Ashley Adams: Unscrupulous agency. BEWARE!
Recently moved from New York for postgraduate research in Derby. Contacted Ashley Adams over a house I had seen on Zoopla.
The first issue - after I had viewed the advertised property, signed necessary forms and paid a holding fee, I was told the property I viewed was not actually on the market, and that it was only identical to the one on the market but which was not available for viewing. I found this strangely deceptive, however since I was really desperate to settle down, I agreed to go ahead with the new property.
Second issue - They alerted me that their referencing agency could not finalise my reference checks as because they were in the US. This despite providing contact information on former landlords and employment records. The Ashley Adams agent working with me texted to apologise and inform me that they will not be able to continue with the process, and promised that they will refund the £254 holding deposit. That was 22 February 2022. Every attempt to have this money refunded has proved unsuccessful. My email, text messages and calls are neither replied or returned. This is so frustrating. I did not expect this sort of unscrupulous behaviour from a registered UK estate agent. I have not been able to find a regulatory body to report this issue to.

I have used a number of agents over the last 20 years for my rental properties and I have learned the hard way not to use corporate letting agents. You get passed from one department to another. There are endless mistakes and incompetencies. I’ve had many different account managers as there is a high turnover of staff. They promise things will be done and they aren’t you chase them they promise things will be done again they don’t you have to chase them again
One example of many is that I have been trying to get a rental payment from the landlord insurance policy I took out with The agent. After three months nothing had happened. I chased it up and the branch had not returned the claim form. I then wrote a formal complaint. I assumed it would be sorted. One month later it still hasn’t been actioned.
They also use local contractors who have to pay a commission to the letting agents so you will be paying a higher amount than if you found your own contractor. They definitely put their own interest above that of the landlord.
I have also been told that they no longer hold the keys for my property when I know they are there. This is one of the very basics that you would think that our local letting agent and hold the keys especially when the landlord lives over 200 miles away. When I did visit the branch I was quite surprised at the lack of local knowledge of the area considering they’re meant to be property experts
I would never use this company again.
