Steam Cleaning of Atlanta-Dylan Howard is a rip-off!

Steam Cleaning of Atlanta/owner: Dylan Howard( tel 678 427 0745) gave me an initial quote of $500 for carpet cleaning my five-bedroom rental property after I sent him photos of the dirtiest spots.
After he showed up, he said that he would use expensive chemicals and took two trips to finish it. He asked for $500 more. On the second trip, he said that there was dog urine. He asked for additional $500! I wasn’t at the property. I called him and he texted me back that he was working. Finally he said that he finished the cleaning and forced me to pay $1500. I was afraid that he might damage my house if I refuse to pay, so I did make the payment! Don’t deal with this kind of rip-off company. There are hundreds of carpets cleaners

This is the second review you have posted regarding the same service, and your description of what occurred is not accurate.

You were originally quoted based on the information and photos you provided before we arrived. Once the property was inspected in person, the condition was significantly more extensive than what could be determined from photographs alone, including widespread pet urine contamination. Additional treatment was discussed with you before the work continued.

The written record also contradicts the claim that you were suddenly “forced” to pay $1,500. During the service, you were sent written updates showing amounts received and remaining balances, and you continued authorizing access to the property and allowing the work to proceed. You also specifically requested photos and videos of the dog urine areas.

At no time did I threaten to damage your property or give you any reason to believe your home would be damaged if you did not pay. That allegation is false.

The work required multiple visits because of the severity of the contamination, and the additional charges were related to additional treatment and labor, not an attempt to “rip off” anyone.

We stand behind the documentation, communications, payment records, and before-and-after evidence from this job. Customers reading this should understand that this is now the second public review being posted about the same transaction, despite there being extensive written documentation showing the actual sequence of events.

The Worst of the Worst in Atlanta!

This review is for Steam Cleaning of Atlanta – Dylan Howard regarding an unsatisfactory floor cleaning service for which I paid $300 through Cash App on July 11, 2026.

I hired this company with the expectation that my floors would be professionally cleaned based on the photos they advertised on their Facebook page. Unfortunately, after the service was completed, my floors looked worse than they did before the cleaning. I immediately took photographs documenting the condition of the floors and sent them to Dylan Howard as evidence. He stated that the floor needs 72hrs for the solution to work. 72hrs later nothing had changed, I contacted Dylan by text message to let him know nothing had changed.

Dylan acknowledged that the job was unsatisfactory. He stated that he would return to correct the problem. However, despite my attempts to contact him and give him the opportunity to make things right, he has failed to schedule a return visit or resolve the issue. I have acted in good faith by allowing the company the opportunity to correct its poor workmanship. Instead, I have been left with substandard results and no resolution, despite paying $300 for services that were not performed in a professional and workmanlike manner.

This company is not to be trusted. When I reported them to BBB, they tried to lie but I had pictures and Text messages to support my claim. They went to the lowest of low by making a statement that I was “Hostile”, but I wasn’t Hostile when I paid $300.00 for the service, I was not happy with.

This company and Dylan Howard will do & say whatever to not refund you so, do not be the next victim. RUN!

My response to the posted respond on August 31,2026:
First, one thing about a liar is they forget the previous lies. The person who made this comment is Sonia Mitcham. I do not know who Sonia Mitcham, the only 2 people who were present were Dylan and myself. Therefore, she cannot speak on what happened because she was not on site and whatever she’s trying to say comes from side bar conversation from Dylan I assume. The statement and supporting documents I submitted are for this complaint are true. I showed carpet that was not near the wall, it was the floor area that was still dirty. There was no thorough walkthrough. Where is their evidence or supporting documents?

Since she was not present, I refused to go back and forth with someone with secondary knowledge of what went on in my home. If you look at their Facebook page you will see the advertising of heavy green stains on the baseboard + carpet and both the baseboard and carpet were clean or are they post fake pictures to con the consumers or future clients as I was. I took what I had seen on Facebook and hired them to do a job that was a total mess.
Another untrue statement, I stated that my carpets had never been professionally cleaned. My home has been cleaned by Stanley Steemer, Carpet Cleaners in Union City & Zerorez of Atlanta. I do clean my own carpet as well.

The effect to shift the blame from them is ridiculous. If Dylan had mentioned to me that the solution he claimed he used on my floors would not eliminate permanent filtration soiling or guarantee perfect results I would not have NEVER paid him for the poor service. I had him redo the landing between the 2 staircases while he was here. I told him he had not cleaned the landing goods at all, so he went and re-cleaned it. He assured me he would come back and redo the floors after 72hrs if I was not pleased with the outcome.

Let’s be clear, anytime, you agree to come back and redo a job you previous done, you are admitting the job was not done to standard when you initially done the work.

Another untrue statement, Prior to leaving the state, we informed her of the dates we would be unavailable. Where is the proof of the dates provided? If there was a date, I would not have contacted them. Read the text messages I provided. Dylan stated that he would be back on 23 Jul. She uses their go to word “Hostile”. This is a joke.

I reach out to them on July 24. Again, where is their proof they reached out to me and provided dates that could redo the carpet? All lies, no proof. I scammed out of $300.00. I will not let them get away with this. Believe it, thou this!

Oh, they did not mention, they offered me $100 refund if I remove my BBB complaint. Not to resolve this matter. I refused….Is this blackmail?

I do understand you may have really needed the $300.00 since you used it for your so-called vacation or family time. And I do give to charity. Also, the economy is not good for all Business owners, and you may had to turn to scamming, only you knows. “Believe it, thou this!”

We strongly dispute several statements in this review.

Before beginning the work, we specifically explained that the dark edges around the carpeting were filtration soil and that we could not guarantee their removal. We offered an additional oxidizing treatment for $50—essentially our cost—and again made it VERY clear that even this treatment was not guaranteed to remove the discoloration. You chose to proceed with that understanding.

You also told us that these carpets had never been professionally cleaned and had only been cleaned previously with a handheld machine. The carpeting showed significant age and wear. Professional carpet cleaning removes soil; it cannot reverse permanent wear, discoloration, or damage to carpet fibers.

The claim that I “acknowledged that the job was unsatisfactory” is simply false. I never stated that the cleaning was unsatisfactory. The dirt and soil were removed. Your dissatisfaction was with conditions we specifically discussed before and during the service and explained could not be guaranteed to come out.

Despite standing behind our work, we still attempted to resolve this professionally and offered you a $100 refund as a courtesy—one-third of the entire $300 service price. You declined it.

There is a significant difference between poor workmanship and expecting professional cleaning to reverse years of wear or permanently restore older carpeting. We cannot guarantee results that are physically impossible, and we will not accept statements being presented publicly as fact that are contradicted by our communications and documentation.

Steam Cleaning of Atlanta is a highly rated local company with nearly 500 Google reviews. We have built that reputation one customer and one job at a time. No company will satisfy every single customer, but hundreds of customers have publicly shared their experiences with us, and our reviews speak for themselves.

We made multiple good-faith efforts to resolve this matter, including offering a substantial partial refund despite standing behind the cleaning. Unfortunately, those efforts were rejected.
