Second to none Service

The team at bread and butter collective were all amazing. The communication was second to none and they genuinely care about the student (my son). The team always made the time to listen to our concerns and were readily available to answer questions. If you are looking for student accommodation and want an agency that will offer guidance and support as and when required you someone to talk to bread and butter collective will meet all these needs. They have a personal touch and are lovely to deal with. Thank you!

Appalling customer service

Appalling customer service. Am the guarantor for my daughter's house in Nottingham. Because there was a vacant room in the shared house (due to illness of one of the intended tenants), which the company had been informed of, Bread and Butter Collective moved an unknown male student into the house before any of the five expected tenants moved in. There was no communication about this with tenants or guarantors. My daughter moved in first, on her own, only to discover evidence of what she thought was an intruder or squatter on the top floor of the house. Broken glass and bottle tops on the top floor bedroom floor and broken candles left strewn around. The back door had been left unlocked and a downstairs window open. She only discovered the top floor evidence after she had slept in the house on her own for a night. She feared for her safety and called the police and then the rental company. They then informed her that they had let the room to someone else. She was shocked and distressed about what might have happened had she got up to use the bathroom in the middle of the night and encountered an unknown male who she did not expect to be in the house. One of the bathrooms is broken. The other one has a broken door lock. So far, the company have not fixed the bathroom or bathroom door. Despite sensible attempts by my daughter and the other female tenants to find a solution, the company is not responding in a constructive way. I would not recommend anyone to let from this company. Calling the emergency maintenance number or customer services has no effect. Appalling and utterly incompetent.

Dear Ms Grenfell,

Respectfully, this is very unfair; for the following reasons.

The landlord did agree to release, without obligation, a tenant who suffered ill health. All of the tenants were informed at the time, in writing, of the replacement tenant process; a copy of which you have since been sent. The other tenants, including your daughter, were then given the opportunity to find somebody who they would like to live with before the Landlord looked for someone. They chose not to and raised no concerns with the process. The landlord had every right to relet the room, and all tenants were made aware.
B&B was informed on Sunday afternoon that when the other tenants entered the bedroom that had been let to the replacement student tenant, they found that he had left it in a mess and that he had left the backdoor unlocked. Our out-of-hours emergency team spoke at length to the tenants and to yourself on Sunday afternoon and evening and were able to put the other tenants’ minds at rest that the room had been relet to another student from their university, and that there was no intruder. Certain commitments were also given to you on the phone on Sunday evening, all of which were followed up during normal office hours on Monday.

By Monday lunchtime our Head of Customer Experience had completed the following actions:

1. Spoken to you again to listen to your concerns and reiterate the chain of events.
2. Spoke with the replacement tenant to talk to him about the state of his room and that back door. She also spoke to him about other available rooms to see if he might be kind enough to relocate in order reach a resolution that suits all parties. This process is ongoing.
3. Sent you copies via email of all of the relevant historical communications with the tenants.
4. Instructed a non-emergency job to reinspect the property, in particular the bedroom in question.

It is also worth noting, as your review suggests that there are no other males in the property, that there is already a male member of the householder and it is not a female-only property; something that is always taken into account when placing individuals in properties.

Taking the above into account, and again with all due respect, whilst you may not have received the answer that you necessarily wanted, we do not agree that our service and response to the situation has been either unconstructive or incompetent. We were extremely responsive on Sunday afternoon/evening on multiple occasions (even after it had been established that there was no ‘emergency’) and prioritised your concerns first thing on Monday morning and communicated with you accordingly. Legally the incoming tenant has every right to be there too, so despite trying to help, there is not the straightforward, instant solution that is being sought.

Please be assured that the Customer Services team is working on the maintenance issues raised which will be completed at the earliest opportunity.

We are sorry for any upset that has been caused. We have noted that although the other tenants were informed that they had the opportunity to find a suitable replacement themselves before the Landlord did, and were aware of the process, had they been notified once this process had been completed, this would have taken away the element of surprise for them on Sunday. As a result, we have learned this lesson and updated our internal processes.

The team will continue to seek out a resolution for all parties, within the contractual restrictions that bind all parties, and communicate accordingly.

