WARNING TO High Networth & STR INVESTORS: Extreme Due Diligence Required for Arda Bircan (CrispBlocks LLC / STR Tax Loophole aka Strtaxloophole.com)
I am sharing my documented experience to protect my fellow investors and the legitimate STR community from highly deceptive business practices. I engaged Arda Bircan and CrispBlocks LLC, paying a $23,500 initial consulting fee based on aggressive marketing targeted at high-net-worth medical professionals.
Before signing any contracts or handing over capital to this operation, please review these factual events:
Fabricated Success Stories: I was initially induced by promotional videos featuring a successful STR property. I later discovered directly from that property owner that CrispBlocks/ Arda bircan entirely fabricated the booking receipts, the tax benefits, and their role in that property's success for their marketing material. The booking payout screenshots used in that marketing, including claims of $1,750 per night /29000 receipt at the property, were verified by the property owner herself as completely fabricated.
A Property That Cannot Legally Operate as an STR: They tried to source a property for me that cannot even legally operate as a short-term rental. To do basic due diligence, I checked the county website and the community's records myself and found that the community had voted against short-term rentals, so the property could never be operated as one. CrispBlocks had not performed even the most basic zoning research. When I raised this and requested a refund, they refused.
Theft of IP & Fabricated Renovations: After CrispBlocks failed to deliver , my wife and I independently acquired, renovated, and launched our own property, on Bourbon trail, Kentucky. Arda Bircan subsequently took my copyrighted photos of our hard work and used them on his LinkedIn, Youtube, Instagram, Vimeo to fraudulently induce new clients. In these unauthorized advertisements, he explicitly took credit for renovations he had no part in, falsely claimed his company added bedroom bathroom renovations that we never did, and completely fabricated a $1,600,000 post-renovation appraisal and a tax benefit. In one marketing post about our property, he claimed his company sourced our 6,500 sqft home for $950K, created $650,000 in equity before our client earned a single dollar in rental income, added a pool, added 2 beds and 1 bath, and converted all unfinished space into heated living area, with a post-renovation appraisal of $1,600,000, projected cash flow of $72K-$110K/year, and a 21-31% cash-on-cash return. His company did none of that work. We did it ourselves, and those metrics were fabricated.
Deceptive Sourcing & Kickbacks: During my time under contract with CrispBlocks LLC, he routinely crowdsources unvetted vendors from Facebook groups, while taking undisclosed vendor kickbacks on the backend.
Exaggerated Business Scale: He routinely claims to have a massive roster of clients to project industry authority, but based on my experience and in my opinion, the operational reality and lack of internal infrastructure completely contradict this facade.
Active Legal Demands: My legal counsel sent Arda Bircan a demand letter outlining claims of fraud, unjust enrichment, and violations of the Tennessee Consumer Protection Act. When faced with the letter, he sent us a sworn financial statement outlining his and CrispBlocks LLC's current financial situation, which appear to insinuate that his operation is insolvent, or at the very least, on the cusp of insolvency, yet he continues to actively market his "wealth-building" services online to unsuspecting doctors.
Do your own extreme due diligence, ask for independent verification of every metric he claims, and protect your capital.
