The real estate agency is not honest in…

The real estate agency is not honest in their recommendations. They have deals with some of the worst developers and they only want to sell you a property and get their commission. After that, they would never help in after sales and never fulfill any of their promises.

Scam alert!

Long story short. I followed their advice back in 2017 and bought a flat which they promised huge yearly ROI. They told me the developer (Toya Yapi) is one of the best. They took their commission, and them never helped me as they promised with their after sale services. Toya yapi turned out to be a scam, shady company. They took my money, and then delayed the delivery of the unit and the title for 3 years. After almost 8 years of the initial investment, I lost 30% of my money and I also lost tons of time and huge stress. Turesta and Toya yapi (toya next and other projects) will tell you all lies before taking your money but the moment they do then you're on your own.

This company scammed me

This company scammed me. Please don’t trust them. I’m not a Turkish citizen and don’t speak Turkish, so I couldn’t even do anything after they stole my money.

BEWARE!

I previously bought from this real estate agent when they used the name "UDturkey.com". But soon after I purchased they changed the name to Turesta (you can see a post about renaming on their UDTurkey Facebook page and it shows Turesta is a continuation of UDTurkey).

Here is my review for this company.

You will pay dramatically more than the actual market price!

In July 2022 I purchased a 1 bedroom apartment thru UDTurkey. The list price was $78,000 and after their additional fees the final price was $82,000.

After purchasing, UDTurkey provided an official appraisal that showed the apartment was valued at only $56,000. I later found out that appraisal estimate was also inflated, because similar properties in the same neighborhood (of much better build quality) were selling for about $35,000 to $45,000. Oh, and if you are buying apartments for Turkey citizenship, then be aware you must show official appraisals that match the price you paid. So if you have over $400,000 of purchases, then you also need appraisals that show the homes are worth at least $400,000.

Just 1 month after purchasing, I then found real estate listings on Sahibinden for the same apartments, in the same building, and the price was 1/3 to 1/2 less than UDTurkey. The same exact apartments, except priced 33% to 50% less than UDTurkey.

After purchasing I also found my apartment had construction problems including water leaks (the building developer refused to completely fix the problem), incorrectly installed water pipes (developer also refused to fix), incorrect flooring installation, and in general very cheap and low quality building materials.

I became disguised by the apartment and it's poor quality, and 4 months later I resold the property. I sold the apartment for the true market price on Sahibinden, and it sold for only $35,000. In only a few months I lost $47,000 on this awful experience.

Do your own research, and compare prices from the major real estate websites such as Emlakjet and Sahibinden. They have thousands of listings and you will pay dramatically less money than buying with UDTurkey.

I wish I purchased from Sahibinden and not from UDTurkey!!
