Please do thorough research before booking with this company.
We paid nearly $90,000 for one week in Florida, and the experience was completely unacceptable from the moment we arrived.
For the first two days, we spent our time calling and emailing because multiple amenities listed in the home’s description did not work, including the Wi-Fi, hot tub, and several advertised features that were clearly not inspected or functional prior to check-in.
By day three, they finally sent someone out to repair the bowling alley and golf simulator, but the overall experience was the opposite of what was marketed. There was nothing “luxury” or “concierge” about this stay — it felt like we were troubleshooting someone else’s property the entire time.
We ultimately had to ask the pool cleaner—who kept returning repeatedly to attempt repairs—if he knew how to get the Wi-Fi working, which he did. That alone speaks volumes.
We requested a credit due to the extensive issues and loss of enjoyment, and the company refused. At this price point, this level of service and lack of accountability is unacceptable.
Going forward, we will only book through Airbnb or VRBO, where guest support is stronger and customer issues are handled appropriately.
I would not recommend this company.

We want to clarify that the home itself, including maintenance, inspections, and functionality of amenities such as Wi-Fi, hot tubs, pool systems and special features, is managed by a Property Management company. They have confirmed that the property did undergo a pre-arrival inspection, however we are truly sorry that some functionality concerns were missed by their team. While we do not have direct control over on-site operations or repairs, we take guest concerns very seriously and actively advocate on our guests’ behalf whenever issues arise.
Throughout your stay, our team was in ongoing communication with the Property Manager, pushing for expedited repairs and solutions as soon as problems were reported. We escalated the issues repeatedly and co-ordinated service visits as quickly as the property manager would allow. Unfortunately, some resolutions took longer than we would have wanted and we sincerely apologise for this.
We regret that the property did not deliver the seamless, luxury experience that you were expecting. To clarify, the Property Manager did offer a partial refund in recognition of the concerns raised and Top Villas matched this offer as our own apology to yourselves. Nevertheless, I am truly sorry for the dissatisfaction caused by these matters and wish to assure you that Top Villas work with hundreds of other Property Managers that could help to restore your faith in the future.
Please be assured that your feedback is important to us and it has been shared with the Property Manager to help prevent similar situations in the future. We genuinely appreciate you bringing these concerns to our attention and regret that this stay fell short of expectations.

My sister's wedding weekend
We stayed at this home for a wedding. The home was nice and clean. The only downfall we had was the thermometer sometimes would fluctuate on its on and we couldn't figure out why. Also, the alarm system for the swimming pool was horrible every time someone opened the sliding door it would go off and we would have to run and push a button to turn it off. Yes, we understand thats like that for safety measure just in case someone has small kids however there should be some type of system to turn that off and on, it was so loud it was like a siren. Overall our stay was nice and I would definitely book again. I would like to tha k our agent Kedesh he was very helpful with booking and gave us exactly the location we wanted and needed.

They will send you photos that in no way correspond to the reality. House is dirty, run down and neglected. They will offer all sorts of services like a personal support person who will be “out of office” for every single query once you are far away from home and at their mercy.

As with all vacation rentals, the home does experience normal wear and tear due to regular guest use. While we work hard to maintain the property to a good standard, some signs of use are to be expected in a lived-in rental home. The photos you provided have been reviewed and they show minor wear and tear concerns rather than issues that would render the home unclean or unusable.
When your concerns were raised during your stay, we did offer to send both our maintenance and housekeeping staff back to the home to address these matters. Unfortunately, you declined this offer and without being granted access to the property, we are unable to inspect, verify, or resolve any concerns on-site.
To clarify, your personal concierge is available prior to your stay to assist with planning and arranging any extras you may need, such as services, recommendations, or special requests. Once you are in-house, any questions, concerns, or issues are handled directly by our dedicated customer service team, who are available to provide support throughout your stay. Nevertheless, we appreciate you raising this concern and are always open to improving how we communicate our services.
We take all guest feedback seriously and will review your comments with our property management teams. Once we have concluded our investigations with them we will reach out to you directly with an update.
