Avoid at ALL COSTS

They have only email communication, which can take them up to weeks to respond to you. I notified them in November I will not be renewing my contract at the end of February (end of the year long lease), letting them know I wish for my unit to be vacant to sell. They failed to give my tenant a notice to vacate (saying it is unlawful - I am taking my unit off the rental market completely to sell, is it is absolutely lawful). They waited until the LAST day of the lease to tell me they are refusing to give the tenant a notice to vacate. Not only did they rent my condo FAR under market rental value, even under their guaranteed rent rate, leaving me in a bad position for the year long lease, but especially so for the 60 days I have to wait for my tenant to vacate, if he even does. My tenant stated he paid March rent to Doorstead, which Doorstead is denying, and I have yet to receive March rent. Doorstead placed this tenant, failed to vacate him for the end of the lease, and now are refusing to take responsibility for the tenant who THEY placed during my contract with them, and who THEY failed to vacate in a timely manner.

Doorstead DOES NOT deserve to be in the Property Management Business

My initial Yelp Review was deleted by Yelp. Clearly they are paying for reviews. I have the emails, phone calls, and receipts from an owners perspective, along with the emails from my tenant. I am more than happy to share those to anyone who requires proof. I have also shared this not onto the BBB Website to provide transparency and visibility to Doorsteads business practices and I RECOMMEND if you are a tenant or property owner to DO THE SAME and BRING VISIBILITY TO DOORSTEAD ABYSMAL BUSINESS PRACTICES. They DO NOT deserve to be in this business.

Doorstead manages the negative reputation and online presence very well. If I could, I would give Doorstead Zero stars.

As an owner who has tried Doorstead - RUN FAR AWAY FROM DOORSTEAD.

Overall:
-They do not have the service level capabilities, operations, people management, communication, or tools to properly run a property management company and SHOULD NOT be in this business.

1. My tenant, as of this note, had transferred out of his tenant management contract in regards to my property - But was still charged rent! Dishonest company.
2. I had canceled my Doorstead Property Management contract with them due to their abysmal lack of communication, response time, and egregious mismanagement of my tenant. It has been 8+ Business Days before I received the tenant Deposit and January Rent versus their "3-5 business day policy".
3. Severe lack of communication whether it be from Email OR their support line is absolutely ABYSMAL! If you call their direct line - (try it!...) 888|966|5572 You will get a canned response Every. Time. *Their level of customer service = A canned response!* When you email... Same thing! No matter you're an owner or a tenant. Why work with a Property Management Company that is UNRESPONSIVE for Tenants and Owners?

Doorstead does not deserve to be in the property management business. They clearly also manage and pay for "fake Yelp reviews" in order to better their score to hide their dishonest and terrible business practices.. I will be posting this first onto the BBB website to ensure awareness to Tenant or Property Owners NOT to utilize Doorstead and will be sharing to Google and more.

Renter's Beware --

I rented through Doorstead, expecting a smooth, professional experience. Unfortunately, what followed was far from that.

1. Termination of Doorstead and Lack of Communication: Soon after signing my lease, Doorstead was terminated by the property owners. I was left to deal directly with the owners, whom I would never have rented from had I known. They are manipulative, dishonest, and overbearing.

2. Harassment and Illegal Eviction Attempts: After the termination, the owners began harassing me with frequent and unnecessary emails. They attempted illegal eviction causing me significant stress and forcing me to seek legal advice.

3. Excessive and Overwhelming Communication: The owners continuously sent daily emails and texts, which I found overwhelming and stressful.

4. Failure to Change Locks, Security Concerns: The locks were never changed, as promised. While I was out of town, this left me concerned about the security of the property. I have evidence that someone entered the home while I was away on business. The owners have a Ring camera installed, but they refused to share any footage to show that no one entered the property. I believe they illegally entered the property while I was away and left behind evidence, but they misrepresented that they were never on the property.

5. Ignored Requests for Clarity: After the owners took over, I reached out to Doorstead's legal team, including Gaylyn (who is listed as the landlord), but I received no response. This lack of communication has left me in a state of uncertainty about my rights and responsibilities as a tenant.

6. Deceptive Practices: The owners have repeatedly lied and made false accusations, leading to further frustration and confusion. Their actions have created a toxic environment where I feel trapped and unsafe.

