  1. Consultant

Written by the company

ServiceChargeChallenge.co.uk helps leaseholders challenge unfair, excessive, unexplained or potentially unlawful service charges. We specialise in forensic lease and service charge analysis, reviewing the lease, service charge demands, budgets, accounts, Section 20 consultation documents, insurance charges, management fees, reserve fund demands, deficit demands and supporting paperwork to identify whether charges are properly recoverable. Our work focuses on the key issues that often arise in leasehold disputes, including whether charges are permitted by the lease, whether they are reasonable under Section 19 of the Landlord and Tenant Act 1985, whether consultation requirements have been followed, whether accounts and certifications are valid, whether historic charges may be time-barred, and whether landlords or managing agents have provided the required documents and statutory information. We assist leaseholders by preparing structured challenge letters, disclosure requests, pre-action correspondence and First-tier Tribunal preparation where appropriate. We also support groups of leaseholders who want to act collectively against managing agents, freeholders or housing associations. ServiceChargeChallenge.co.uk is not a firm of solicitors and does not provide reserved legal services. We provide specialist leasehold, service charge and dispute support based on detailed document review, practical experience and tribunal-focused analysis. Our aim is simple: to help leaseholders understand what they are being charged, identify what may be challengeable, and take clear, informed action against unreasonable or unsupported service charge demands.

Practical advice and great knowledge

Finally someone who wants to help and knows how to! I heve been working with Paul for the past few weeks after an ongoing issue with my a neighbourighing leasegolder and the managing company acting on behalf of the freehold. He understood the complex situation, was very efficient and effective in handling the communication with all parties...and most importantly he made me feel heard. After well over a year in this mess, he offered tangible advice, to resolve the matter and acted upon it. No fluff just action! Thanks for your help Paul...we are almost there.

Brilliant service so far

Brilliant service so far. Paul has kept me informed and written some amazing detailed emails, listing all the breaches my useless freeholder has made, and kept the pressure on him. For the first time in nearly 20 years of being a leaseholder, I finally feel someone is on my side and fighting for the unfair treatment I have had to put up with. Highly recommended and thanks as always for all your help so far, and I am so confident now, going to the next stage if needed. Thanks as always Paul.

Excellent so far. Has completed a full review of the lease and documents/demands going back 6 years and found some major issues. Has sent a strong but factual challenge letter and is progressing the case forward. Very happy so far.

They fully understood my situation and helped me identify the unwarranted charges from the property management company that were misrepresenting the contract. I have saved thousands of pounds as a result.

100% Recommend - 5 stars.

Thankfully, I found Paul McCarthy quite by chance on another Facebook group and boy am I glad I did. I had a long (10 years) on going dispute about contested unreasonable subletting consent charges which concerned me as I knew this would be a problem when I wanted to sell. Paul looked at the email correspondence, the lease etc. and then wrote an amazing quite brilliant professional letter and the company I was in dispute with responded same day, it really was so good and clearly had their immediate attention. A favourable settlement (for me) was then agreed within days. Paul was on this straight away from the start and even replied to emails at the weekend. His one off fee was very reasonable and this was only paid after a free look at my case and then a free report that he then produced, laying out in much detail what he had found and what he could do for me if I wanted to use his services. I really was quite blown away by what he did and I would recommend him to anyone without hesitation if they have any sort of dispute over service charges or any leasehold related problems as Paul really knows this stuff inside out and I will always be grateful for what he did for me.

Trustworthy Legal protection!

I was made aware of this company by great reviews I had come across online. They are very trustworthy and supremely knowledgeable and professional. The letters sent by this company on my behalf looked like they were written by a top firm of London Barristers, I highly recommend this company and feel so happy and confident that they are fighting my corner for me, especially seeing their track record of winning cases against unscrupulous corporations.

Contact Paul for your Leasehold issue

Paul is an expert in the field of leasehold issues and completes forensic reviews of those issues (along with your lease) in order to find a solution.

Leaseholders in the UK can feel helpless as this area can be a legal minefield often feeling like it’s weighted in the freeholder or management companies favour. This is exactly how I felt and understood things until Paul help me take that power back.
Leaseholders have more power than they think - that power is in your lease which Paul will help you understand.

Finally, his charges are very reasonable especially compared to those of a solicitor.

I cannot not recommend Paul enough!
