So we haven’t actually gone ahead with a sale with them as yet but our initial contact and follow up have been professional and conducted on time with Kam and in a manner that would lead me to believe that we could proceed albeit at a reduced value from the market.

The initial contact with WBAH and early stages were effectively carried out and all seemed well and they made an offer - which was about 75% of market value/original asking price. I reluctantly accepted this as I need to sell owing to ill health. Last Friday I received an email stating that 'good news' - we were very near the final steps/completion. That very same morning, I subsequently received a phone call from my WBAH person who was extremely apologetic informing me that they could now only only to underwrite a much lower offer (nearly 50% lower than the agreed offer!) Naturally I am very disappointed after such a promising start and self-evidently would not deal with WBAH or their selling partner.

DO NOT USE!

I first contacted Webuyanyhouse.com on the 29th of October and was provided with an immediate cash offer of £295K for my beachside apartment in Newquay.

The initial offer of £295K I thought was fair, as it represented around a 15% discount on a market valuation of £350k (£350k was the basis for the let to buy mortgage loan provided by the lender in May).

At this stage, they then requested a review, which I thought was odd, given that nothing had really happened yet. They also 'recommended' some solicitors firms.

To say that theses firms are less than average is a polite understatement.

Webuyanyhouse.com then engaged in what can only be described as unscrupulous business tactics, in a clear attempt to provide a rationale for a significantly reduced offer.

A visit to the apartment to take photos was arranged (no video or drone footage was taken).

They then contacted local estate agents, asking what the property would be worth if it had to be sold within months, weeks and days. This purposeful line of questioning clearly has an intended aim of reducing the valuation.

Following the above, unsurprisingly Webuyanyhouse.com then returned with a massively reduced offer of £220k, based on a valuation of £275k.

The oldest and most boring trick in the book.

If you are serious about selling your property quickly, but fairly, then Webuyanyhouse.com are a complete and utter waste of time.

They treated me fairly would recommend them to friends and family