Moral of the story -- Do not use Doorstead because there is a silent party to your lease that you will know nothing about.

Worst management

This is the worst management that I have dealt with in my entire life. Doesn’t deserve any customers in both the homeowners and the tenants. Stay away from this company at all cost if you don’t want to deal with daily headaches cleaning up after their poor work. They are unprofessional not only in their renovation and maintenance, but also very irresponsible when it comes to difficult situations that they are at fault. I am a tenant that had recently moved in and here is the list of issues I have gone through with them. The most frustrating interaction had been with their Maintenance Coordinator, Chi.

1. Miscommunication between tenant and homeowner and taking zero responsibilities.
1. There is a huge Murphy bed in the living room. During the showing of the property the person from Doorstead, Paul, clearly said that it could be removed by request. Before signing the contract, I had asked Doorstead to remove the Murphy bed(along with a bunch of renovation material they just left at the property) and they said they will handle it. However, after I’ve signed the contract and moved in they simply say that they told the homeowner this:
**"Had discussed with Oliver (property manager) that the bed is not visible and inside the Murphy bed and was ok to keep it as long as it's not visible. The other items are spare items for the house just in case there is a need for replacement and not the previous tenant's furniture. ”**
So they told the owner that they could keep it and told me(the tenant) that it could be removed during the showing. I have moved in with the clear expectation of having it removed and It’s now occupying a huge space in my living room. They have clearly miscommunicated on both ends and are not taking any responsibility for their mistake. It doesn’t make any sense for me to store the homeowner’s furniture when I had rented the whole place, but they’re forcing me to just keep it by now ignoring their message and avoiding their responsibilities. They do not comment on Paul’s statement that it could be removed and try to make me pay for any costs or else to live with it. Each day looking at the huge Murphy bed in the middle of the living room is such a pain to deal with.
2. Ignoring tenants in difficult situations. Response time clearly becomes slower.
1. Prior to move in they replied very promptly like within 1-3 days. However, regarding the issue above Chi has been ignoring the mails for the past two weeks.
3. Don’t fix any of the problems you discover during the move in checklist.
1. There were 28 issues marked on the move-in checklist, and you’d expect them to take actions on them but no. They don’t care. They took zero actions on this. The tenant has to somehow fix the issues himself/herself or live with it.
4. Poor renovation work and cleaning clearly showing upon move in
1. First of all the place wasn’t cleaned at all after the previous tenant left. The dishwasher still had all the rotting food waste of the previous owner and was disgusting and the windows were had all the dead bugs from previous years stuck on it. The floor was also grimy and filthy and took weeks to clean.
2. For the maintenance work, so many basic problems such as one of the room doors not closing, closet doors not working. Paint drops on the floor everywhere. Baseboards not installed at places. This is just to name a few. Such poor work done on the renovation.

I hope Doorstead reaches out to me to take responsibility for their poor communication and work.

Zero stars

Poor service from I experience property managers. They priced our unit incorrectly and so it was on the market for over a month in a good market. Then 2 days before they had to pay us, Doorstead emailed to say they were not paying the Guaranteed Rent as they found an HOA line saying our house was restricted to renting. They were wrong but we had to look for legal counsel to get them to pay. Also they dont respond to emails from owners, which begs the question....are they responsive to tenants?

In short..STAY AWAY from Dorstaed unless you want to be communicating with them through your lawyers.

Lost my tenants b/c of Doorstead!!

I am deeply disappointed with the services provided by Doorstead. My experience has been nothing short of a nightmare due to their lack of communication, failure to follow through on responses. It has been so bad that my tenants that i had for years left and even suggested that I should get rid of Doorstead.

Firstly, their communication is abysmal. Repeated calls and emails often went unanswered for days. When I did manage to get through to someone, I was met with vague responses and empty promises. This lack of responsiveness is completely unacceptable and shows a profound disregard for their clients.

Secondly, they consistently failed to follow through on their commitments. I was assured multiple times that issues would be addressed, but nothing was ever done.

Overall, my experience with Doorstead has been extremely frustrating and disappointing. I would strongly advise anyone considering their services to look elsewhere. Their unprofessionalism and lack of accountability are simply not worth the headache.
