Our experience was perfect from start to finish. Our rep at sleeps12 was really helpful and answered all questions and queries promptly.
The property itself was beautiful - the photos didn’t do it justice.
It was clean and well equipped and the facilities were fantastic.
Wonderful property. Suitable for a range of ages. Lots of space, plenty of fridge space and 2 dishwashers and lots of ovens.

We had the most amazing stay! Everything we needed was there, we literally didnt need to leave. House was absolutely gorgeous & spotless. So was the swimming pool & hot tub.
A few very minor issues - no remote control in bedroom 2 & the toilet in bedroom 3 had a constant drip.
The electric car charger was also very slow, would have taken 48 hours to do a charge up to 80% but honestly minor in the big scheme of things.
There is only one PlayStation controller and no charger for it.
Have recommended to family & friends and would go back tomorrow if we could!

After a 5 hour drive we arrive at our accommodation to be told the water does not work for more than an hour before the pump trips out. Apparently the owner tried to call but we had no missed calls or voice mails. He also said he tried to find alternate accommodation but was unsuccessful. Was told we can stay or get a full refund. All well and good when you don’t have 6 children one with disabilities to think about. We decided to stay and get the pump reset whenever it tripped which wasn’t fixed until the Wednesday evening of a 4 night stay. So we were left without water from most of the trip. On top of that, the doors on the pool didn’t open and the front foot didn’t lock. We requested some sort of refund, I do not expect the whole lot as we did stay, but was told that as we stayed, we wasn’t entitled to anything. I steer well clear of this company and if you do decide to use them, stay well away of the accommodation in Taunton. The owner was complete unconcerned with our issues as he was in Wales.
And the “facts” you have mentioned are all in this review. It is all factual and correct and the answer from sleeps12 is that nothing can be done. Terrible service.

Stayed at Churchill 20 in Somerset for my 30th birthday and all I can say is wow! Property is even bigger and more beautiful in person, and is so well equipped with everything you could possibly need. There were 15 of us and we all had plenty of space - en suites in all bedrooms too. Beautiful view over the fields. Spa and pool lovely and relaxing. Anthony, the host, was so helpful and showed us around and explained how everything worked. Tom was also super helpful and friendly. Thank you for a truly wonderful stay and for the homemade lemon drizzle cakes which were delicious! Would 100% recommend Churchill 20 and sleeps 12 for any big family/friend stays.

I would have selected a zero-star rating if that option were available; however, one star is the minimum permitted.
We stayed at this property in Taunton during the Easter holidays and experienced a serious failure of basic amenities. For three consecutive days, the property had no reliable running water. As a result, there was no functioning shower, no ability to flush toilets, and no means to wash hands. This represents a fundamental breach of basic hygiene and sanitation standards and rendered the property unfit for occupation for its intended purpose.
We were informed that because an elderly individual attended on multiple occasions to temporarily reset the water supply—each time lasting no more than approximately one hour—we are not entitled to any form of compensation. This position is wholly unreasonable. A temporary and intermittent water supply does not constitute restoration of essential services, nor does it remedy the ongoing failure to provide habitable accommodation.
The situation caused significant distress. It had a substantial negative impact on my 70-year-old mother’s mental health and caused considerable distress to my 10-year-old nephew, who has a profound learning disability and autism spectrum disorder. These circumstances should have been treated with appropriate seriousness and sensitivity.
In addition to the lack of running water, the front door mechanism was defective, and the folding doors to the pool room were inoperable. While the property appeared attractive externally, these issues further demonstrate a failure to maintain the property to an acceptable and safe standard.
We remained at the property solely because undertaking a five-hour return journey with children, including a child with additional needs, was not a viable or reasonable option. This should not be interpreted as acceptance of the conditions.
We are extremely disappointed by the response from Sleeps 12, which has been wholly inadequate. A holiday intended to celebrate my parents’ 70th birthday was significantly disrupted and diminished. The absence of running water alone means the property failed to meet basic habitability, hygiene, and accommodation standards, and the handling of this matter has been both unfair and unacceptable.

Fabulous long weekend at Kingshay Barton. Special birthday celebration creating lasting memories, all enhanced by Kingshay. Could not fault the place. Everything you could possibly need included for a fab weekend. Heated swimming pool, sauna, games room, cinema room, BBQ bothy, every bedroom ensuite. Superb welcome pack with a whole host of goodies and a fab huge chocolate cake. Sarah, the site manager was on hand for the odd queries we had and she was very welcoming, prompt and professional. Thank you Sarah. Lovely grounds and picturesque location with Crewkerne up the road for any extras you may want. We had a brilliant Sunday Roast at Winyard's Gap Inn only 3 miles away. The only downside was that we were informed a couple of weeks before the stay that the jacuzzi was out of action as it was damaged beyond repair by a previous booking. Not the company's fault and they informed us soon as. So no criticism of sleeps12. Despite this we had a brilliant weekend that was enjoyed by all the extended family and will leave some lasting memories. So thank you Sleeps12.

We booked Ramscombe to celebrate my 70th, four families of 14 with 6 children aged between 3 and 13, one of which is disabled. We were informed when we arrived that the water pump was broken and only working intermittently, the Owner suggested that we return home. After a four hour drive, and booked time of work, I said we need to stay the night. The owner said he would speak to Sleeps 12 early on the Tuesday ( due to it being a bank holiday on the Monday ) The water worked occasionally until the Wed night when a new pump was put in over half way through our stay. We were unable to flush the toilets, shower, use the dishwasher. We did decide to stay as there was no alternative accommodation on offer, because we felt we had no other choice. Since our stay I have been in correspondence with both the Owner and Sleeps 12 for compensation. At all times I have been polite and courteous. There will be no compensation, unbelievable !!! Needless to say we will not be using this company again.

Well presented property. Good and well thought out facilities with everything we needed for a 3 generational holiday. Multiple and varied meals cooked, with appropriate equipment to do so. Good view of the kids activity area from almost everywhere in the property - and the kids loved the trampoline. Good safety around the pool (key out of reach for the children). Any issues were dealt with efficiently and effectively.
We got a little confused around what was recycled where, but I think we were expecting to recycle more things.
Friendly and polite owners touched base when needed but otherwise left us in peace - but were readily available when there was an urgent matter. Pleasant team at Sleeps 12 too.

Fabulous house in which we spent the weekend for a birthday celebration with our family. Beautiful position, gorgeous decor, loads of space and great facilities. It was extremely well equipped. Suitable for all ages with plenty to do. Would highly recommend.

We had a wonderful family celebration at Valleys Reach (Hurstone). There were 15 of us with ages from 8 months to 80 years, and there was plenty of room for everyone. The house was warm, comfortable and welcoming, and extremely well equipped. There are beautiful views over the surrounding countryside, with great walks from the house – no need to use the car – and plenty of outside space for the kids. Altogether a great venue for a large group. Many thanks to Chrys and her team, and would happily recommend Valleys Reach (Hurstone).
