Tenarize is property management software for private landlords in England who let their properties themselves. It covers the work a letting agent charges around 10% of your rent to do — vetting a tenant, getting the compliance right, producing and e-signing the tenancy agreement, and collecting the rent. The compliance side is the part we built most carefully. Gas safety, EICR, EPC, Right to Rent, the Renters' Rights Act information sheet, Legionella, alarms, furniture fire safety: each one is a checklist item with a date, and you get a reminder before a certificate or licence expires rather than after. Deposits are tracked against both statutory duties, protecting the money and giving the tenant the prescribed information, against the same 30-day deadline. Letting room by room adds the HMO items, including the licence. Rent is collected by Bacs Direct Debit and tracked automatically, so there is a payment history when you need one. Tenarize takes no cut of it — rent is a direct charge on your own Stripe account. Bacs is not instant: allow up to seven working days on a new mandate. Tenants get their own portal for documents, rent, e-signing and reporting a repair. Pricing is £15 a month for one to five properties, £35 for six to ten, £75 for eleven to twenty, and £1 a month for each property above that. Annual billing saves 20%. There is one month free, and a full refund if you cancel within three months with no tenancy running. Tenarize is new, and it covers England only — Scotland and Wales are different regimes. It is software, not a solicitor. It tells you what the rules require and keeps track of it; serving the notice and protecting the deposit stay yours.
