Avoid like the plague.

Bought a shed which was significantly delayed. The staff couldn't care less—completely indifferent, with a "like it or lump it" attitude. Despite them breaching the sales contract by delivering late, I was told I couldn't get my deposit back. It was essentially: wait or lose your money.

When the shed finally did arrive, the installers didn’t turn up on the agreed date, booking error their end. Then they said they couldn’t install for three weeks. I ended up paying twice for the install—hiring someone else on two days’ notice just to get it installed.

Now that the shed is up, it leaks more water than it keeps out. Water pours in through the window frame and countless wood knots. It’s appalling.

I paid £2,000 for a shed that feels more like a £200 one off Temu. The entire customer experience has been the worst I’ve ever encountered—rude, arrogant, and completely unaccountable staff.

This company seems to be resting on the “we’ve been here for years” excuse while selling cheap, nasty products and offering even worse service.

Avoid like the plague.

After checking our records, we couldn’t find any order under your name, and the details you mentioned don’t seem to match any situation we’re aware of. Because of this, we’re unable to verify the purchase—but we’d still like to help if we can.

Just to clarify, the lead times we provide are approximate and based on current production schedules. While the vast majority of orders do arrive on time, there can occasionally be delays. When that happens, we do our best to keep customers in the loop and offer alternatives wherever possible.

Regarding your comment about the installation team not arriving, this has us a bit puzzled. Our sheds are always delivered and installed on the same day by the same team. The only time we might need to arrange a second visit—and charge for it—is if we’re unable to install due to an unsuitable base being provided by the customer.

As for the shed’s condition, we hold ourselves to high standards and offer a 12-month guarantee to support that. If anything doesn’t match what you saw at our display site, or if there’s a fault like a leaking window, we’d absolutely want to address it. We haven’t received any messages about these issues yet, but we’d welcome the chance to look into it and sort things out.

Good service all round from Bourne Buildings

Just wanted to say thank you for the good service we have received so far from the team in the office and the team who came to organise taking down the old summerhouse. In the office you were great at asking us questions that made sure we thought of things that we might not have when ordering our new summer house. Very thorough and understanding. Another great team turned up to take down and take away our old summerhouse. They were cheery, very willing, fast and effective. They even swept up the dust and debris that had accumulated under the summer house over its 25 year life. All done in what seemed like a blink of the eye!

We would recommend Bourne Buildings to others.

Indifferent to the point of rudeness

We had bought from Bourne Buildings on two previous occasions and they were fine, unfortunately this time we were far from happy. Having taken a 25% deposit and assuring us the shed, costing almost £2000 would be “installed in 4/5 weeks or possibly sooner” we were written to by the actual shed makers nearly five weeks after the purchase to change the installation date to a date 9 weeks after the purchase date. Calling Bourne buildings straight away, we were advised to check the terms and conditions as all dates are approximate, the ‘manageress’ was rude, talked over me and then clearly the phone was put down. Very disappointing, they were good to deal with until our money was in their account and then they didn’t even pretend to be helpful. I would never deal with this company again.

Good morning Mr. Adams,

I’m sorry that your shed was not delivered in the 4-5 weeks approximate lead time that we advised at the point of order. While every effort is made to meet the lead times quoted, sometimes various factors can lead to a slight delay. When this is the case, the factory will get in contact to advise of this change, and in this instance, where the factory is closed over the Christmas period, it has led to a longer delay than would normally be expected.

I did try to explain this when you called in December, and also advised that you should speak to the transport team at the factory, as they may be able to find a pre-Christmas date for the installation, but unfortunately you did not want to do this.

We never want an unhappy customer, and while I understand the frustration you must have been feeling, there is no excuse for the level of verbal abuse that you directed at me during our phone call. After several minutes of this I had no choice but to end the call.

Malvern, who supplied the building, closed for Christmas on the 23rd December and reopened on the 3rd January, and your shed was installed on the 9th January, 8 weeks and 2 days after you placed the order. As you did not mention it in your review, I trust that you are happy with the quality of the shed, and the delivery and installation, but please let me know if you require any further assistance with your building. I note that you were also very happy with the service that our staff at Bourne Buildings provided, both on this occasion, and on the 2 previous buildings you ordered from us.

Once again, apologies for the delay, and I wish you many happy years of service from your shed.

Great service

The assistance we received when ordering the playhouse was first class, very helpful advice and nothing was too much trouble. They assisted us with the layout of the base required etc. We were offered putting the order on hold for a few days whilst we checked out planning requirements etc. and once the order was confirmed, the assistance we received from the manufacturer was also extremely helpful. The delivery date was confirmed and the playhouse was erected with efficiency and courtesy.

Thank you to Bourne Buildings and the service that I received was excellent.
After placing the order the outside delivery company listened when I explained the location and used a smaller vehicle than usual and the greenhouse arrived on time.
The ground workers arrived on time and did a great job and were very helpful and accommodating, reusing some slabs from the redundant base.
The greenhouse erector knew his job and it went very smoothly.

Garden Studio

Had a Garden studio from Bourne Buildings, and have been using it to work from home for the past 6 months. Needless to say, I am delighted with the studio, and with all the help I got selecting the right style and organising the base laying service as well. I highly recommend and will be back soon for some statues for my garden!

Excellent service! …

We’ve just had our second garden building from Bourne buildings (first was a playhouse for the grand children), and had a wonderful experience from start to finish again. The staff at Bourne buildings are incredibly knowledgeable and helped us narrow down which summerhouse suited our needs. They took us around their incredible display and talked us through the different options, and explained everything clearly. Installation went smoothly even though it was bucketing down with rain! We love our new summerhouse and look forward to spending a lot of time in there when the weather warms back up!

