Deceptive trade practices, fruad by design

Based on my experience, the website presents itself as a company that buys houses for cash; however, it appears to operate primarily as a wholesaler. This distinction is not clearly communicated upfront, which can be misleading for sellers expecting a direct cash buyer rather than a middleman.
I also found it concerning that the company’s messaging and associated training materials seem to emphasize strategies that may not fully align with transparent communication to clients. In addition, the business does not appear to be affiliated with Rocket Mortgage, Rocket Homes, or any other “Rocket” branded organization, despite implications that could lead consumers to believe otherwise.
There are further concerns around properties being listed on the MLS without clear seller awareness or consent, as well as instances where property photos may have been obtained under unclear circumstances.
Overall, sellers should take extra care to understand who they are dealing with, verify affiliations, and ensure they are fully informed about the nature of any offers. What may be presented as a fast, straightforward cash transaction could involve additional parties and profit structures that are not immediately disclosed.

!!SCAM ALART!

!!SCAM ALART!!

This company does not buy house. In my opinion, Davis Pfaff, owner and operator of The Rocket Offers is not to be trusted. They state that my house does not meet the criteria 80 days after the contract was signed.

"Dear Lawrence,

We hope this message finds you well. After a thorough review during our due diligence period, we regret to inform you that we will not be proceeding with the purchase of ****************************

Our due diligence revealed some factors that do not align with our investment criteria, and after careful consideration, we have decided it is in our best interest to withdraw from the transaction at this time.

Please find the signed cancellation attached for your records. We appreciate the opportunity to work together and wish you the best in your continued efforts with the property.

Thank you for your understanding."

What investment criteria? Both sides signed the contract, that decision should of been made when the offer was made.

If you signup, there will be a listing in the MLS. You will have people touring your home. In my opinion, their entire website is a bait-and-switch scam.

Because of this and multiple complaints that follow the same pattern, it is now a matter for the State of Texas to take up along with the Texas Real Esate Commision. I highly recommend reporting this and give consideration to a class-action lawsuit.

Meet Davis Pfaff's YouTube is all you need to see where he states he has no intention of purchasing homes. This is a bait and switch scam.

Not a trustworthy organization…

Once you sign your name on the purchase contract for real estate, the lies start. They made agreements with the seller for items not offered by the owner. They say whatever is needed to get the deal close. They don't have the best interest of either seller or buyer, just rocket. Don't do business with people who you can look them in the eyes to see if they are telling the truth.

If I could give zero stars

If I could give zero stars, I would. AVOID THIS "COMPANY" AT ALL COSTS. DO RESEARCH AND LOOK AT WHAT OTHER PEOPLE HAVE RECENTLY EXPERIENCED BEFORE SIGNING ANYTHING WITH THEM!

They will force you to sign a contract before even viewing your property. Then, they will send out a local realtor to take photos for them. You will then wait weeks for them to get back to you with any kind of meaningful information, all the while being told "I'll get back to you ASAP" but they never have any information to provide. And in the end, they will probably tell you they don't want your house after all. And that they won't be giving you any kind of earnest money since they didn't breach the contract because they were doing "due diligence", which should have been done before anything has been signed. They will not answer the phone if you try to call them and you cannot leave a voicemail because the phone just disconnects after ringing and ringing. Luckily, we did not have to wait 80 days to hear something back from them like others have. But we now have one week to figure out an alternative before we move to an entirely different part of the country.

Do yourself a favor: do not bother with this company and find a larger, more reputable one who is actually serious and transparent about their intentions!
