Beautiful cabins, but horrible management

Beautiful cabins, but horrible and completely incompetent management.
When we first got here we noticed a periodic beeping noise that we could not pin point the location of. We assumed it was a smoke alarm with a low battery, it beeped loudly once every minute exactly. We reported this to maintenance and they came by to try to fix this and a few other issues (the garage door opener for the bar, they ultimately couldnt fix this either)

They told us this beeping has to do with the pool so they will have to call the vendor. That night the power went out around 3 am and the once a minute noise became once every second and it was louder. Turns out this noise was coming from a locked maintenance room, and the staff were unreachable on the emergency line, and practically unreachable on the non-emergency line. The entire floor lost sleep that day before our dollywood day trip. The power came back on around 7 am and the noise finally went back to once a minute.

The pool worker came by on Tuesday and dismantled an unrelated pool alarm device that was not causing the noise. It stayed dismantled and sitting on the non-functional air hockey table. Beeping was shut off that day and it was off for 3 hours. We were told it was fixed but this only lasted 3 hours.

Today, (our last full day) a maintenance worker finally described the problem, it is a water softening device that has a beep every 1 minute when it has an issue but can be snoozed for 3 hours. But we couldnt do that the whole time because its a locked room. They were kind enough to tell us the room code so we can silence the alarm before we sleep and when we play games in the arcade area. No one before this offered this courtesy. They were simply pool workers and operating the water softener is not their responsibility.

The worker whose issue it was there the second day and said it would not be fixed that day and couldnt even correctly identify the source, it had NOTHING to do with the pool.

It kept everyone on the bottom floor up and gave us poor sleep the entirety of our vacation and gave our migraine suffering cousin, unneeded and preventable migraine attacks from the noise and stress of the situation.

There was also a medium sized animal in the attic that they refused to look for to remove. It made a room upstairs un sleep able.

Unbelievable they haven't removed this speaker causing this unnecessary noise that blasts every second when the power goes out. This has to have been going on since they installed this water softener.
The management has no regard for guest comfort and given the cost to rent this cabin and amount of problems we have encountered, it is truly insane we have not been offered a partial refund.
Also the two free tickets for dollywood are a complete lie and cannot be redeemed.

Also there is "free wifi" but you must provide an email and phone number and YOU MUST AGREE TO GET MARKETING. All of this and you can barely maintain a connection to do anything meaningful. But there are two private wifi networks we were not given passwords for. Absolutely unacceptable wifi accommodations.

Luckily the one person who needed to work was lucky enough to have just enough cell service to use their mobile hotspot ( most of us dont have good enough service to use cell service, let alone a mobile hotspot)

We dont want your marketing as we intend to never book a cabinforyou and will be going out of our way to ensure our friends family and those reading reviews will never stay at one of these cabins.
specifically we stayed at
1114 Woodland Trek lane "Hibernation Wonderland"
Also none of the pools water features work and we lost water pressure and could not shower for about 36 hours of our trip.

We stayed at a large cabin off bear creek falls way 2 years ago and had no issues. STAY AWAY FROM cabins managed by cabins for you.

Vacation From Hell

Remove my name and email address from anything that you have it on. After this VACATION FROM HELL that you just sent me on, I never want to see or hear from you again. You ruined my birthday getaway!

