"The estate agent stereotype" has been reinforced and not broken.

I was referred to G&R/Niche Homes by a friend, as they were offering competitive rates on Let Only one off fixed fees, so I thought, try one property, see what happens.

The initial introduction was positive and professional, I highlighted my incredibly poor previous experiences with estate agents and lettings (costing thousands of pounds in damages) but I was reassured with G&R it would be rainbows and unicorns....unfortunately after that conversation the professionalism ended and the cowboys begun.

First the property was advertised incorrectly, incorrect number of bedrooms poor quality pictures/duplicates, I contacted G&R and it was resolved quickly, still unsure why it would be advertised before agreement had been sought with myself.

My point of contact left the company, then returned a few weeks later, no issues with this purely confusion. Then once the tenants had been sourced and dates agreed I queried the first months deposit date and when it would hit my account, no reply via email, then it was a day late so I verbally contacted G&R and, surprise it was paid the same day.

After 10 days of the tenants being in the property, I still have not received the full inventory and condition report of which I have been requesting for 9 days. No response to my emails or calls. Given this was exactly my fear due to the previous costs incurred from poorly managed inventory and condition reports, they seem to have capitalised on my biggest fear.

I attempted to contact via Email on the 1st, 6th, and the 7th of May, no reply. Verbal contact on the 2nd, 9th and 10th of May, each time I was promised a call back, it never happened. OF COURSE THEY HAVE BEEN PAID NOW SO WHY BOTHER.

For small business´ their USP´s have to be the customer experience, an enhanced service, simple honesty, managing customer expectations, some type of service level agreements (reply to emails and calls) all of which is so important to their credibility as word of mouth and reputation is everything when it comes to acquiring new business. Here, their expertise in the customer experience/journey has been appalling and failed miserably, I now understand why people look to online digital agents, as I would have more luck with a robot.

The company tagline, "breaking the estate agent stereotype." Not even close, I will never use your services again, but I will share my experience of working with G&R/Niche homes to my network.

Avoid this company. Called to book a viewing for a property they had for sale. Spoke to someone on the phone and book in an appointment to view the property. Got given a time and date and was told I would get an email confirmation with all the details. Instead I got an email from them with other properties that was not in the area I wanted and not in my price range. Advising if any of the properties I was interested in to give them a call. I emailed back to advise I was only interested in the one property I called about and reconfirmed the time and date and hear nothing back.

I rent with Gilbert and Rose. They have a booking system where you can simply go online and report any issues or repairs and it is usually resolved very quickly. Very helpful staff

I wanted to arrange a viewing on a residential property listed with this company and as we do not live locally I try to arrange several viewings in one day which is proving impossible with this company. In spite of phoning several times over 3 hours no one even answers the phone, just music playing. I’ve now given up, if they’re this unprofessional at this simple task I can only imagine how bad they’d be if we wanted to proceed with a purchase. I feel sorry for anyone trying to sell a property through them.

They rush through everything to bang out an advert.

Made multiple errors on advert, made it live anyway and without telling me, thus misleading buyers.

Appalling photo layout and strategy.

Mishap with a viewing caused the need to re arrange for a later time that day, needed confirmation from buyer. Gilbert &Rose representative failed to communicate with me, leaving me sat indoors all day not knowing whether I had a viewing or not.

No accountability ever taken.

I then on the 12th day of my 14 day cooling off period I decided enough is enough and followed the official channel to cancel. Nearly a week has passed and they will not honour my cancellation, putting them in breach of contract and against my statutory rights. Ombudsman contacted.

Beware of this company, absolute stress fest for myself and my pregnant wife, really not needed! Especially in what is an incredibly early and simple stage of selling

For those wanting to sell their property quickly you can't do better than Gilbert and Rose one week on the market and sold by the lovelly professional Fathom

I cannot recommend Gilbert & Rose enough and especially Jody. I spoke to Jody to enquire about selling my partners flat and the next day she was round to help and guide us through it. Just under a month later our property was sold! She supported us through it all, she was available as much as I needed her, she really did go above and beyond for us, she helped with finding our new forever home and supporting us with situations we needed help with. We viewed a few properties with Gilbert and Rose and throughout all team members communicated with us so amazing. All the team should be proud!

We picked Gilbert and Rose to sell our house with based on the excellent reviews I had read on line and mainly due to our first meeting with our agent Ryan Perry, we knew instantly we had made the right choice. From first listing the house to completion day we was so impressed. Ryan was excellent, so friendly and professional. Worked hard to get us plenty of viewings and got us the price we wanted for our property. Once we accepted an offer, Leanne Warren from sales progression took over and was equally as brilliant as Ryan. She talked us through the next steps and kept us up to date all the time with how it was going. Both of them were nothing short of exceptional, they made the whole process so stress free and both made us feel like nothing was ever any hassle or trouble for them, any time we called or E-mailed them both with any questions they got straight back to us, made us feel like we was very important to them. I honestly cant recommend Gilbert and Rose enough, if you are selling your property and you want an agent that offers a great friendly and professional service you need to use them, you will not be disappointed.

I was approached online using Facebook messenger by someone that worked for an agency I'd used before to sell other family members homes that now works for Gilbert & Rose. They asked if they could help sell my parents property, I explained that they had accepted an offer but as the buyers hadn't sold theirs it was staying on the market as a precautionary measure and that they were happy and wanted to stay solely with the agent they were with. Nearly a week later and as I said having told this person they didn't want to use them a note was put through their door asking if they could help sell the house. My parents are elderly and easily confused due to dementia adding to what is already stressful time, I feel as though this action by Gilbert & Rose is just praying on the elderly and is unacceptable and highly unprofessional. I would avoid using this company at all costs... IF i COULD GIVE LESS THAN 1 STAR I WOULD
