Dealing with the warranty department is awful. They ghost you or just ignore the issue hoping you go away. They gaslight defects and issues saying it's out of warranty. If you fix the issues yourself and ask for restitution they refuse to do so even when it's a faulty builder issue. When they do fix an issue its a.bad bandaid to make you go away.

Schell Brothers lousy builders!
We have had many problems with our 6 year old Schell house. ,Screens in windows do not fit, problems with grouting and a major problem with our rainspouts being undersized and overflowing in a heavy rain. We went to contact Schell about our rainspouts and found out the warranty for gutters is only one year. Schell Brothers are AWFUL builders.

In my opinion Schell Brother Homes are the worst and the warranty process is even worse than the quality!

Bought in Lewes, DE, in Nov, 2020. Construction commenced Jul, 2021. Moved in Nov, 2021. There is a design flaw with the Mayberry model that causes significant stress and cracking in the walls and door jambs of the master bedroom, and kitchen ceiling. After numerous attempts to fix, the cracks are still evident. We paid out of pocket for a home inspector to come out and identify issues that were beneath the cosmetic and found that there were broken floor supports, ceiling joists, unsecured siding, and defective windows. This is after we spent the better part of nine months constantly raising issues with Schell. At this point, we are past our one-year warranty and now pretty much everything is on us. The second primary tree that they put in the front yard is dead. The second tree by our garage is dead. The yard is a tragedy due to the fact that the topsoil was removed down to effectively a polished clay layer (i.e. concrete) and we're on our own to fix it. We will, and don't get me wrong we love to, work in the yard and garden, but Schell blames EVERYONE else for the crap job that they've done.

I could go on (e.g. cabinets and drawer railings not affixed to the wall, grout that has disappeared, appliances put in crooked) but I'm tired of typing.

We like our location, and in 30 years we won't care. In the meantime, you will find us engaged in fixing their substandard construction instead of fishing, biking, or reading books at the beach.

I would recommend EXTREME caution when dealing with this builder, as they appear to have an approach that if they 'half-ass' the construction and only try to fix the issues for the people that complain the loudest they will come out ahead financially.

Schell's Warranty Service is the BEST! Covid-19 has affected the Supply Chain for Homebuilders in so many different ways. My wife and I were impacted because Schell couldn't get some of the items that needed to be replace/repaired under their builder's warranty. Schell worked with us to find alternative solutions that were satisfactory to my wife and I. We'd like to give a special shoutout to Jason in Warranty. He help us finally get all the items crossed off our list and did it with a smile every time he stopped by. We love our Schell home.

This review is a follow up to the review I left in 2016 which I invite you to look at because everything I said then is still true 6 years later. Having lived in the house 7 years since 2015, we obviously don't have the personal contact with the all the great people at Schell that we had back then, but then that's a good thing because it means we've had only minor issues with the build of the house and have not needed to pursue issues with their office. So rather than talk again about the great sales experience, construction and follow up since i mentioned those previously. I'd like to bring up the Company itself. May sound like a very minor thing to some people, but it gives me a great feeling to know that the company that built my home continues to give back to this area and in a very big way. Yes I know they've made a profit in selling homes here, but so has Ryan, Lenair, NV Homes and Insight to name a few...and what have they done for this area?? Have they spent Hundred of thousands of dollars (and perhaps 10 times that amount in building a "Winter Wonderland) to ensure kids from Sussex County and beyond have a wonderful Christmas/Holiday experience at no cost to their parents? There's nothing like this anywhere even remotely close and if there were it certainly would not be free. Its a culture with this Company which you could see by the fact that their whole staff seems to stop (to an extent) what they are doing to work at this wonderful family experience they call Schellville. As i said I have lived in a Schell home for 7 years long enough to leave a builder behind and forget them. For Karen and I Schell is far from forgotten

We love our Schell home and community. The pool, clubhouse and the splash park are great. Being on the trails are the best!!

We love our Schell home . Their detail to everything made this the best experience we ever had buying a new home. Our community is beautiful. My best part? My construction manager Brian Triscuit! He answered every question timely and made this a wonderful experience!

After buying a Schell brother home, we knew we had our dream house. The quality is fantastic. I feel it is such a stunning home. Even if we did not get an upstairs to basement, this home provides an open floor plan. It’s my castle! Schell homes are above any of the homes out there! Working with Schell staff is a great experience. They are knowledgeable and very understanding. We are beyond pleased! Everyone that visits us are amazed how beautiful our home is, which makes me feel proud to have a Schell home.

