SCAM

They charge tenants a monthly fee just to.....not pick up their trash and leave it outside their door piling up for WEEKS!!!
The fact that management companies continue to use Valet Living despite the numerous complaints from tenants is really sketchy. I smell fraud here.

No trash pickup more than twice! The entire 3rd floor was left with full trash cans. We did not receive notification that pickup was canceled and there is NOT bad weather. They just did not come because they hire lazy employees. Do not do business with them

Twisted policy

Since my complex started using this trash service, I never had an issue with my recycles that are clean and in brown paper bags being picked up until last Tuesday, January 6, 2026. We have a new guy that refused to pick them up. He had a nerve to try to argue with me about the recycles. Mind you I watched the last guy place the brown paper bag in the bin and go on about his business. This jerk walked past my door last night, Sunday, January 11, 2026, decided to come back and take a picture. I emailed Kate and she apologized, but ended up taking his side and sent me the policy. Here is their twisted policy. Brown paper bags are not considered recycles. They want recycles in a clear or blue plastic bags. 🤔 Funny how they pick up brown broken down boxes, but not brown paper bags. They need to update their policy or provide bags for recycles like they provided those cheap trash cans. My complex has us paying for this half a$$ service that we did not ask for and we can't get our recycles picked up unless they are in plastic and not in brown paper bags. How does this make any sense. Funny, they reported me to my complex who did not see what I did wrong. Hopefully they get rid of them like the last trash company and find one more accommodating to the tenants in my complex.

probably the worst service I've been forced to use

They didn't pick up our trash for the first Three Days and we had to call management repeatedly to even get their technicians out here. And when the technicians are here, they're a bunch of whiny little babies that refuse to even pick up a trash bag that I can pick up with one hand because it's 'too heavy', after not having the service for 3 days because of New Years. You literally pay more and get less service done than you would with city trash. They have weird arbitrary rules so they don't have to pick up your trash but then you still have to pay them. It makes sense why they're a trash company because they are trash

Paying for trash pickup that doesn’t happen half the time

They frequently skip picking up the trash in my apartment complex for no reason at all— believe me, I’ve inquired with apartment management to make sure that I wasn’t being flagged for anything that would have prevented them from picking it up. They’ll go up to three days in a row of not picking up trash, and it gets to a point where you just have to assume that the company and its employees are simply lazy. If it were up to me, I’d get rid of their services immediately, and I wish my complex would get rid of them ASAP

SCAMMERS

I am also rating a 1 star as 0 is not available. We received a notice of a past due invoice. I have tried calling, emailing, leaving voicemails, chatting with someone online for almost a week now and am still unable to connect with a live person to take care of the bill. It is a scam company. We do not use them yet received a bill saying we have a past due invoice for $7200.

I have boxes from deliveries they ask you to broke them down in a bag which is waist of time I wish I can change them but unfortunately my building theydont have trash disposal

I just moved into my new apt and Valet…

I just moved into my new apt and Valet Living did not provide the proper trash can for me. I had my small bag of trash outside my door. They bothered to write a note, but did not pick up the small bag even though they had the trash cart right there wheeling it by. This is everything that is wrong with the United States of America. No common sense leadership. They had to have known the apt was vacant before and now somebody is there and deliberately escalated the issue. Poor leadership, poor service, and very dissatisfied. If I ever get on the board here, I will get rid of this vendor.

1 star because 0 isn't an option. I have proof photos. they opened my trash and dumped garbage into my can took the bag 2 days in a row. I reported it to management and they said they would look into it. day 3 they took the garbage out sat it on top of the can because it was too full...well it had 2 days trash not over filled not leaking but they punched a hole in it and reported this was why they didnt take it to my leasing manger. We cant opt out of the payment of the service and this is what we get. Their reasoning with management the trash isnt sanitary. Show me some sanitary trash please. very unprofessional and lazy.

Unprofessional and Irresponsible: A Retaliatory Nightmare

I had an incredibly frustrating experience with this company, which proved to be completely unprofessional and reckless. We decided to cancel our contract with them, and rather than handling the situation professionally, they chose to retaliate in the most damaging way possible. After cancellation, they failed to fulfill their responsibilities, causing trash to pile up on our property. This led to a complete mess that was not only unsightly but also created potential health hazards. To make matters worse, they caused significant damage to our property in the space was astonishing. In the end, we had no choice but to ask them to leave our property completely, as their unprofessional behavior made it impossible for us to continue working with them. Their actions were not only disappointing but also completely unacceptable. I would strongly advise anyone considering their services to think twice and avoid the trouble we encountered.

Terrible Communication and Ethical Practices

I had a phone interview with a recruiter for Valet Living, was offered a job and was told I would start the following Monday, and then almost immediately received an email stating that they were unable to contact me and, therefore, I would not be receiving the job. I reached out to the recruiter and they completely ghosted me. Two days later, they reposted the position. So, do you need employees or not? My best guess is discrimination because my preferred name doesn't match my legal name. Regardless, I don't have the energy to fight to work in an environment where I won't be treated respectfully. Furthermore, when browsing their official map for open positions, some of the locations stated that they were hiring because they "Need to replace current SV not meeting expectations". Are you even legally allowed to publicly trash-talk employees like that?

If I could give this company zero stars…

If I could give this company zero stars I would. Do not use this company! I’ve made 3 reports so far of my trash not being collected and it’s now been a week with no collection. Lazy ass bums working here who don’t care. They collect your money and refuse to collect the trash.

