Incompetent and untrustworthy

Moved into a property July 2022. Didn't receive a bill for the ground rent in the Dec/Jan like we expected. Got a statement from them towards the end of Feb 2023 and they added and extra £1245 in charges. A proper bill is legally required before the ground rent is payable. When we finally got hold of them they blamed our solicitors. Said they didn't send them our details. To cut a long story short I made an application to the Property Tribunal for determination. Just like that, after months, a miracle happened. They managed to 'FIX' the problem and asked us to cancel the application. Twice in fact. On two consecutive days. It's a shame it took 6+ weeks to respond to any other email. Incompetent and just outright untrustworthy is my honest opinion.

Grangeford review

They took over the management of a block in Maidstone 2 years ago. They have been instructed to do so and act on behalf of Tuscola (a company based in the british virgin islands) The first ground rent they sent out was emailed, some people in the block did not get this email and was fined over £900 for late payment for £120 6 monthly ground rent and threatened with bailiffs.
Try calling or emailing this shower then good luck if you get a response.
Today they landed a 2k bill on leaseholders for increase in Insurance for the block they have poorly managed. In the midst of cost of living crisis this bill will send leaseholders over the edge, it has to be paid in 21 days, if not, they send the bailiffs in after fining you.
They are faceless & nasty, if your freehold is purchased by them, then good luck,

We all face financial hardship

Grangeford/Centrick keeps demanding money and now we have been sent a demand to be sent within 21 days to help pay for building insurance .... £2000. They have no funds to repair anything and yet we are paying our full service charge. No front door, sewage in the lobby, all 3 lifts not working for over a month now, leaks everywhere in the building and now demand for increased buildings insurance. Both companies should not be in business and have no clue how to manage or run a building. THEY SHOULD BE ASHAMED OF THEMSELVES.

Failure to deliver

Failure to deliver
Today Leaseholders of large Kent tower block, without prior warning, given 21 days to pay a surplus charge of between 1.6k and 2.5k each. Itemised as 'Buildings Insurance 23-24' yet repairs from last year remain outstanding resulting in the whole building falling into further disrepair. Poor management with a total disregard for ripped-off leaseholders welfare.

Don't know how staff live with themselves

Only giving a 1 star because I can't give 0.

Grangeford are representatives of our new freeholer (took over 2 years ago and they are an offshore account so no Trustpilot page).

Bought for a song due to the condition of the building (SE England), and have allowed the building to go further into devastation by doing absolutely nothing for 2 years.

Aided by useless managing company (Centrick Building Management - already left a review there), our properties are now worthless.

Currently in a cost of living crisis we have been told we need to pay between 1600 and 2300 (dependant on flat size) in the next 21 days. This is for a building that is 11 stories tall, with no working lifts (3 lifts all out of action), a waste water leak going into reception, no secure doors meaning the local scum come into our building to deal/take drugs in communal areas, and also urinate, defacate and vomit in the same areas.

Our Service Charge is now officially over £4k per year. And we are paying for the above. Flats in LONDON don't cost this much.

No reply from their Billings team. No response to phone calls etc.

A lot of people in my block are facing financial ruin, and none of this is our doing. We have been let down by a scrupulous developer, at least 2 management companies who do not undertake any maintenance of the building, and a freeholder who is enjoying their cocktails on their yatch somewhere very hot I assume.

Stay away, they fail to send invoices and ask late fees

Seems this company does it systematically. I never received the invoice for the land rent (150£) and I got a notification from Property Debt to pay late fees of 1000£. As soon as I received the letter from Property Debt I paid the land rent to Grangeford and tried to contact them to resolve the issue, since it was their fault I never received the invoice by postal mail. Unfortunately, they insist on their decision and I need to pay the equivalent of 7 years in late fees... I think they do it on purpose
