notes or communicating with ANYONE! I was told to still pay on the account until someone gets back with you, which I paid 1,102.00 and time ticked away and no one saw fit to respond in the amount of time being requested. I demand my discount and I want the terms that we agreed upon, which is to NOT HAVE A SECURITY DEPOSIT, BUT THE EXTRA 49.00 DOLLARS A MONTH. We have no problem paying the proper fees every month, but don't want to have to go through hell every month with surprise and unwanted fees. I have spoken with a lawyer and the Better Business Bureau and I need resolvement of this issue before any next steps are taken. While I do feel this could have been taken care of with an account manager getting back with us in the proper time allotted I have no other choice but to re-open this case. Its very sad that you don't have the ability to speak with someone that will care enough to honor the agreement that was initially agreed upon. Its like you're being lured in with these initiatives and when you're in the house it's "Oh I'm sorry it does not apply to this month, or this house, or before this date. It's really sickening and If I could give 0 stars I would. The sad part is I really did enjoy this house but how can you enjoy or live when you constantly have to get a company to honor an agreement. I moved in on March 10, 2025 and on April 1 the payment was 4,000.00 Dollars?!!!! How is that possible when the initial rent is only 1700.00????

Absolutely garbage


Absolutely garbage. They send out special needs techs to verify the problem, but never fix anything. This company is a corporate slumlord. Only rent from them if you HAVE to. They’ll leave you living in problems and charge you more for their mistakes.

I highly advise staying clear of Progress Residential. This company has proven to be nothing short of a nightmare for renters. They consistently fail to address maintenance issues in a timely manner, and when they do, they often take shortcuts, opting for temporary fixes rather than investing in long-term, effective solutions. As a result, problems tend to reoccur, and the quality of living remains subpar. To make matters worse, they close work orders with "resolutions" that are far from satisfactory, leaving issues unresolved or only superficially addressed.

Their customer service is abysmal, with representatives offering little to no help or accountability. Living conditions in properties managed by Progress Residential are far from ideal, and renters are left feeling neglected and frustrated. If you're considering renting from them, I strongly recommend you look elsewhere—there are far better options out there that will treat you with the respect and professionalism you deserve.

Progress Residential and Conservice Utility will over charge you!

I received a utility bill from Conservice (the third-party billing company used by Progress Residential) that listed two different charges for water usage. To verify the accuracy, I contacted Brighton Water Department, our town’s official water provider. They provided me with a completely different—and much lower—amount, and confirmed our water usage is consistent month to month. They also implied that the billing by Conservice and Progress Residential appears to be excessive and unjustified.

I contacted both companies to request a breakdown or verification of the charges. Neither company provided documentation. Conservice directed me to Progress Residential. Progress Residential pushed me back to Conservice. To date, no resolution has been provided, and both continue to avoid responsibility while continuing to charge me inaccurately.

I have proof from the Brighton Water Department contradicting their charges. Despite this, neither company will acknowledge the discrepancy or even show me how they are calculating my usage.

This lack of transparency is unacceptable, and I believe these billing practices are unethical and potentially predatory. I am requesting a full investigation and immediate correction of my billing statements.

Desired Resolution:
1. A full and itemized breakdown of how my water usage is being calculated.
2. A correction to all inaccurate charges.
3. A formal acknowledgment and response from both companies addressing the overbilling.
4. Implementation of a more transparent billing process for future customers.

Do NOT rent from this company

Do NOT rent from this company. I am in Yukon, Oklahoma, and am the neighbor of their rental home. The stockade fence between us is rotten and falling apart. It falls all the time. They will not pay their half to replace the fence. The local Progress residential contact, Jacob, is absolutely worthless. He contacts me but then ghosts me. He won't return texts, voicemails, phone calls. Their contractor for all repairs is a housekeeping service. Progress Residential are slumlords.

Rented from Progress for 4 yrs

Rented from Progress for 4 yrs. My home had toxic mold they refused to fix. Made me and my small dog very sick. Mold was not the only issue. Had a gas leak for 4 yrs too. Worst company I've ever seen. They threatened to sue me if I left my home 2 months early but made me waive all my rights to sue them on the 42 page lease. DO NOT RECOMMEND!!!

