Wat is vastgoedbeheer? Bij vastgoedbeheer laat u een woning beheren door een vastgoedbeheerder. Een vastgoedbeheerder als Rotsvast is als het ware een tussenpersoon die werkzaam is namens de eigenaar van de woning. Er zijn verschillende vormen van vastgoedbeheer. Zo is er financieel beheer en technisch beheer. Wanneer u voor beide vormen van beheer kiest, wordt u compleet ontzorgd en heeft u geen omkijken naar de woning. Voorbeelden vastgoedbeheer Financieel vastgoedbeheer Bij financieel vastgoedbeheer ontzorgen wij u bij alle administratieve zaken omtrent het pand. Technisch vastgoedbeheer Bij technisch vastgoedbeheer ontzorgen wij u bij het onderhoud van de woning. Dit gaat verder dan alleen een lekkende kraan. Zeker bij grote wooncomplexen zijn er veel toeleveranciers waarmee servicecontracten onderhouden dienen te worden. Onder technisch beheer vallen zaken als brandveiligheid, onderhoud, facility management en energiemanagement. Uiteraard zorgen we dat alles voldoet aan de juiste wet- en regelgeving. Renting as an Expat

Leaving the property: Our landlord has chosen Rotsvast as the agency to rent out the apartment when we leave, but the agent isn't trustworthy. He refuses to compromise viewing times and insists that I stop working and cancel my summer vacation to fall in with his plans. He constantly lies to us as well. When he came to take the measurements of the apartment, he told me that there will be a separated checkout process where they inspect the property, so I left him to go about his business. Later, I hear from the landlord that there was an inspection of the property done by him containing wrong information (we have construction across from us, and we are busy packing). The property they have listed also has pictures of 6 years ago (3 tenants ago), the wrong energy rating, and the wrong description of type of appliances.

Do not trust or believe what the Rotsvast agent tells you. They don't care, and they are not in the business to be cooperative. Avoid them as far as possible.

First interaction with them in 2022: Our first place to rent, being new to the Netherlands, the agent from Rotsvast refused to speak English with us. She skimmed over a lot of the details such as the damaged walls, the damaged floors and the stove & oven not working. She also said that everything will be repaired and fixed before we move in and then told us to use a utility company for our power and gas as it was the only one in Hilversum. Not knowing better, we did as she said just to realise later on that it was one of the most expensive utility companies, and that there were multiple other companies providing power and gas to Hilversum. The repairs never took place, and we had to get another oven, get an electrician to do the electrical work, and get other handyman services to assist us in making this place liveable.

The service was friendly (in Dutch) and convincing. But take what they tell you with a pinch of salt.

Great and Professional Team

They have shown great support when you need to request change on some non-working items that needs to be replaced. Professional enough to inform of any visits and made the key turnover fast and easy.
Recommended for first time tenants like us who came all the way from Asia.

Highly recommend!

All apartments I went to view were clean and proper, reaching very high standards when it comes to student housing, for an appropriate price. The employee I was in contact with was incredibly sweet, helpful and quick with her responses to my questions and needs. Without her help I wouldn't have been able to find my current apartment which I love. I highly recommend the services of Rotsvast!

Don't work with this company

In 2023, I rented a house from this company. Since I had just moved to the Netherlands and urgently needed a place to stay, I rented a house in Tilburg without much research. They took a full €2500 deposit from me on the first day. I never delayed my rent payments, always kept the house tidy, never received any complaints from any neighbours, treated the house as my own, and never delayed the rent payment even for a single day.

During my one year stay in this house, I had no contact with the company except for transferring the rent to their account. At the end of the year, I informed them that I wanted to move in with my girlfriend. Since I didn't want her to stay with me illegally, I sent a polite and understanding email explaining the situation to the company.

However, they responded to my English email in Dutch with a single sentence, saying that if more than one person was registered in the house, I would be evicted. They rejected me very rudely, showing no signs of politeness. When I asked why, they again responded with the same rude tone, simply saying no.

Frustrated by this situation, I decided to move out of the house. I informed them about my decision and handed over the house, in a cleaner condition than I had received it, 15 days prior to my move-out date. They took the rent for the 15 days I left early, and despite expecting the deposit back on the day I moved out, they kept me waiting for a month. They never responded to my emails for a whole month.

Only when I stated that they were withholding my €2500 and that I would take them to court did they finally reply. Their response, once again extremely rude, stated that the deposit would be returned within a month and that there would be deductions because I had left the house dirty and kept pets. It was a lie because I have 30 pages signed by me and the landlady document showing house is super clean. Naturally, I was furious. I had already waited for a month, and they asked me to wait another month, stating that there would be deductions from my €2500.

Imagine a company taking a €2500 deposit from you before you even move in, but then making you wait for two months to return it. They don't care about the inconvenience caused when you have to find and rent a new place.

I eventually got my money back, but they deducted €500 without providing any explanation, invoice, or justification. When I asked them what was dirty about the house, they didn't respond. I asked for an invoice, they didn't respond. This company is a complete scam. Definitely and absolutely do not do business with them or rent their property. If you do, be prepared to jump through hoops to get your deposit back.

if you have the choice, don't

I suspect that the reviews here are not entirely honest. In communication with Rotsvast Utrecht there is constant noise, emails are not answered, agreements not honored, information is withheld & when calling it is simply said that the person does not feel like answering phone calls at the moment.

I can't make much more of it, unfortunately we have no choice to continue doing business with Rotvast since they are responsible for the communication between tenant/owner.

DONT RENT FROM THEM IF YOU HAVE A CHOICE!

horrible experience if you have a choice dont choose them. didnt have a working shower for a month, didnt have a wahing machine or matress for a while didnt have hot water for a month and they just told me i need to fix that. They NEVER anser emails

Rotsvast was incredible!

Rotsvast was incredibly helpful and made my process of finding an apartment in the Netherlands extremely painless. Everything was handled efficiently and remotely, before I moved into the country. The worst experience I have ever had…

The worst experience I have ever had with a letting agency. Communication was abysmal, with replies taking weeks. They replaced a semi-broken fridge after 2 months. Despite leaving the house clean, they withheld 145 euros from my deposit for cleaning, without prior mention. Furthermore, they rented me a property under the pretense of imminent renovations, which never occurred. Instead, they scheduled viewings without notifying me of the abandoned renovations. Utterly disappointed with their lack of professionalism and integrity.

Avoid this agency

Avoid this agency!
You cannot trust them, they good only in taking money, if you have some problems, if you need smth from them - thats it. They ignore you, dont pick up phone, dont answer email. Stay away, because everything what this agency gonna give to you is problems.

Excellen experience 5+ "Michelin stars"

My recent experience with Rotsvast Tilburg B.V., Edwin.
I was looking for a small apartment in Tilbug, for my niece.
I mailed with requirements, the next day Edwin called me, we discussed and the day after he mailed me an offer, same day arranged to see the apartment, and we took it.
Rotsvast Tilburg (Edwin) send all required documents online, and same day the contract was signed. All process is very simple and easy.

Excellent service! No hidden charges, in fact, no charges, for us!

No registration fee as with other real estate agents, very clear and transparent!
I hardly recommend this agency!

A very happy tenant

Thanks to them (Rotvast Tilburg) I now live in a very spacious and beautiful studio which has a very affordable price. When I got here I was very enchanted to see that they even painted the walls and everything was cleaned lightly. Hope I won't have any problems!