And as far as you following thru on promises you make, I wouldn’t trust you as far as I can pick you up and throw you. You had us waiting to be moved to a more suitable accommodation, and we never heard from you. So you think I would trust you to sell me a timeshare? I’d be afraid you would send me to somewhere like the cabin you had us staying in. Hidden Springs Resort (Smoky Mountain Getaway) It was a hidden getaway alright. One that should stay hidden and no one ever hear about it. A Smoky Mountain Getaway to Hell is what it should be called. I’m still itching from whatever it was that bit me while I was there. Don’t know whether it was fleas or bedbugs. Or it could have been the spider that my son-n-law killed in their room. Or the one my son saw behind his bed. My other son said he was afraid to even look behind his bed. Or it could have been the stink bugs that we continually killed inside the cabin. Or it could have been the dust mites. But whatever it was, CABINS FOR YOU will never be for me again and neither will BLUEGREEN VACATIONS. AND “CABINS FOR YOU” HAVE THE NERVE TO OFFER ME A $200 VOUCHER OFF MY NEXT VISIT TO RETURN AND PAY THEM MORE MONEY. ARE THEY CRAZY OR DO THEY JUST THINK I’M STUPID? I could go on and on about how horrible this place was, but it would take a book. We had no WiFi the whole 4 days we were there. We were told by CABINS FOR US that there was an outage in the area. But the cable tv was working fine. And the outage lasted the whole time we were there and was still out when we left. I called the carrier that they provided me with and they could not find the address in their database! No lights in one of the bedrooms when we got there, after calling them to report it, they instructed my poor husband to go outside and find the fuse box and reset it. Broken door on a table in the master bedroom. All of the bathrooms had outdated, rusty shower heads. Dirty rug in front of the jacuzzi tub in the master bedroom which also had a ring around the tub. The bedsheets on all the beds were supposed to be white but they were actually yellow from not having been changed in so long a time. Look like they hadn’t been changed since before the pandemic. We had to wash all the bedcover in all 4 bedrooms before we could even sit on the beds. One of the locks on the front door was broken, we had to put a chair behind the door to feel comfortable going to bed. And I have pictures to prove all that I’m saying, plus I reported all of this to them and sent them the pictures. Customer service is rude and not at all helpful when you call. Once they get your money there is no refund.

Do not believe the pictures that they are showing on line and don’t waste your money. Please do your homework before booking with these people.

THANKS FOR NOTHING ”Cabins For You” and ”Bluegreen Vacations”

Not what they promote! Run away book elsewhere!!

We have been here since yesterday and have several issues that include the upper level shaking/vibrating whenever the furnace kicks on so much so that it’s very hard to sleep with this happening. Also the door handle out to the main level deck has issues opening and sometimes won’t at all unless someone from inside opens it. Seems like no one cared to vacuum or clean as there are a lot of bugs throughout the cabin. Also the downstairs vanity is pulling away from the wall! I’ve stayed at many cabins down here and for the price we paid to stay here at a higher end community type cabin I was expecting a way nicer cabin. Could use some upkeep and general maintenance. Was also a musty smell when we arrived and even the windows have stain or something all over them and don’t seem to have been cleaned recently. I’ve attached pictures and a video so you can see what I’m talking about. This was truly not what the pictures and website promoted at all! Very upsetting. The cabin needs some tlc and much better upkeep. I own many properties and I’d be ashamed if I let one of mine be rented in that condition. Broken stools downstairs broken chair upstairs door handles not functioning properly. Simple fixes along with basic cleaning!!

Rehearsed automated response is what it felt like…here’s what they said to many unhappy reviews I’ve seen so obviously they do not care to change.

That sounds incredibly frustrating, and we’re truly sorry the cabin didn’t meet expectations. Keeping our rentals well-maintained and clean is extremely important, so it’s disappointing to hear about these issues. We appreciate you bringing them to our attention and will absolutely address the broken furniture and door handles. Simple fixes should never be overlooked, and we regret that this impacted your stay. Our team is already reviewing the cabin to ensure it receives the care it needs. Guest experiences like yours help us improve, and we truly value the feedback.

BEWARE! Rip-Off Cancellation Policy

My husband and I reserved a cabin from Cabins for You in November 2024 for October 2025. In January 2025 we found accommodations that worked better for us so I tried to cancel our reservations. Surprisingly, this company refunds less than half of our initial deposit even though our reservations aren't for over 9 months away. RESERVATION DETAILS:
Arrival: 10/12/2025/Unit Information: River Romance
Charge CC 11/27/2024 $221.86
Refund CC 01/21/2025 ($73.03)
We've rented from dozens of companies coast-to-coast, and west-to-east and have never encountered such a poor cancellation policy. What a rip-off.

I am extremely disappointed (again)…

I am extremely disappointed (again) with this cabin rental experience. Despite paying thousands of dollars and planning the trip for five months, our group of 18 people arrived at the cabin to find it was not in working order. The cabin should have been removed from the inventory, and alternative options should have been offered. Two days prior to check-in, we received an email notification that one bathroom in one of the bedrooms was not functioning. However, the email did not indicate that repairs were in progress, nor did it offer a resolution. We arrived to discover that not only was one bathroom inoperable, but the ENTIRE HOUSE WAS WITHOUT WATER.