Our experience with Progress Residential has been nothing short of a nightmare. As a concerned parent and tenant, I am compelled to share our story to prevent other families from enduring the same ordeal.

From the outset, we noticed signs of mold in our rental home, which quickly escalated to a severe black mold infestation. Our repeated requests for inspection and remediation were met with delay tactics, dismissive responses, and outright manipulation by Progress Residential’s management. Their representatives engaged in a pattern of deceptive practices, offering hollow promises while our family’s health deteriorated.

The most alarming aspect of this situation is how the company prioritized its bottom line over the well-being of its tenants. Our family, including our young children, began experiencing symptoms consistent with mold exposure—persistent coughs, headaches, and respiratory issues. Despite presenting these health concerns to Progress Residential, they chose to delay action, allowing the black mold to spread further and our conditions to worsen.

Progress Residential’s behavior was not only negligent but dangerously misleading. They continuously deflected responsibility, misrepresented the urgency of the situation, and employed manipulative tactics to stall any meaningful resolution. Their approach created a false sense of security while our home remained a hazard to our health.

A home should be a safe space for families—not a source of illness. The distress and suffering my family endured could have been avoided with even a minimal standard of care and honesty. Progress Residential’s disregard for tenant safety and their unethical handling of this mold crisis is not just unprofessional but, in my opinion, potentially unlawful.

I urge anyone considering renting from Progress Residential to look deeper into their track record with mold cases and tenant treatment. We are not alone in this experience—numerous other families have shared similar stories of negligence and harm. It is time for Progress Residential to be held accountable for their actions and for prospective tenants to be fully aware of the risks.

For the safety of your loved ones, think twice before entrusting your family’s health and well-being to Progress Residential.

STAY AWAY! YOU WILL HAVE ENDLESS BLOOD PRESSURE PROBLEMS!

If I could rate 0 stars I would. These people are SCAMMERS. They will charge you ridiculous fees every month that just happen to pop up with out a clear understanding of what the fee is. You will be MONTHS without water, electricity, heat/HVAC. And they will never send help. You have to call ENDLESSLY to get someone and when you do get someone they will say to you, “And what do you want me to do?” Save your health, money, and sanity by not renting under this pariah of a property management company. They will always look for a way to take your money. We did everything right and took care of the home so carefully- and still treated awful. JUST STAY AWAY.

This is the worst company I’ve ever…

This is the worst company I’ve ever seen. I moved into a home with a slab leak in the foundation that was already there. It’s water coming up through the floors. I’ve contacted them several times only for them to keep telling me someone will call and they never do. I’ve told them of medical issues with my family and is breathing in mold and still no one has responded. I’m now in the process of trying to fight the legal way because they don’t care about anything but money. I lived in on Feb 7 2025 and called about all these issues in Feb 9 2025 and it’s now march 4 and no one has attempted to contact me. I’m having my lawyer, code enforcement, BBB and the news to contact them. Also the house was not painted or anything. Wash room area horrible. Bathrooms horrible. I’ll continue filling complaints and reaching out whomever can stop these people from taking advantage of their tenants. Justin I’m very much so a real person. Brandon Pryor is my name. Scam Artists

NEVER experienced worse customer service. They just want to take your application fee and do nothing about it. I applied to one of their property and they REFUSED to send another link for ID verification when the link can be only opened once? There was a network glitch and now they're going to cancel my application and take my money. NEVER EVER deal with these people. Also takes like 2hrs to get a person on the phone, who literally has 0 power to do anything to make the situation better. Annoying and thinking about legal actions about stealing my money. 0/100

DONT RENT FROM THEM!!

I’ve been living in one off there houses now for 6 years this people are the worse they don’t want to replace anything I’ve done the math $3500 a month time 6 years I’ve pay s252,000 you think they could replace a fence do the roof the every year since I’ve been here leaks the fence is falling apart they came put a 2x4 from a tree to the fence and that’s how they fix things I call for the bedroom door that swelled up because of humidity and started to fall apart. How do they fix it putting some screws on it and painting over the screws come on people it’s a $40 door that you can get at Home Depot. So my advice to anybody has seen this do not rent from this people. This is my last year here. The only reason how I move from here is that I like this area

I wouldn't rent from Progress. Lesson learned.

