Terrible

Worst Management company.....

If this is what management stands for keep it!

This is the worst management company I have ever come across. They play at being a management company but were set up by the freeholders as a front to collect unjust fees. Their management is beyond shoddy, they rarely pick up the phone, rarely reply to emails or phone calls and you can never get an honest answer from them. They authorise work to be done that does not need to be done. The law need to change to protect home buyers from leasing areas that belong to people who just extort money from you. These people have made it their mission to extort money from innocent people. Something needs to be done about companies like this. It cannot be possible that they can get away with this.

My leasehold was sold to Eagerstates…

My leasehold was sold to Eagerstates regrettably. They will not reply to emails. I am currently into the 5th week of waiting for a response for my email. Every time you ring who ever you would like to speak to they are always on lunch. Honestly only use them if you would like untold stress and poor communication

Avoid at all costs

Eagerstates are crooks plain and simple. They used to manage our estate and were simply awful. No responses, no action, made up charges. Best thing that happened was managing to get rid of them.

How are they still in business?? They should be barred from this industry.

Awful experience with this company

Awful experience with this company
First, dear reader, note the number of reported reviews by this company. A company which tries to hide negative reviews often reports them so they are taken offline. TrustPilot colludes in this as its revenue model relies on earning money from reviewed companies.

Now the review...
Terrible experience. Mr Gurvits fancies himself as a legal eagle and loves to take people to court. In our case we had enough legal knowledge to blowback hard but it still didn’t stop him from attempting to bully, intimidate and issue veiled threats. Really enjoyed the day he addressed the Ground Rent demand incorrectly. We refused to pay. He tried to surcharge us. We dared him to try and take us to court. Him and his wife shut up fast because they knew they had no case - a Ground Rent or Service Charge demand in incorrect form is not valid. But do be very sure of yourself before taking him on as he is aggressive and borders on obsessive. Best thing is to buy your freehold. Oh btw, they love to add “Admin fees”. Don’t automatically pay them. Check first your lease or better still pay your Ground Rent well in advance so they don’t need to raise a statutory demand. The Tribunal has already stated that this is an acceptable way of avoiding payment of Admin charges.

I do recommend anyone with a bad experience to report Eagerstates (via the Citizens Advice Bureau) to the local Trading Standards (Barnet). With enough complaints they DO investigate but they need to know the issue is widespread and systematic.

Honest Review

This company is trying to remove honest reviews from tenant and leaseholder and Trustpilot are helping them. Eagerstates should be investigated and should not be allowed to remove honest reviews from the website. Trustpilot this makes a mockery of your website and I will be issuing a formal complaint!

My experience with this company is that they lack professionalism and overcharge for sub par services and work just google the company and the reviews will speak for itself. You will not silence me Ronni Gurvits!

EAgerstate has been bombarding us with…

EAgerstate has been bombarding us with works- just when you have gotten over one invoice they send it another with no real explanation.
They also include a VAT charge on top of the contractors' charges!
I recently wrote that I will be unable to pay another unplanned invoice. Guess what? I just got an email telling me that £120 has been added due to non payment! And that it has been escalated to their solicitors.
The dodgiest, most greedy bunch of people I have had dealings with. The invoices come at such a frequency- no care for the cost. One of their receptionist told me if I cant pay that I can pay in bits, that the amount cannot be that much.
Eagerstate should not exist.

This company has been awful to deal…

This company has been awful to deal with - they charged a number of resident's incorrectly for service charges (myself included). They have been very unhelpful to me when trying to deal with the issues that we have had. Ronni responds sporadically to emails and hardly ever answers the phone.

They continuously prompt unnecessary, expensive works within our building; for example, we are being charged for a monthly gardener, but we do not have a garden and the green space we do have has never been maintained (4 dead trees).

In addition, my lease clearly states that my gas should be individually metered for my flat, but this has not happened and we are being charged communally as a building. Eagerstates promised to resolve this issue over a year ago, but it has not happened. Our 'communal' gas also comes from a commercial business at their commercial rates, which is more expensive than it should be for a flat building. The response from Eagerstates on this is completely inadequate - they keep saying 'it will happen', 'it's close to happening', but there is no proof of this and it's been over a year.

I am not happy with the service received from this company and I would not recommend them to anyone.

Do not buy an Eagerstates Property - Awful Company!

We had Eagerstates as our freeholder in Brixton and the experience was so bad we ended up selling our flat. A dreadful company to deal with, they were abusive to me on the phone, charged extortionate rates for any work and made our lives hell with constant demanding letters. Do not have them as a freeholder!! Google their tribunal cases on the judge responses if you need a second opinion.

As a renter, Eagerstates are really a dream to work with

We've just renewed our lease for another year with Eagerstates. I was initially very scared when I saw all of these reviews, and I can say that from a renter's perspective, we haven't had a single problem.

When something goes wrong, I have a direct line of contact to maintenance and Ronni, who typically replies within two hours, and we tend to get a call from contractors that same day. It's a smooth operation and we really appreciate their speed and care.

I felt compelled to write this because, on Monday morning our boiler wasn't working. Tuesday morning we had an engineer (in PPE) out to temporarily fix it so we could have hot water. Wednesday the same engineer was back with an (expensive) replacement part and we were all sorted. Even during Covid.

Gross abuse of service charges

Eagerstates manages my building, and has doubled the service charges after one year. In addition, the service providers Eagerstates uses do very little to no work, and charge excessive fees. Eagerstates also increased service charges by proposing additional, unnecessary works. This company, managed by Ronni and his mother, should be avoided at all costs. Go for RTM as soon as possible to save yourself from huge costs.

If you are unlucky enough to have them as managing agents, try to get the Right to manage or buy your freehold (most probably held by their sister company Assethold)

The comments speak for themselves

The comments speak for themselves. These people are crooks me and my partner own a flat in town. (a house which has been converted into a upstairs and down stairs flat ). Unfortunately we also experiencing problems. Luckly our lease states we only are required to pay 1 ground rent however our neighbour down stairs has to pay 250. Recently we had a letter stating a surveyor will be coming to assess the bulding for insurance purposes. A week later we got a bill of £100, we thought this was for the cost of the surveyor but to our surprise, they charged us this for the insurance for 2018 . We have now received a letter stating us and our neighbour have to pay a total of 660 for the survey as they state the rebuild cost would just under half a millions pounds (London prices) plus stuck a £100 administration fee on top . Not only that, in a few months time we will actually get the letter stating how much our new insurance will be.. Absolutely disgusting we want to go through a right to manage but it will cost thousands. Do we really need to pay for the survey costs? I hope the law changes soon to stop this happening and putting stress on people. It's ruinin peoples lives. Has anyone got any advise

They will rip you off with their made up charges.

If i could give no stars i would

There are two ways to make sure you never have to deal with these crooks.....move or buy your freehold.

They will charge for everything and anything without any real justification other than "their opinion" that the work needs doing. They charge very high costs for all their work including simply posting a letter which they also email. They simply hide behind the fact the only legal way to stop them is to take them to a tribunal which costs the leaseholder money with no guarantee of winning. They have no interest in working with leaseholders, they look at every freehold property as a cash cow and they do their best to milk it by threatening leaseholders at every stage.

We finally got rid of these people after many years of trying and i would urge anyone to avoid at all costs. Utter crooks and I look forward to the day when their practices are either regulated or the law changes to avoid such crooks making cash hand over fist!

Eagerstates insurance

Eagerstates have been managing my block for about 9 years. I am in dispute about their buildings' insurance figures and would like to know if any leaseholder is aware of substantial claims made to the insurer in respect of their property as they seem to be using this as a reason for their premiums being so high
