MONEY IS SUPPOSED TO BE IN MY BANK ACCOUNT ON THE 30TH OF EACH MONTH , LIKE THE CONTRACT SAYS ..ITS NEVER IN , UNTILL THE 5 OR 6TH OF THE NEXT MONTH.
REALLY BAD BUSINESS PEOPLE . DON'T TRUST THEM. DO NOT BUY FROM THEM !

Louis D'Espignac: Terrible Real Estate Agent.

If there was less than 1 Star reviews available, Louis D''Espignac would qualify for that.
Unfortunately and unfairly to potential buyers and sellers, the real estate sites only allow for reviews of successful purchasers and sellers. It won't allow the unsuccessful sellers or unsuccessful buyers to share their experiences. Also the agents themselves get to "qualify" their reviews, so it will never accurately reflect feedback.
In my situation, I had viewed a property with Louis' daughter who was lovely. The property had a contract that had fallen through. I loved the property, I made an offer there and then. It was under the price that had fallen through, but on follow up phone calls with Louis, he pushed me to a higher price, which I was okay with as I wanted to secure the property. Before 8am on Saturday, he called me and then my broker to ensure that the offer could be financed. My broker took the call, provided all the reassurance Louis needed (although I'm not sure this is really an agent's concern to delve into a potential purchaser's financial matters). Louis then called me back to change terms again, pushing for 7 days finance instead of 14 as verbally agreed. I laughed and said I'd take that risk as long as I didn't feel he was just using my offer to push other potential buyers higher and I'd like to get it signed off. His demeanor changed and became defensive. I light heartedly asked about the settlement gift (1 cheap bottle of wine on a almost million dollar purchase, but who cares). I let him know I'd be factoring in my purchasing experience into my review. At this time, I still believed I was purchasing the property.
Louis turned like a madman under a full moon.
"You're THREATENING ME! I won't be threatened by you!!!"
I was like "What?" in disbelief of his response about receiving feedback at some point.
He repeated himself and told me he would not be "dealing" with me and "my threats". His outraged and angry tone was very disproportionate to the situation, more in line with if I'd threated his life rather than triggered him by suggesting feedback. My offer was never submitted to the seller.
The property sold for less than I was willing to pay and weeks later I'm now in the process of completing a purchase of an inferior property in the same complex for $100,000 more. That seller will never know that they missed out on a higher selling price. I'm not the only one in the area that feels unfavourably towards this agent from experience. There are even other agents that have said Louis has ripped out their signs and also tried to sabotage their sales due to sellers choosing different agents.
At the prices properties are going for now, the financial commitment lasts longer than most marriages and especially if someone is looking for a home, this agent definitely does not bring the right attitude or energy to start what should be an exciting journey.
There are so many wonderful agents servicing the same community as Louis, I feel sorry for the sellers that choose him and cheat themselves. An agent who considers feedback a threat really needs to evaluate why.
Hopefully, Louis gets the opportunity to address his ego and mental health issues so they don't continue to impact his professionalism.

That seller will never know what they could have sold the property for unfortunately.