In speaking with agents upon arrival, the house had been inspected same day. There is no way we should have still been assigned to the Grace Place property. Also, I understand we are in the mountain region and bugs will exist, but the second level of the house was infested with ladybugs, flys (didn’t think they could survive the cold) and stink bugs. For an eight-bedroom house accommodating 18 people, the lack of water and absence of alternative options was unacceptable. When I contacted the call center for a 3rd time by 10 pm, I was advised to wait until 8 am the following day for guidance, this was an unreasonable expectation. This is the second time we’ve had issues with our reservation through Cabins for You. Our previous experience led to a partial credit, which we used to book this trip.

As a member of Cabins for You perks program for two consecutive years, I have found the membership to be a waste of money. Cabins for You is a property mismanagement company, with staff and leadership responding to guest concerns as if they were a nuisance. The lack of empathy and willingness to assist makes the situation If not for the coming winter storm, we would have departed immediately. Cabins for You did not have or just did not want to offer my group a backup plan to address such issues, which is concerning and disappointing. I now know from management that relocations is against company policy, insane. They definitely have a “you get what you get, and you don’t make a fit “ attitude.

I wanted and look forward to, the rental property I booked. As a resident, I am unaware of your company's policy and it is not my responsibility to be informed. Thus far Brooke and the Thursday night call rep on were the only staff members displaying enthusiasm about their role in guest service.

Again, We did not intentionally agree to a cabin that was not comparable to our previous reservation. I specifically requested property equivalence but was told no inventory was available. We needed water! The lack of water with no resolution was unacceptable, do you advise we should have remained at Grace Place without any running water? Even worse, Nicole, your attitude and that of several staff members, demonstrating a lack of interest in accommodating guests, is unacceptable.

My request is to be compensated for a night without water and the shortage of two rooms after being moved. $135 for one bathroom not working is not acceptable. If you feel that is appropriate, you should multiply the amount in consideration of the entire house not having water. Nicole as a manager of Cabins For You, if you are unwilling to compensate our group for a day of the loss of water affecting 18 people and the relocation to a property with two fewer rooms we will exhaust all options and resources to pursue fair compensation.

On The River

On The River

• Non-working security system / keypad
• Dead bugs on the cushions looking over the backyard.
• Several pieces of trim missing in the bathroom allowed you to see to the subfloor.
• Deep claw marks on the bathroom door and surrounding trim from a past visitor locking their dog in there while they were out exploring. No doubt Cabins for You charged them for the excess wear but failed to put that money into fixing the damage.
• The lights over the bathroom vanity didn’t work. I had to mess with the GFCI outlets and breakers to try to get them working again. Finally got them to come back up but there was a burnt-out bulb.
• Moldy caulk around the kitchen sink
• Spider webs all over the inside and outside of the screened patio
• Finally, NO HOT WATER!

Cabins for you horrible company .

Booked a cabin on 9/21/24. Upon arrival cabin was extremely filthy and smell of mold was horrible my wife which has asthma and breathing issues was immediately set off by the mold. Also saw signs of bed bugs. Was promised a clean cabin upon booking. Took pictures of mold on walls windows and furniture also dirty floors etc. Called # to ask for a different cabin but they refused to move us said there was nothing they could do. We ask for cancelation /refund due to unable to stay in the cabin because of uncleanliness and mold. After having to get a little stearn on the phone. They only refunded a portion of the total. I would think if you didn't come through on delivering a clean stress free cabin as promised in agreement you would refund whole amount. This place is shady to say the least would definitely not use them for any bookings. Usually don't leave negative reviews but these people need shutdown. Poor business dealings. If you don't deliver on your promises you need to be honest and refund money in full. Please don't waste your time and money booking with cabins for you.

Don’t trust photos and reviews they preselect

This review is specific for a cabin we rented from Cabins For You. We rented Pop A Bear. Although very spacious, this cabin is in desperate need of many updates. Electrical outlets and switch plates are falling off. The carpet is loose and dirty. Floors turned our kids socks black which they did come and mop again. However they expected us to prove it was dirty with a photo. The shower downstairs had visible mold.
I can say the bed sheets appeared clean. So that was a plus.
The three pools mentioned were a let down. One was completely closed. The other was outdated it was a let down. The kids were bit with bugs when they returned with my husband.