I've had an awful experience with Progress.
I recently moved across country for work and needed to find a place quickly. As I was moving across country I was not able to view the home in person before moving. I took it on faith that a company the size of Progress would provide a certain level of basic service. Man, have I learned a lesson.
I looked at photos online and after days of searching I finally found the place which had everything I wanted and the pictures looked very nice.
After driving 1500 miles from Las Vegas to Southaven, Mississippi I finally pulled up on the curb of my new home. I rushed in to look at my new home and almost immediately my heart sunk. The first thing I saw was that the carpeted bedrooms (one of the main selling points for me) were no longer carpeted. They removed that and put in wood grain linoleum but they left the pictures of the carpeting on their website. That was disappointing, but I could have dealt with it.
The next thing I saw was the condition of the sinks, counters and tubs. The tubs were filthy and stained, but worst of all the finish on all the bathroom sinks and counters was cracked, peeling and stained. They looked disgusting and it makes it very difficult to feel like Im getting clean when I groom myself in these bathrooms. Then we discovered that the toilet in the guest bathroom didn't flush because the handle was broken. Apparently they didn't check that before deeming the house move-in ready.
I put in a work order for the sinks, but it was denied because water does come out and does go down the drain and that is all Progress is concerned with. Progress cancelled the work order without even sending anyone out to look.
Last week we had a winter storm which came with snow, ice and wind. In the morning I discovered two slats from my privacy fence were broken and missing. I went to look at the damage and found that the wood on the crossbeams is old and cracked making it very easy for the slats to fall out. Again I contacted Progress to fix the fence and again they cancelled the work order without even sending someone out to look. When they emailed me to say my work order had been resolved, I reopened the case because nothing had been done. Again Progress closed the case without even sending anyone out. I have a dog who goes out back so leaving the fence as it is will not be an option for me so apparently it's on me to fix it with my own money and time.
It's safe to say that if I had been able to view the place in person I would have never chosen this as my house to begin with. Unfortunately, as previously stated, I was moving long distance on fairly short notice so I had to believe that a company the size of Progress would at least provide a basic level of service and quality. This move has been disappointing to say the least. I do not feel at home in my home and I see no reason to believe it's going to improve.
This house is now just something I have to deal with and make the best of until I can buy a place or rent elsewhere. I would not recommend Progress to anyone.

Worse rental company in the US

Worse rental company in the US. We first called the emergency maintenance line on 1/4/25 at 10:35pm. The next day we called them back at 11:09am, 11:29am and then again at 5:24pm. The technician who worked directly for Progress Residential finally made it out to us around 9:30pm. He said he would recommend our hot water heater be replaced. Later that week I was sent an email saying we had an appointment for a technician to come out on January 30, 2025. On January 19, I had to call the emergency hotline at 12:31pm and again at 4:04pm and 7:48pm. Both of the later calls on the 19th I was told that they would escalate our issue to a maintenance manager and that a manager would give us a call. i never received a call from a manager. On January 20, a second person came out and told us that he would recommend us for a new hot water heater. On January 30, a technician came out and said that we needed a new hot water heater and he said he would recommend that we call in and speak directly to a supervisor. I thought he was actually going to replace the hot water heater since he came for the January 30th appointment so we were very disappointed that all he did was give us another recommendation he would tell Progress Residential. I called them on January 30 at 10:10pm and waited 39 minutes to speak to a supervisor and only spoke to a gatekeeper that took down my concerns and said she would escalate my problem to a supervisor. I called back at 10:40am in another attempt to speak with a supervisor and waited 20 minutes only to talk to another gatekeeper who did the exact same thing by taking down my information and concerns and telling me they would escalate my case to a supervisor. I still have not spoken to a supervisor about this issue and my hot water heater continues to malfunction. I placed another call on February 7 at 10:15pm to the emergency maintenance line again about the hot water heater malfunctioning and no one has contacted me or came out to address the situation. This is just our most recent issue with them.
I have been living here for about 10 year because we really like the school district for our children, but throughout these years we've faced numerous terrible issues with this company pertaining to the conditions of our rental. We had a black mold issue numerous times and the last time we brought it up we actually had to have an attorney send them a demand letter to get it addressed.
When renewing our lease they advised us that they do not replace screens even though we provided pictures to show that the screens were either missing or damaged before we moved in. Our privacy fence was nearly falling on our children as they played in the backyard. They sent our a contractor to repair it and they left nails poking through the fence in multiple areas. The list of complaints just goes on and on and on.

