ADR, a great company to work with!!

We found ADR after watching Homes Under The Hammer about 4 years ago. We went up to meet Adrian and Rebecca at their offices when they were based in Chester.

Since then we have bought 4 houses with them and I am looking for another.

The buying process has always been excellent and things have happened smoothly. We use the solicitor recommended by Adrian and that helps I'm sure because the communication between them is good and they trust each other's processes. The solicitor's fees appear competitive.

It would be unbelievable to say we haven't had the odd problem but whatever has happened ADR have put it right quickly.

Adrian knows the market and certainly doesn't spend more of your money than he needs to, either when buying or refurbishing property.

We went to see the first property before any refurbishment was done and then again after the work was completed so we understood the standard of work. Any work done is to a very good standard and even though my wife wanted to spend more, Adrian reminded her that she wasn't going to live there. The refurbishment work is probably above the standard the market expects but he doesn't waste money.

We have seen all the other properties from the exterior but in the case of one, we have not been inside either before or after the work was done.

I recommend Adrian and his team without hesitation, indeed my accountant followed my advice and has bought one property with him. We are not based in the North West but have never found that to be a problem when working with ADR.

Slow, amateur, low standards of service, arrogant and severely lacking in honesty & integrity.

I found this letting agent to be arguably the most amateur, chaotic and untrustworthy business I have ever had the misfortune to deal with. came across the Adrian character and his company when they were featured on a BBC 'Homes under the Hammer' programme. I have never watched BBC since!! (slight joke...but only just)

I initially thought they were just poor and administratively lazy (late payments, slow, poor refurbs that needed additional expensive work after ADR Property had finished their 'refurbishment'!), never getting back to me on important things, contradicting themselves on issues, not understanding basic housing/rental requirements, office administrators not being available in the office or any deputation....or indeed administrating even when in etc,etc. Then when they started denying me my statutory rights, lying about correspondence and checks they claimed had happened through to even making up swear words that were never said to the Office Manager in a phone call! I realised just how the company operates and their standards....I gave notice after 3 months which says a lot as I am very forgiving generally!

Further poor levels of service provided by ADR Property include:
1. ADR were never able to provide proof of a valid Assured Shorthold Tenancy being agreed/signed with the tenant. An absolute basic! These call themselves property professionals btw!
2. No inventory/schedule of condition was ever supplied, shown, forwarded or legally enforceable. An absolutely unforgivable ommission that has the knock-on effect of me not being able to provide proof of the standard of the property at the start of the tenancy hence should there be any damage/costs as a result of the condition of the property they are unenforceable against the tenant.
3. Additionally...are you sitting down?....the deposit was NOT PROTECTED or information given to tenant as required under 'Housing Act 2004. The deposit should be protected within 30 days, ADR eventually protected the deposit after 106 days (coincidentally the date that I gave them notice!!) but obviously provided no proof of the prescribed information having been given to the tenant. This has the effect of rendering any deposit worthless, it actually hindering me if I wished to issue a Section 21 (basically I couldn't...to recover my own property due to ADR!!)....and also it left me open to the tenant being able to CLAIM OFF ME up to 3 times their deposit!! Thank you ADR....weren't you supposed to be working for me?
4. Their tenant selection/referencing was woeful and left me with a tenant I could not easily remove, she ran up arrears of c£3,500, absolutely trashed the property and cause two years of stress, hassle and expenses entirely because ADR can not run a p-p-party in a brewery.

It's like a circus/clown company but playing with my hard-earned money and assets. They had absolutely no interest in helping me at all so I spent a year making countless trips to Liverpool to sort out their mess!

This company is not fit for purpose despite their apparant initial chat and promises. Also doubt any 5 star reviews you read elsewhere, they can not be real I would have thought.

p.s. I have not even gone into detail about their slow, shabby refurbishments...life is too short. Good luck if you plan to use them.