We purchased a Schell home in 2014 in the Senators community which is now one of the more "experienced" neighborhoods. We have built 11 new homes over our lifetime and we are extremely happy that we ended our building experiences with Schell Brothers. The purchase and build process was one of the best but most importantly, after 9 years, our home feels as fresh and new as the day we purchased it. That says a lot about the build process and the materials Schell Brothers use. When you purchase a house, you hope to be able to live in it worry free for a long time and our Schell Brother home has exceeded our expectations. Trust me, after building 11 homes, we know there can be issues. We couldn't be happier with our 9 year old Schell Brothers home. So if you're looking for a great LONG TERM investment, we would absolutely recommend a Schell Brother home.

We love our home In Sawgrass North! We’ve built 5 new homes, one custom, and we’ve never had such a customer-centric experience. Schell was great to work with through-out the entire process. At our one year review, there were very few - as in single digit - items to address. All good at 5 years plus!

We love our home in Marsh Island. This is a second home for us at the "beach" and it is like a vacation every time we come here. We looked at several builders before choosing Schell Brothers and we have been very happy with our choice. The home buying experience was so pleasant. The design center gave us the chance to customize our home to fit our needs. Our construction manager provided weekly updates, with pictures, of the progress of construction, and was always responsive to any concerns we raised. We have been in our house for almost eight months and still love coming here as often as we can. A spacious, well-designed home in a great community.

We have been extremely happy with our new home since purchasing it two years ago. The overall process to purchase it was well managed and thorough. It was a complete pleasure to work with the Schell Brothers staff at each stage in the purchase of our home. Everyone we encountered were friendly, knowledgeable, and responsive to our questions, concerns, and our issues. The few times we called about a warranty issue, or had questions, their response was prompt and very helpful. The result was a beautiful house. Both our guests and outside contractors have been impressed greatly with the style, appearance and quality of our home. Schell Brothers took great pride in their entire process and we are the proud owners of a Schell Brothers house.

We built a Schell home at Magnolia Green in the Richmond Va. area. The sales and design team were outstanding during the entire building process. Schell builds higher quality homes than competitors. Their brochures and design sites online & at the studio were very helpful in choosing the right home & features. The construction process had minor hiccups due to turnover in site management personnel. After closing the main concerns were sheetrock quality and weak closet racks. Schell needs to improve its quality assurance process behind sub-contractors so punch lists items can be shortened. Overall, we are very pleased with our home.

We started our home buying journey a year ago and it has been seamless! We love our Chesapeake and We’re happy that we chose Schell brothers as our builder for several reasons. They have a system in place to assist their homeowners every step of the way! This includes their efficient sales associates, expert interior decorating department, communication portal “heartbeat” and a warranty department that is available after you move into your home. We feel that Schell Brothers make every effort to ensure their homeowners are completely satisfied with their home and truly live up to their motto of building happiness!

I fell in love with the kitchen the minute we walked into the Whimbrel model at Independence. After that everything just fell into place. We are very happy with our neighbors, who are now like family, the clubhouse, and the many activities which are offered. One small complaint is that the sod in our yard really never took and has been a problem. Other than that, we are loving our Schell Brothers house and life in Delaware.

Great follow-up, even after 1 year of purchase

We were first time homeowners and chose Schell because of the quality of design, customization options, and attention to details. But beyond the craftsmanship, we were pleased by the level of customer service we received throughout the building process. We have been living in our home for almost two years now, and are still sure we made the right decision to build with Schell!

Love our home, schell brothers have been excellent since the start of the project , to their awesome warranty service . A few minor issues and they managed to fix it in a the best time possible. All of their sales rep, builders, and contractors have been top notch and helped solve our problems and concerns in a timely fashion. Would recommend this company. Loved their website and their state of the art online system .

We love our Schell Mayberry model. We made several trips to Coastal Club before we made our decision. We couldn’t have asked for a more knowledgeable sales rep. Adam answered all of our many questions and helped us find the model that suited our needs. Mike, our building manager, kept us informed every step of the way during our building process. This was not the first time we built a home, but it was the first time that there was constant communication. Cory at the Design Center was amazing. She helped with our choices to make our home unique. I couldn’t have asked for a better experience. We love our Schell Home and our Coastal Club Community.