The person who responded to this review was able to fix my problem and now my hot water works. However, as I told her, I hate that it took this review in order for me to get my problem addressed and fixed.

Proceed with Caution – Disappointing Customer Service

As a Realtor with over 12 years of experience, I’ve worked with many property management companies, but my experience with Progress Residential has been frustrating.

After a month-long search, my partner and I found the perfect rental in St. Augustine, managed by Progress. The application process was smooth and took only 15 minutes, but everything afterward was disorganized, impersonal, and frustrating.

Before applying, I inquired about negotiating the rent since the home had been on the market for 96 days. A representative confirmed that a reduction was possible and provided an email to contact their marketing team. After two days with no response, we applied anyway, assuming adjustments could be made later. Unfortunately, no one ever responded, and when I followed up, I was met with rude, unhelpful customer service.

Once approved, there was zero communication—no confirmation, no next steps, nothing. Our lease had an incorrect start date, and when I called to correct it, I was told to “just sign it and deal with it later.” The move-in costs email was auto-generated and impersonal, lacking any kind of warm welcome or clear guidance. When I called about applying my eligible Realtor commission toward move-in costs, I was again met with dismissiveness and unhelpful responses.

While we love the home, the lack of communication, misleading information, and poor customer service have made this process unnecessarily stressful. If this is how Progress Residential operates before move-in, I worry about how they handle tenant concerns later. If you’re considering renting from them, proceed with caution, document everything, and be prepared to advocate for yourself.

I'm assuming they pocket our security deposit!!

Rented with them last yr and what a terrible experience! Place was not cleaned when i moved in. Horrible service. Takes forever to have so show up and do a job, the correct way. Hurricane Milton came thru and damaged my neighborhood but luckily the house was not touched. Told them I needed to move out due to me losing my job cuz of the hurricane. I followed all the correct steps and paid for cleaning to the house. I was told by some worker by the name of David that I would receive my security deposit back but never did! This place is a scam and nasty people to work with. I should have listened to what people said about renting from here. Not leaving my info or the people that lived me but I did save all the emails from everyone that I delt with.

If I could do a -5 I would. I applied to a property with this company and was one of the first to apply. Progress Residential proceeded to give the property to someone else and not even bother to tell about it. It was over 48 hrs after they did that and I found out because I called in on the status. I was going through the approval process and someone else already had an approved application and was able to get the property that I was trying for. My agent Brandi said, Oops sorry, I should have messaged you on this. How does that help me out. I was finally approved and then they told me that I could only move my application 1x without paying. This was unacceptable to me with what had transpired. They did agree to allow me to move my application without charge. I went and looked at another house and the lock was jammed and I reported it. It would have been another great fit. Except that despite numerous attempts on my part to see if it had been fixed, no one notified me I could finally go in and someone else got that property as well. They pigeon holed me into one of their properties that was below averagely maintained. The house has been on the market for a bit and cost more then the others that I had looked at. Despite my attempts to secure something that was a better fit, the company never supported me. They are NOT interested in customer care whatsoever!!! It is truly one of the WORST customer experiences I have had in a VERY LONG time. I am fortunate that I am not stuck renting from this company because if this is how they treated me before I became a tenant on one of their properties, I can only imagine how it would have gone once they had me locked in for a year. RENT AT YOUR OWN RISK FROM THIS COMPANY.