To whom it may concern,

To whom it may concern,
My name is Scott Lashley. This letter is simply meant to be a complimentary review of one of the agents that assisted me in my rental reservations at one of the cabins reserved for later this month. I have rented cabins over the years in Gatlinburg through this company and have always had a productive and rewarding experience.
In this review I am focusing on the agent that assisted me in the hopes that she would at least be recognized in some capacity for her knowledge, professionalism, and guidance during my rental process. Her name is Amanda. This rental is a BD surprise for a member of a group of my friends and as we know at times surprises do not always work as we plan so my apprehension of making this reservation was already heightened. Ms. Amanda assisted me wonderfully through the process. I was at the time in a temporary financial predicament and even though Ms. Amanda did not know me at all, she took a chance with me for a couple of days until my finances readjusted themselves and I was able to pay the amount required in completion as I had promised her that I would. She did not have to take that chance with me, but she did, and for that I appreciate her efforts immensely.
Ms. Amanda also relayed to me any and all discounts, promotions, etc. that would benefit me, possibly save me some money, and help make my rental stay more rewarding and affordable. I purchased each of them, and in doing so it not only benefited myself and my guests during the trip, but also is a positive testament to her employer, Cabins For You, and highlighted the professional, high integrity, highly determined, extremely knowledgeable and compassionate personnel that the company employs. In my opinion Amanda should be recognized as such. It is for personnel like Ms. Amanda, as well as the overall cabin rental experiences that I have enjoyed thus far, that will maintain myself and others as repeat customers.

Cabin renters beware

Cabin renters beware! Many of you saw my post from last Sunday. We were originally booked in Bearfoot Inn in Chalet Village through Cabins for you. We used the number on the Chalet Village website to attempt to book and were transferred to Cabins for you. When we arrived on Saturday the 20th, we first noticed the couches and chairs were extremely worn. Then we noticed an eye on the stove top was bent up and unusable as well as damage to the pool table and cigarette butts on the bottom level porch. When we pulled the covers back on the bottom level king size bed we discovered one side of the bed was broken. At which point we started fully inspecting the cabin and noticed discolored ceilings in 2 of the 3 bathrooms but it was so late and we were exhausted from driving 11 hours we went to bed to figure out the situation the next morning. Upon waking up the next morning water was actively dripping from the ceiling on the bottom floor and the ceiling was wet in the main floor bathroom (yes I stood on the counter to touch it). We also noticed the lower level ceiling had orange staining, from previous water damage in a different spot. We contacted the office at 8am on the 21st when they opened, it took them until 4pm to tell us they were putting us in a different cabin but all of our complaints were normal wear because of us being inconvenienced. We had gotten a hotel room about 2pm just to make sure we had a place for the night. When we arrived at the new cabin on Sunday evening we discovered the third level was uncleaned, dirty sheets on the bed and towels in the bathroom. We reported it immediately Sunday evening, no one came to clean the third floor until Wednesday afternoon. All they offered us for this was our cleaning fee of $150 back nevermind we spent $3300 on the original cabin.

My experience with Cabins for You…

My experience with Cabins for You "Paradise Mountain Retreat beyond disappointing; it was a nightmare. The cabins, built just two years ago, proved to be unfit for even the slightest rainstorm. On the very first night of my stay, as rain fell outside, water began pouring into my room from the ceiling. Despite what the supervisor, Nichole, claimed, this was not an isolated incident. As someone staying on the lower level, I watched in horror as my belongings, including my commercial drone and accessories, were ruined before my eyes. Seeking assistance, I spoke with Nichole, only to be met with a shocking lack of accountability. Nichole coldly informed me that Cabins for You is not responsible for personal property damage in the event of fire or water.I was devastated. Not only was my stay ruined, but I was also left to deal with the aftermath of the damage on my own. To add insult to injury, their initial offer of a $600 voucher to come back and stay with them was insulting. But it didn't end there. They then took back that voucher and offered one for $1200, clearly a move to benefit themselves rather than rectify the situation for me. To make matters worse, they also offered to move us to an 8-bedroom cabin from the 12-bedroom one we had booked, despite knowing it was too small for our needs.I'm writing this review to warn others about the careless and profit-driven nature of Cabins for You. It's clear that they care more about money than the well-being and satisfaction of their customers. And this problem can't be fixed overnight. Save yourself the heartache and avoid Cabins for You at all costs.