Disappointed

Shouldn’t be expected to pay in full before installation as there is no recourse if there are issues. You complete purchase with the suppliers who are not local. Fitters damaged cabin on install and had to return from Nottingham to attempt repairs. Bourne asked suppliers to deal direct. Screws and nails from exterior not attached to anything and sections of wood split. Several thousands and really disappointed as it was a wedding present. Not sure how we will hide the raised base they installed either. Having to use my aerobic step to get in.

Thank you for your review, and for the supporting information and pictures you have supplied to us by email.

Based on our conversation back in August we discussed the step up in to your building which was caused by the base being higher than you liked. This does sometimes happen when the ground slopes as much as it does in your garden, meaning the base was just proud of ground level on one side, but quite raised up on the other side. Based on this conversation, we arranged for one of our base layers to return and install a paving slab step free of charge, and I am pleased to know that this has now been completed (and thank you for sending me the pictures).

After the initial installation, there were clearly some issues which needed sorting, and Topwood returned to attend to these, but unfortunately not all of the issues were sorted. They have since offered to return again to carry out further rectifications and repairs, but as per our conversation I understand that you do not want them to return, and will instead get these sorted yourself. Should this change, please let me know and I will ask them to return again.

The Topwood factory is based in East Sussex, hence why the installers were not local to you, but all of our factories supply quite a wide delivery area, and some are even nationwide, so it is quite often the case that delivery drivers and installers may not be local to the delivery address.

With regards to paying the balance prior to delivery/installation, this is unfortunately the way in which all of our suppliers operate, in fact, in this day and age I can’t think of many situations where the full price is not paid before you receive the goods. You do however have a 12 month guarantee against faulty parts and workmanship on your building, and this means that if there are any issues, we will arrange for the relevant repairs & rectifications to be carried out (as we did when Topwood returned to carry out the repairs).

We sincerely apologise for any inconvenience these issues may have caused you. If there is anything further we can do to assist you please don't hesitate in getting back in touch with us.

Bourne Buildings and Breckland Sheds

I bought a Breckland Camberley Shed via Bourne Buildings. The onsite staff at Bourne Buildings were super helpful and polite when i was specking the shed. There are just SO many options to choose from Before the shed arrived directly from Breckalnds, I received a call from the shed builder who checked with me my specifications and I agreed to a slight tweak that was suggested and would be of benefit to me. I took his advice. The fitters arrived today at 07:08am and did a fabulous job. I wish I could leave some pictures to show you my beautiful new shed. It’s really lovely especially with the rustic roof. I recommend both Bourne Buildings and Breckland Sheds. My experience has been positive so far but I will see how things go over the next few weeks and if in anyway dissatisfied, I will update this review.

An easy and great experience

An easy and great experience. Buying a shed, didn't realise there were so many things to consider, door hinge location, windows open or not, double doors etc etc, Carl was great to have as a help, even ended up suggesting something that was financially more economical. Fitters booked after about 8 odd weeks, done within hour and a half, took out a neighbours side fence panel for easier access, fitted whilst it was sleet and snow, and even came back a come of weeks later to fit a rain "lid" above the door that apparently wasn't in the initial kit, and tbh I wasn't aware. So all in all highly recommend.

Bourne and Breckland - ok until it came to delivery and build

Bourne Buildings are an agent for Breckland Garden Buildings. As we bought this from Bourne I am giving the review here.

Shed was erected on 1 February 2022. The fitters arrived at our property and bumped into my husband's car before they even started (damage was £870+). Only the threat of going through our insurers made them pay out - took three weeks for them to pay us.

Fitters did not bring a spirit level with them. Shed was erected and the doors wouldn't close properly. Packers were put under the shed to make the doors even and close. I feel the fitters just wanted to leave.

A brace was added on the inside a week later but does not fit properly so yet another packer was added. When they left (the third time) they left the shed hanging off the base.

On a positive note the service was satisfactory but I will not be using them again. For a shed that cost £1500+ I would expect much better service and professional fitters.

Rook Potting Shed - Premium Product but problem with rear gutter rainwater removal –

If you have a Swallow (GB) Ltd Rook Potting Shed with optional guttering fitted, check out its ability to collect and remove rainwater.

I purchased a new Rook Potting Shed from Bourne Buildings, Farnham, Surrey, but within days, during moderate rainfall, water spilled over the rear edge of the guttering and down over the rear wooden wall panels.

Swallow have investigated but now say there is no problem with the design. However, they visited site three times, each time adjusting or experimenting with a different solution.
Despite Swallow seeing the problem for themselves, they have now walked away from the situation having provided a very untidy and unsatisfactory temporary solution. Pictures can be provided.

Why put this amount of effort into solving a problem that does not exist!!

I can only conclude, as far as Rain Water Removal is concerned, the standard Rook production models are ‘not fit for purpose’.

If you have the same model of Potting Shed from Swallow (GB) Ltd, then presumably, the same problem exists. You will also need Swallow (GB) Ltd to come up with a fix.

We just need our Supplier (Swallow (GB) Ltd) to act responsibly and design or engineer a proper long term remedy, for the benefit of ALL.

DO NOT USE

DO NOT USE! Very helpful until they have your very large deposit, over £1000,00 in my case. Tried to cancel 2 days after ordering and was told I would have to buy something else or lose my deposit. They were extremely rude as they had the upper hand! I then after much ado thought I would choose a gazebo of which was a limited choice and I was not prepared to throw good money after bad when quoted an increase of nearly £2000.00. This company are not transparent and nowhere does it say in their TOB's or quotes etc that your deposit is non refundable and there is no cooling off period, not until you have paid! This tells you all you need to know about the company and its policy! It is family run and its no good trying to speak to someone further up the chain! I am so totally devastated that I made this huge mistake! Stay well away is what I advise!
