Colin Bibra very badly manages our block

Colin Bibra manages our block. They are terrible. We’ve had four different managers in a year. They don’t do anything unless you constantly hound them. They failed to renew insurance in a timely manner and can’t organise maintenance work. Simple things like changing power company ends up in us being double charged. Use any other agent - Colin Bibra is terrible, from the top down.

Block management service is terrible

We used Colin Bibra for many years for block management. Initially we were very happy with their service, but in recent years their service has been terrible, with a high staff turnover, service charges sent out late and rude and aggressive communication from senior staff. Sadly I'm unsurprised by the reviews on this site. If you need a block manager, I would strongly recommend you look elsewhere.

Rotten corrupted organization

I am not a fan of writing reviews, but after three and half years of unsuccessful attempts to resolve the issues internally, I decided to do it
Think very carefully before buying the flat in the block maintained by Colin Bibra and ask your solicitor to check properly who really maintains the house if you decide to buy. In our block Walpole Lodge, West Ealing Colin Bibra exists just nominal and real maintenance supervised by the individual Lucius Tybulewicz, who has been a Director related to the block legal entities since 2005 according CH records. He has a flat in the block, but does not live there, does not rent it out. His flat is completely ruined and used as a shed. He considers the block like a place where he makes money from its maintenance. It seems he has a lot of free time as he is hanging out near any builders/professionals constantly. The convenience and needs of other owners does not bother him at all. He does what he wants and whenever he wants, as if the block entirely his property and other flat owners his tenants. Colin Bibra does not intervene. The maintenance is horrible, Colin Bibra does not know the real condition of the house, everything under full control of Mr. Tybulewicz. Any reports about problems and complaints are ignored until they reach the boiling points. No or the last minute notices of any noisy or required presence works. All so called improvements are very low quality for huge money and look poor from the very beginning. There is a lack of transparency in finance. I asked Colin Bibra many times to provide some certain financial documents. They ignore polite requests and reminders, they ignore demanding requests and reminders. After very demanding requests they begin to discuss my ‘inappropriate manner’ or provide some documents that are not corresponding with the requested documents or/and figures in the Service Charge Accounts. Approximately every three-four months we have a new manager from Colin Bibra, who first justifies themselves that they are new, then goes on holiday for a month or more and then disappears . I’ve observed about the 20th circle of the manager rotations for 7 years. There is only one job that Colin Bibra does perfectly: it is sending requests for payment Service Charge. They even do not send the budget letter with the payment request so it is not clear for what they claim money. When I bought my flat I could not even imagine that a mess like this may exist. Completely rotten corrupted organization. Avoid.

Completely incompetent

Completely incompetent, lacking basic organisational, communication and management skills.
Surprised they are still in business.
They are consistent at providing poor, sub-standard service spanning several years...

I left 3 messages/notes,
and the attendant said that someone would call me back
It has been 4 days in a row .

What type of company is that? Are there actually people working there?

How disrespectful can you guys be?
Now I'm going on holidays for a week and I couldn't sort the problem because a 21st century company has no internal communication

I'm trying hard to understand an invoice and pay for it

Refuse to return service charge credit balance

their property management department have just taken over management of out block of flats. A credit balance of over £1,000 owed on service charge balance. They refuse to return that balance. They are claiming that they want to hold the funds to balance against until future service charges (for which there are no invoices received to date).
Have discussed with NRLA & Leasehold Advisory Service. Both have confirmed that this is illegal.
Have tried to lodge a complaint as per their process. But ignored so far.

Be Mindful if you use this company

The CEO John I have spoken to he said he would help and took my call but nothing has happened since. I am a cancer patient disabled the lack of sympathy and empathy is very upsetting. Wallace on email is ok but I have left few messages for him to call me as per reasonable adjustments he has still not called which again is not good business ettiquette. There is no sense of urgency at all. Life is not all about money humanity is a big thing and kindness and understanding.