AWFUL COMPANY

I have lived in the same apartment complex in Tampa, FL for 10 years. For all of those years I have paid a monthly service fee (which has increased) for 5 days a week trash pickup by Valet Living. To say that this company's service has been substandard for the last 4 years is an understatement. However, this last year has been particularly abysmal. If they pick up my trash 2 times a week, that's a good week. Charging full price, of course. I 100% agree with the previous reviewer who said they will open the trash bin but not pull the trash. That has happened to me several times. I call this company nearly every week to lodge a complaint. Sometimes I receive a return call, most of the time, I don't. I was supposed to be on permanent tracking because of the problem but someone at Valet Living suspended it. The problem is not fixed and has gotten exponentially worse. I have contacted my property manager numerous times requesting to opt out of this service with no results. Who's getting the payoff? In a word, Valet Living is beyond horrible. Stay away from ANY apartment complex who contracts with Valet Living. In the alternative, you can take your dollars, stand over the toilet bowl, drop them in and flush. Same difference.

There should be a law against this…

There should be a law against this company operating practices. Congress should also pass a law for residents to be able to opt out of this type of so-called apartment residential service forcing residents to pay for monthly service they don't receive. Since I've been living in Maritage at Steiner Ranch apartments, their Valet Trash Service has been a JOKE. Trash on several occasions has been missed, I have a video of their employee walking up to my trash can, look at the can and just walk away like it was too dark to see the little 3-gallon trash can. The office said to have trash out by 7pm which I always do. I have a doorbell camera and a security camera, which I can see when they come to collect trash and when they don't come. They come as late as 3AM. I also see someone coming afterward to see if trash was missed. Well on 9/17/24 that was one of those days. My trash was out well before 7pm, maybe a few minutes after. At 8:29pm according to the time stamp on my camera, this guy comes by to check and see me and my neighbor's trash hadn't been picked up; to justify their unreliable service, he puts this note on our door that our trash was not out between 5-7pm and we could lose service, I had to actually roll on the floor to laugh at that. I got up early that morning with my live video, walked the complex to see all the trash they hadn't picked up. My question was, did he go to every 38 buildings to see if trash was put out between 5-7pm that he can say my trash was not put out? I doubt it! They will go to units and pick trash bags under a tree for the truck to come pick them up, well one night they forgot my trash sitting under the tree. Residents have to put trash bags on the trunk of their cars to drive to the dumpster. The dumpster area looks like a land field due to their poor service. I'm going to contact my Representative to see what needs to be done to get Valet Trash Service opt in/out option for Apartment Complexes on the ballet and let voters decide to pay for service they can do themselves because we should not be forced to pay for service, we don't get and on top of that we still have to pay another fee for Trash with our water bill. Robbery is what this is called, robbery.

I have NEVER seen someone so dissatisfied with their job.

I have NEVER, in all of my almost 65 years, EVER, seen anyone as unprofessional as the person picking up trash for this company as the person I saw last night. He, at around 8:00 P.M. came walking down the hallway MF'ing this and that, MF'g the residents and the trash he had to carry, MF'g his very job of having to pick up that trash... Seriously. If you don't like the job or can't handle it or... whatever... Get another job. Seriously. Extremely unprofessional and totally uncalled for. The Gregory Apartments in Porter Texas is where all this took place.

Also, on 3 seperate occasions they did not pick up my trash on the assigned days. One time, they went so far as to leave a note outside my apartment stating that animal waste had to be double bagged. I had no animal waste in the trash, it was just ordinary household garbage. Someone was being lazy I guess.

If you see a lease for an apartment with this included "extra" - run far and fast. It may work out, for a short while, but in the end, it is not worth the extra they charge for this "service". You're better just taking the trash to the dumpster yourself. A lot less hassle and headache...

they refuse to pick up, then call you a liar and say you didn't have it out.
they tell you they were there but obviously aren't smart enough to know how a doorbell camera works.
Gary, the local manager acts like a child when you try to talk to him, he takes no responsibility at all for his employees refusing to do their job

The company is a piece of crap

The company is a piece of crap. They will find ways to nickle and dime you and say a lot of things you do are a violation with absolutely no explanation. Don't ever work with this piece of fecal matter they call a company. Once again, they just are looking for ways to charge you extra. Their communications are absolutely horrific and they will screw you even if you go by their agreement terms. They are also extremely lazy and their employees aren't fit for a chain gang.

Valet Living is NOT Reliable

Valet Living is NOT a reliable trash collection company. They may pickup a resident’s trash on the scheduled days, they may not. Nevertheless, they always charge the full fee.

This is ridiculous…paying for poor service or services NOT rendered. I am going to ask my apartment complex to seek another trash collection company.

I spoke with customer service and they simply empathize. I need a proper solution, not your empathy. My trash has not been collected on the scheduled trash day AND I am charged full price…to make matters worse, we are going into a holiday.

I have experienced this consistent inconsistency of trash collection with full fee charge for almost two (2) years now. Clearly, this is a problem Valet Living.

I live in a apartment complex in…

I live in a apartment complex in Douglasville GA and the new owners selected this company for us to pickup the trash. We as tenants didn't ask for this company. This company doesn't hold up it's part of the contract to pick up trash. DO NOT I REPEAT DO NOT SELECT THIS COMPANY FOR TRASH PICKUP. IT'S A RIP OFF.
