It's a pity there is not a ZERO rating…

It's a pity there is not a ZERO rating available. Very dated, poor maintained and extremely cold Cottages.
Too many issues to note on here. Here are a few. Front and back doors were disgusting full of mould and leaked water. You couldn't sit at the kitchen table as the dirt from the ceiling dropped on the table. One important issue was a gas leak that was dismissed. I moved out of the cottage for mine and my dogs Health and Safety. 10 days later the owner agreed to get a gas engineer out to the boiler, and yes there was a major gas leak! The owner actually switched the gas off, sent people down to see if they smelt anything, called me to say there was no smell of gas, do I still want it looked at, unbelieveable! The gas boiler could not be switched off as it was a hit or miss if it came back on, the timer did not work and you got 30 minutes for 50p, cost a fortune. I asked the owner to have this checked, he declined. The owner is extremely unprofessional and has no concept of reality, very derogative and unhelpful. Not once did he come down to the cottage to have a look for himself or to meet and speak with me, he phoned a couple of times and was very rude and dismissive. I was billed for a full months stay, I contacted to ask why there was not even a show of refund of inconvenience, they did refund 2 weeks only after I drew this to their attention. The maintenance man was very intimidating, rude and has no clue. He would let himself into the property whenever he wanted, I was shocked. I had to contact the office to make sure he did not access the cottage when I was not there, totally intrusion of privacy and safety. When I was in the first cottage he played car parking games as he lives in one of them, very sad. When I moved to the cottage away from him, it was amazing that all the cars vanished, very sad person. 5 months of hell. Mr Ashby needs to be more professional. I have been to numerous cottages with professional owners who also had a welcome pack. If it wasn't for the lovely helpful lady in the office, I would have been left to get on with it, unfortunatley she can only do so much. The Tourist Board needs to check out all these cottages. I would stay away from Ashby Farms.

Main double room up a steep ladder which as older people not useable at all

We have been going to Ashby on and off…

We have been going to Ashby on and off for years.
No problem apart from the owner letting his dogs poo Ashby looking at it and not picking it up!
This time we went to book, The fisherman lodges which hold 6 people but on the website could only book four. We also booked two dogs from the drop down boxes. All ok money taken!
With one week to go until we arrived, the gutless owners emailed to say we couldn’t take two dogs, even though blatantly they let us book two dogs.
With a lot of hassle with a young girl who did not have a clue how to run the business they cancelled our booking.
The telephone call with Ashby the grumpy owner to report this was found to be rude and unhelpful.
I would avoid going anywhere near this place and if you do Double check every section of your booking and take picture as they change is as quick as you pick up on their mess.
Fortunately I have pictures and video evidence of their poor website even though the girl changes it within hours of our complaint.
We have now booked with a reputable company at half the cost they were going to charge us.

It has been our policy to only allow one dog per lodge for a long time which was clearly stated on the website at the time of your booking and in fact it is not possible to add two dogs to a booking for the property you stayed in.
We first became aware that you were planning on bringing two dogs when a member of your party emailed to ask to add another dog to their booking as they realised they had only booked on one. We told them that unfortunately this would not be possible due to the limit of one dog per lodge.
When we called to discuss a resolution such as alternative properties where two dogs were allowed you were quite rude, making several personal comments and calling them a liar. We do not find this treatment of our staff acceptable which is why we cancelled your booking and gave a full refund.