Just moved in today

Just moved in today! Really helpful staff even in a Saturday. Even the TVs bigger than my old room 😄 Only did a virtual viewing and the place is even better in real life. So happy

Avoid this Landlord at all costs

Avoid this Landlord at all costs - I was with them for my second year home at exeter and they didn't provide us any outdoor bins or half the things the inventory said would be provided. Boiler was broken and we had no hot water for MONTHS in WINTER. it took them that long to find someone to fix it and their communcation between us was incredibly lacking. also the number of times we were not informed that there would workmen over was horrendous - I would often wake up to workmen in the house who were often rude, did not respect the privacy of the girls in the house, and never did anything more than take a picture of some mould (which was never dealt with!) additionally at the end of the tenancy they tried to force a non fair wear and tear payment on us for removing a chalkboard that was on the fridge when we moved in, saying that we had put it up ourselves - considering the fact the house was supposedly newly refurbished when we moved in and the chalkboard was there, im inclined to say that these landlords are quite happy to lie as well. All in all, we had no outdoor bins for the entire tenancy despite the landlord saying they would provide us with some, no forewarning as to when workmen would be over, rude estate agents for viewings, and no hot water during the winter. Awful experience

Without knowing which property you were in we can't comment on specifics obviously. However, all of our properties meet and exceed HMO and regulatory standards and when maintenance issues arrive we strive to resolve them in the shortest possible timeframes and in line with our published service levels. This includes not just the length of time to complete any required works, but all communication too. Our 24-hour emergency maintenance team and our office hours team work very hard to provide the best service to our customers but from time to time, things can take a little longer.

We would never expect any of our partner contractors to be anything less than charming and they are not permitted by us to attend without providing 24hr notice (unless it is an emergency) so we are so sorry if this was not the case.

As above, please get in touch directly so that we can look at this for you in detail. We would welcome the opportunity to look at this and learn any lessons available to us.

Worst Tenancy Tenure

(Newcastle - NE6)
Unpleasant service throughout the contract. The house (8 Bedroom) was refurbished for us but was never up to the mark. Multiple leakages throughout the tenancy caused mould build-up. After we let the agent know, no reply for weeks. We were asked to send messages through the tenant portal even for emergency cases. The kitchen was right under the shower room and every single time the shower was turned on, the water seeped through the floor and used to rain down in the kitchen. The boiler used to lose pressure every day. Finally, the mould was fixed after nearly 3 months when new tenants were decided for the house.

Even while onboarding, we were given a temporary house which was horrible - stained walls, broken doors and locks, broken shower area without a lock in the bathroom. The CEO, Victoria visited us and was very helpful in some cases and assured us that she would make sure everything works out from then on but apart from that, the agency has just let us down.

Every time we messaged on the portal, there was no reply for days. Won't even start talking about how vague the replies were when we received any communication. Completely messed up our council tax when we moved in. Took us 2 weeks to set everything up again.

Now that we have moved out a month ago, deposits have still not been released. Upon calling the finance team no one picks up the phone.

I hope the agency picks up this review, formally apologizes to us and compensates us for all the trouble.

My daughter tried to arrange accommodation at NTU through this agency. Once the documentation had been sent to them, all we got were automated emails saying 'further actions were needed' in order to get the keys. Multiple calls and messages were left - no one replied. Useless.

Disaster from start to finish! Zero Stars.

Son is at University and using this lettings agency for his (and friends) 2nd year accommodation. Its been one disaster after another.
Their "fully refurbished 3 story accommodation" had a disconnected shower which when used released water into one of the bed rooms - this took weeks to fix.
One of the toilet doors won't shut properly if you want to sit down due to lack of space, so door needs to.be open = no privacy.
Mould throughout the house which was papered over. This is a .major health issue due to the amount taking place. Still not sorted.
Boiler didn't work throughout the winter and today they have replaced it. Remember, bills are included in rent, so this lettings agency/landlord pocketed a lot of money due to broken boiler.
Boiler replaced today, which upon inspec4ion has actually tripped the electrics, meaning sons freezer (which we only just restocked for him) has packed up due to lack of electricity. So up to £100 food wasted.
Son expected to stay in for engineer visits, losing time spent for lessons and studying, or doing whatever he pleased.
All of the above, and more, yet this lettings agency decided that no compensation was necessary.
So, word of warning... NEVER, EVER use thus lettings agency.
They are as big of a con job as the landlord.

However, all of our properties meet and exceed HMO and regulatory standards and when maintenance issues arrive we strive to resolve them in the shortest possible timeframes and in line with our published service levels. I would add that our contractors do not require tenants to be at home for their visits unless it is specifically required in the event of an emergency. Our 24-hour emergency maintenance team and our office hours team work very hard to provide the best service to our customers but from time to time, for example, if a replacement appliance is required, things can take a little longer.
